The location is good. Close to the parking lot (7 minutes walk), opposite the station. The shore of the canal. Noisy seagulls, poor sound insulation-almost all sounds can be heard! The breakfast was pretty good. Nice furniture and Venetian stucco on the walls.
The reception lady was very welcoming and the breakfast restaurant environment was very good. It's a pity that our early train didn't catch up to the dine-in, and helped us take away a pack of breakfast one by one. The house is also nice and very Venetian.
Good points : It was a last minute decision to stay near the train station, and the Plaza looked the place to be. From checkin to checkout a perfect example of great customer service. The gentleman at the reception, couldn’t fault his professionalism, he was pure joy to experience first hand his skills.

I’ve booked my room while sitting in reception area, and he immediately offered to look for my booking and ensure I’m okay waiting. Last floor room closed my experience of Venice with the outmost amazing expectations!

Bad points : no coffee facilities, only tea. And the only alcoholic drink in the fridge was a lonely beer, although the price list was comprehensive with items nonexistent. Few broken bedside lamps, and toilet roll seemed better days, could’ve been changed to unused one at least. Shower head needs descaling, both actually. Desperately!
We stay in the junior suite for 2 nights. The room was spacious and well appointed with all essential amenities. The downsides were not having good view (facing the other building’s rooftop) and water pressure was weak and not hot enough. The bed and pillows were clean and comfortable. The reception staff were always friendly and helpful. The breakfast was good. Appreciated the covid preventative measures that the foods were served in the individual containers.
Fantastic hotel, with very friendly staff who always great you with a smile. We loved it here. It lived up to all the fabulous reviews. The location is fabulous - a few mins walk to the bus station and main train station, and also the water bus stop to San Marco piazza and Rialto Bridge. We walked and took the water buses and it was very easy. Also lovely to come back to a relaxing spot. Communication was amazing and once again you cannot fault this hotel for friendliness and helpfulness. Our room was clean and a good size considering it’s Venice. The windows were tripled glazed so very quiet even in the morning when the canal gets busy. Air-con was great too. The breakfast had plenty of variety - toast, croissants, cakes, cold meats, cheeses, boiled egg, cereal, fruits, great coffee and so much more. Excellent stay. Very pleasant stay. Excellent location. Breakfast very good. You can enjoy breakfast on a terrace next to the river. Simply incredible.
The negative points have to do with the room. Very small room, with a not very functional bathroom. The shower base was very small and only had a curtain as protection. That is, with 2 baths in a row the bathroom was always flooded. There was no solution for there not to be a flood.
However, in general, I recommend the hotel.
