The property is down a quiet street in a lovely part of Konstanz and just metres from the lake shore. It is an old house and has great potential, in fact the photos on the ******* site look great but they must be old and do not reflect the current state. It has 9 rooms and the staff are incredibly welcoming and helpful. However...... the hotel is very shabby throughout, not only inside but also in the garden. There are stuffed animals in the main entrance/hallway (not everyone's ideal). Our room was a good size but the bathroom (shower and toilet) very tiny and the sink in the main bedroom. It was a good shower but tight for space. The garden has enough seating and tables (all look second hand) for 100 people but the hotel cannot accommodate more than 20 (work that one out). It is very untidy and could be any unkempt back garden with hose pipes here and there. The breakfast and outside seating area is under a horrible plastic carbonated corrugated roof and grubby plastic side sheets that do not close properly. Basically everything looks half finished and done by a DIY enthusiast. It is shabby and quirky but the price is comparable to the upmarket hotels and the breakfast (okay but not great) is extra and also expensive for what you get. All in all terrible value for money and a real disappointment - we paid roughly 300 euros a night and it was worth half at best. The photos need updating and prices reducing.

Great location and friendly staff. Very interesting but quirky building. Tiny and unusual bathroom. Good breakfast but overpriced for what we got.

This is a very cozy family hotel on Seestrasse, more like a host family with bathroom than going to a "hotel". After ringing the doorbell, Max and Penny came out to welcome us warmly. After checking our names on the list, they took us into the living room on the second floor, opened the door, and locked the entrance. The room itself was large, clean, all wooden furniture, free wifi in the room, breakfast was a gift from God - eggs and other options, no noise from the street.

I just say-hands off-don't be tempted to book this hotel if you want to experience carefree and beautiful days. The boss is a reproachful, pitiable person who doesn't hesitate to scold his customers. The price is totally excessive - the room we had was modest. €300 in a double room and extremely bad service, in the middle of summer only winter fruit - drowned in orange juice. In the evening the beautiful garden is already closed at 9:00 p.m. - no way to spend a midsummer evening there with a "nightcap" shower stall leaking - sink in the room, only one window has mosquito screens... It's a shame - the location and the villa is beautiful and you could experience such beautiful hours there …. Totally disappointing!

House crammed, garden also with furniture and tent landscape. Everything is a bit messy. We didn't feel particularly welcome by the hosts either. In addition, we slept very badly because we were very deaf. Someone always walks over the gravel in front of the room or rings the doorbell, a spotlight shines into the room which cannot be completely darkened due to the curtains being too short. The 10 euros flat rate for the minibar (water, Fanta, beer) are also annoying. Too bad the place would be so heavenly!
