Excellent stay, very tidy and modern facilities. Close to yummy eateries and a supermarket. Easy drive to the center of town. Not far from Baldwin street - the steepest street in the world. Great value for money. Owners very accommodating with requests.

I really like this hotel that was renovated from an old house. Although the location is not in the city center, it is quiet. It only takes more than 20 minutes to walk from the city center to the hotel. I made a reservation with Ctrip before and paid for the room, but because The communication was not smooth, and the front desk guy used my credit card again. Later, with the reminder and help from Ctrip customer service, the guy refunded the room fee in cash to me when I checked out, which just saved me from having to withdraw cash. La! The little brother was very nice and even took the initiative to help carry the luggage upstairs (the room is on the second floor, there is no elevator), extra points for service!

Not only was John welcoming and friendly with loads of info about the city when we arrived late as last minute booking. When we decided to spend another night as he sold the city to us so well and we knew the city motels were full due to a concert he sent a message round and worked to find us another nights stay in another motel... wonderful. At this time of living, the hotel has no air conditioning, hot to burst, the room must open the door, do not open the steamer sultry... it will be better to open... the balcony is facing the garden, the garden is chasing and playing, listening and listening is clear, the balcony at night The relationship with the door open, the curtains can not be pulled, the wind can not enter, there are fear that the insects fly in, the hot heads are sleeping on the balcony... The door is driving the model car and listening clearly! It’s generally that Dunedin stayed in Christchurch the next day and basically didn’t sleep very much. I don't get down to Dunedin much thesedays, and when I do I'm usually with my partner. So I'm sad to say I don't know when I'd be able to stay in this room again but it sure as heck would be my #1 choice for another night or two by myself. Of course I can book another room there if it was two of us, and actually you could do two people in this room for a night if you had very little stuff with you (or leave it in the car). The downsides were minimal - Wifi was non existent, maybe because this is the furthest room from the office. Something else I can't remember now, maybe that you have to crank the hot water right up to start with otherwise it doesn't come through. After that you gotta turn it down back to about where you tried at first. Offsetting the Wifi situation was the fact they had Sky with loads of channels, yay! Everything else fantastic considering it is a tiny room. Beautiful big photo mural that you can see some of in one of my pics. Small but workable kitchenette and bathroom. Good usage of room having little nooks above the bed pillows where you can control the lights and charge stuff, as pictured. TV screen totally moveable to get it on the right angle, then tuck it out of the way. Nice toiletries/amenities, great selection of tea etc. And they had the room ready for me early as I wasn't going to be back until quite late, so I really needed to pick up the key ahead of time. Really it was darn fantastic.

This motel offers good flexibility for cancellations which was our biggest deciding factor in staying there as we were travelling down for my hospital treatment and needed to be able to stay somewhere we could tweak the dates to stay if for some reason the hospital postponed the treatment start. At this point All seemed to be well in terms of the service we received over the phone during the booking process, we booked asking for very specific requirements for our rooms and we felt at the time of booking the understanding of these needs by the host seemed to be all very good and understood. We also rung the day before we arrived just to clarify that our rooms were as requested still and reminded we had very specific needs due to medical and health reasons and again we were reassured that all was as requested. Well we got a real shock fast when we arrived at the motel and found that none of our booking requirements had been met at all for either my parents room or for ours. :( We had requested the wheelchair accessible room for my parents, and second a ground floor unit for us. .We had asked that our room was placed downstairs near to my parents who were to be in the wheelchair unit as I have 2 autistic children , and suffer a brain tumour (reason I was there for treatment and had my parents there to help) and my mobility for stairs/seizures at random times makes it extremely agonising to navigate stairs let alone dealing with the special needs children who have very little danger understanding with heights so it was so anxiety inducing at a time that was already very scary for me to find that we had been placed in an upstairs unit . My parents were also NOT placed in the wheelchair room, and my disabled mother had to climb steps and not be able to use her wheelchair at all for 3 nights - this is hideous for someone who is a full time wheelchair user!!!!. She was not able to come up and help me with my children overnight as it was needed as she couldn't access our room! How does this happen? It actually really sucked for us all. The host was unable to rectify this situation because the motel was full, and we ended up having to make do. I don't feel like our needs were listened to or met at all and I was very frustrated at the situation and lack of help given when we were explicit on our needs when first booking, especially with also being proactive to call the day before to ensure our booking requests were being upheld. When people request certain things, either tell them you can't meet those requests or actually listen and ensure those requests are followed through when promised. There were an elderly couple in the wheelchair room, so why didn't they either tell us or them at the time of booking (whoever tried to book it last) that the wheelchair room wasn't available? I couldn't believe it. It left us feeling like they had taken our booking knowing they couldn't fullfill the requirements and hoped that it would be ok? well it wasn't o

This hotel is very handy to central Dunedin. The unit was warm when we used 2 lots of heating sources. It had everything we needed for our stay. Great little kitchenette. Bathroom was OK, no ventilation system to extract moisture, so just had to keep windows open. (A tad chilly) My only minus was how much street noise and student noise we heard every night. Hard to get to sleep. However this is not a fault of the hotel.

This is the best motel/hotel you will find in Dunedin. In my opinion, the rate/price is very cheap and the luxury and location is premium. Reception was the most polite, lovely, warm, friendly I've ever encountered in New Zealand. The housekeeping was daily, midday, and very polite, and efficient yet pristine clean. The whole experience there was totally excellent. Cosy clean room. Polite, friendly, lovely staff. Great housekeeping. The design of the building was very ideal. Extremely close to a dairy, university, grass field, and heaps of food outlets. The best place I've stayed in Dunedin and I've stayed in 5 hotel/motels so far. Also the neighbours were super friendly and polite across the fence. Thank you so much to the management. Best recommended accommodation in Dunedin. The people who post negative reviews must be rude and overly entitled and is an unfair reflection on the quality.

I came down from Christchurch to visit family and was extremely pleased with my stay at Alhambra Oaks. A very positive experience overall thanks to the lovely Carolyn, who is always available for anything needed. The customer service was very good and friendly. The rooms were spacious and clean and tidy, much better than other motels I’ve stayed at in Dunedin. The location of the motel is also perfect as it is nearby to practically everything in the city. Plenty of parking in the car park. Also have a night and day within walking distance 😁Don’t have a bad word to say!! Will definitely be coming back here again! Highly recommend for anyone looking to stay in Dunedin.

There were lots of great things about this place, and at the same time it's the strangest place I have stayed in! First the great things - immaculate, amazing bed and super amazing shower. Large room, All of that was perfect. Then the not so great - nothing in the room to read about where to go for food, whether any place might deliver, wanted to order breakfast and it didn't seem to be an option. Ended up googling, then not finding the place I was looking for in Mosgiel (maybe it's shut down? It was all dark) so was happy to find Countdown and a soup for dinner with some food for breakfast. Then the terrible - they say they are contactless, which is all fine in this new world. I didn't know this before I came. As a result I didn't see a soul and as a traveller from out of town who was on her own I felt a little unsafe at having no contact with anyone (even at a distance would have been OK!). It felt a bit post-apocalyptic. I was wondering if they are scared to see people! This is New Zealand and there is no COVID in the community, so it seemed a bit over the top. I had trouble locking the door (it's a European lock and the instructions weren't enough for me), so went looking for help. Rang the door bell. No reply (there was a car outside and the lights were on). Then saw a notice saying I should phone. Did that and the recorded message said no one was available to talk to me Then got a text saying ”Please text me”, did that saying I can't lock the door. No reply. I texted again asking if someone could please help me. Then I got a text back with better instructions which worked. That was the sum contact I had. If I had a serious problem would anyone have helped me? I didn't feel safe, as it felt like there was no one who would help out at all. In this regard I found the place quite unwelcoming. If they had reading material in the room with helpful info and including some warm and welcoming words, and so I could know that someone was there and actually cared, it would have helped a lot. I would have been quite happy not to see anyone, but to know they were there in the event of an emergency. So the summary - this was the most comfortable place I have stayed in for a long time. But as a single female traveller who needed some help with the room and a pointer as to where to get food on a winters night, I didn't feel safe.

Easy and quick check in. Room was lovely and spacious, separate bedroom and lounge with a small fridge/jug. Housekeeping was excellent. Location is a few minutes walk from the Octagon, a bit of a climb walking back up, but doable, even though I huffed and puffed a little 🤣. The lift isn’t the fastest, only had to wait once during our 4 night stay. Requested a late check out as my flight to auckland wasn’t until the late afternoon, which was accommodated with a smile. Front desk was friendly and helpful. Would happily stay here again.

Such a lovely, homely place to stay! I stayed one night on a sofa bed on New Year’s Eve while moving. The room was clean and smelt nice, and wasn’t loud in the centre of town. Robyn the owner is so lovely and attentive, as is her lovely Labrador. Parking was uphill, but nothing compared to Wellington. So close to restaurants etc to grab a quick feed as well. The street was all finished of roadworks and there’s some cute coffee and op shops just across the road.

Its in a good location, so easy to walk around town. Parking is good. The place was very clean. Unfortunately the bed was a queen and had seen better days. Quite uncomfortable if we're honest. We'd booked an extra large bed, which we expected to be a king size or two singles joined together. Probably should have asked for an upgrade in hindsight. Room was okay, the duvet was nice and warm, and the room temperature good. It was a bit noisy due to the road outside and some people noise, but that's not the properties fault. The water pressure in the bathroom sink was fantastic, but the shower was pretty lame. Overall it was just above average. We're probably just disappointed because we'd paid similar money somewhere else and this it was not nearly as good.

The view from my room had a wow factor and made a great impression when I first entered it. It was situated to the side but still had a pleasant outlook with a balcony. The sea could be viewed to the side from the balcony. The queen sized bed was very comfy and the room was extremely quiet at night. The receptionist was polite and the check in was easy and quick. The room was clean and the heated towel rail in the bathroom was appreciated The negatives are, all rooms are required to be paid up front upon booking, even if you reserve through the hotel. There was only one light switch by the bed which was high up on the wall. There was no fresh milk in the fridge but I read in the hotel handout that you can request it at reception. It would have been appreciated if a supply of long-life milk had been available along with the tea and coffee. The cafe next door to the hotel does not open until 9am so you need to wait until then to have breakfast. There does not appear to be a cafe open for breakfast anywhere near the hotel, so be prepared to take your own.

The castle is in a manor on a peninsula (the gate of the manor has access control), and there are no people in the castle. It is a museum-type attraction. Both the stable and the lodge are on the same estate as the castle. Stable and lodge are two kinds of accommodation. I live in lodge. The room has a very old smell, but the view from the window is excellent. The bedroom and bathroom are quite small, and there is no living room, which is inconvenient for people with a lot of luggage. There are gift shops, restaurants and the main body of the castle on the castle side. Breakfast is a buffet, which is quite satisfactory and there are not many choices. In addition, the Wi-Fi is not easy to use at night. I don't know if it is because too many people use it. My daughter and I stayed recently in May at this motel. Because my daughter has a sleep apnoea machine we needed two bedrooms. Barry kindly gave us a unit upstairs which had a large possibly king size bed in one room and, in the lounge room, there was a single bed. Both beds were very comfortable and we slept well. Nice and quiet, no traffic noise. The bathroom with huge, the water was hot, towels were supplied every day. The unit was refreshed daily. New tea towels, detergent, shampoo. Spotlessly clean unit, had Netflix available as well as Sky TV. You could use the washing machine and dryer for four dollars, but we didn’t bother with that. I read somewhere that two of the units have washing machines in them. The kitchen had recently been refitted, microwave, hot plates, eating area of table and chairs. Handy location to stay in Dunedin, close to everything, warm and comfortable, parking on site. Barry and Donna went out of their way to make our stay very enjoyable for which we are thankful and acknowledge their friendliness and advice. Would definitely recommend,

Stayed two nights at this hotel which is located right in the CBD with an easy walk to the Dunedin Railway Station and Octagon where many cafes and restaurants are located. The hotel is situated down an alleyway but instructions received in an email from the hotel prior to arrival explained in detail how to get to the hotel. Our room was a good size with a king-sized bed along with a single bed. It was clean and serviced promptly each morning. The staff are friendly and reception suggested we have breakfast at The Good Oil just across the road. Would definitely recommend this hotel to other travellers.

Us and another couple came down to Dunedin to see Rod Stewart in concert and had a lovely time. I think it was 2x luxury studios we had. (21 and 22). Rooms were upstairs and looked down on a nice garden. We didn't hear any traffic noise. There is a fast lift to take you up there. Easy to use entry key and walked into a pleasant large room. Lots of space, very comfy large bed, heatpump, couch and decent tv, kitchen area was roomy if you needed it, including a single dish draw, 2x hobs and a microwave. The bathroom had a heated floor, sensor night light which I am now going to go and get one for home. Good shower and vanity. The only thing I would say is for the size of the main room we could of done with more storage shelves or draws for clothes, there was enough hanging space. And also the bathroom fan is super noisy if you are wanting to be in there without needing the fan but needing the light on. Also had decent mirrors in the main room and bathroom with good lighting. Very pleasant décor, no light through the curtains. I would highly recommend the Thai restaurant Buddha Stix which is right next to the motel. it is not part of the motel but we had very good wait staff who cooked promptly as we were short on time. Meals were very good and decent sizes and a very good menu. Parking was easy especially if you got in before they were full, just given a chit to put on the dash. Only met one lady and she was very pleasant and did me a big favor when I found I needed some printing done. Would have loved to have met the cat! Would highly recommend this motel as a place to stay and very handy location. Not to far from the stadium either, we taxied there for $20 in a corporate cab and walked home. We went out to Careys Historic hotel for lunch on our 1st day and highly recommend that also. A we way out but filled in the morning.

I really like this hotel that was renovated from an old house. Although the location is not in the city center, it is quiet. It only takes more than 20 minutes to walk from the city center to the hotel. I made a reservation with Ctrip before and paid for the room, but because The communication was not smooth, and the front desk guy used my credit card again. Later, with the reminder and help from Ctrip customer service, the guy refunded the room fee in cash to me when I checked out, which just saved me from having to withdraw cash. La! The little brother was very nice and even took the initiative to help carry the luggage upstairs (the room is on the second floor, there is no elevator), extra points for service!

It was too late for bird watching, so I settled on the nearest motel. The owner was very nice and helped us move the house from the street to the inside. There is a supermarket opposite the hotel. The door opens at seven in the morning. There is a microwave oven and a bread machine in the hotel. You can make your own breakfast.

Excellent service,We had a beautiful suite with a view. Nothing was a problem. Good location with all the amenities and more than a touch of luxury. We were given a choice of suites and were treated like royalty. We have already booked our return. So we will be back!

After reading many reviews on this site and looking for somewhere with two bedrooms we booked here. We knew there was an older part and a renovated part so we paid a little more for the newer two bedroom room. We got free parking as we booked directly with the hotel and had breakfast there in the morning. The room was excellent - all new and had everything we needed. The staff were very friendly and helpful. We went for a walk to the railway station and then to the Octogon all very close. The staff then helped us with a taxi to dinner. My nephew was unwell during the night and the staff left us say in the room a little while longer while he slept longer. They were very understanding and a great help. The only negative was the breakfast was a little dry as I think it had been sitting in the buffet for a while. It still tasted good and did the job of filling us up. We would stay and book this room again.

The location is very good, the Auckland University campus and the city, train station, etc. can be reached on foot, the train station is a little far away, about 1.6 km. I relocated to Dunedin with my two children. At first Tina Meihana (the owner) seemed lovely and very accommodating but the longer you stay the quicker you realize it's all a front. Regular drinking, pot smoking and violence occurs here and the majority of it is the owners and staff. I was kicked out with my children late at night for simply calling the police out of fear for our safety when one resident assaulted another. While the police were there, Tina ran upstairs and assaulted me in the bedroom, she had already tried breaking down the toilet door to get to me and my injured friend and her ex-Partner (Mason) who is one of the managers, tried grabbing my phone from my hand while I was on a call to the police. The only one who seemed to be reasonable was Tina's partner Maui but unfortunately Tina and Mason were often too drunk to see any sense or acted like it was a high school playground and wouldn't listen to reason. This place is not run like a business at all! On a daily basis they are drinking, smoking pot and getting into verbal and physical arguments with each other as well as the residents (despite Tina being pregnant and having her own young children there she seemed to be the ring leader of the majority of the problems and didn't think twice about assaulting others, male or female). They have not cleaned at all during the level 4 lockdown which means that place could be crawling with all sorts of lethal bacteria. They allow men to walk around exposing themselves in front other residents and children. I am glad to have my children out of that environment, it's not safe for children and I heavily believe Tina shouldn't be a mother if she is to continue carrying on behaving like that! Absolutely appalled!! Surveillance footage has been handed to the police!

Economy room was perfect for a night when visiting for graduation. Peter was great host, as was Jacqueline 2nd day. Clean and comfortable room, great shower. Nice and quiet on 2nd floor. Cooked breakfast in large stunning dining room was fantastic. Chef made me an omelette since I don't eat meat. Walking distance to most areas. Free parking across busy road
