The location is superb, just around the Franciscan Church of Assisi, and the hotel is a 5 minute turn right. At check-in, the hotel will give a green parking slip, then the luggage will be put down, and the car will be taken to the parking lot of the Franciscan Church. The front desk staff will help to mark the parking lot route on the map, or the Google navigation input parking lot English name Instructed to go, very accurate, the green parking slip should be placed in the front windshield of the car, the parking lot walks back to the hotel for 5 minutes; when leaving, first go to the hotel and the green parking ticket to the front desk for 7 euros a day. The hotel room is white, clean and tidy, three people stay, add a single bed, supplies are prepared by three people, there are slippers. Very recommended. The front desk and service staff are great.

This hotel has a great location as it is walking distance to all main hallmarks of Assisi, however the magic was soon demolished by the horrific customer service provided by Tiziana, I was checking out and she wanted to double charge me for a lunch already paid, I had to show her my bank statement via my bank application to avoid a second transaction, how she handled the situation was pitiful, and made that experience so nasty that never coming back here. Always keep your receipts because if you run into her you better have ready a prove of all payments, she is rude and lack of manners, when I called an hour later to get her name a man named Giuseppe picked up the phone and when I asked who runs this restaurant to express my disapproval on how the’re managing clients accounts he was hesitant to provide any information, first he said that Elena is the boss, then changed the name for Manuala, when I asked for a contact # to communicate with one of those names mentioned, he refused and finished the call, when I call back he kept Doing the same blaming it all on bad connection. Very rude person, sadly! The behavior of these two Giuseppe and Tiziana needs serious attention, the way they treat guests is very poor, classless, and unprofessional.

If you’re looking for a relaxing slice of heaven in Assisi, then this is the place. We stayed here for 1 night while on a tour in 2018 and have been wanting to return for a longer stay ever since. With an amazing view of the valley, our room was clean and had plenty of room for 3 of us. The family who runs the property are helpful, sweet and friendly. The location is beautiful, a five minute walk to Basilica San Francesco or to the main piazza.

I stayed here with my husband and two teenagers from June 8 to June 9. Location is second to none, only a few steps from Basilica of St. Francis and also walking distance to/from the bus station. The entire town is just lovely and very charming. We got family room #10 located on the building's attic, it consists of two separate areas: a double bed, and two twin beds, with a bathroom right in the middle. Enough toiletries for all 4 of us and the entire room was clean, with plenty of storage places. The double bed area might come across as small so you could store items on the twin bed area which is a bit more spacious. Both twin and double rooms have brand new flat screen TV's, so updated that we were able to watch Netflix. AC is located only on the twin room so guests on the double room might not feel it so my advice would be to turn it on way before you get to sleep and also to close the bathroom door so that the air distributes more evenly. Beds were comfy and we had piece and quiet during our sleep despite a concert going on right at the Basilica's premises. Not enough dining options nearby; there's a restaurant facing the Basilica but it doesn't serve full dinner until 7pm. Breakfast was delicious and very filling: coffee, juices, croissants, fruit(i.e. apples, oranges, bananas), pieces of cake, biscuits, cold cereal, assorted cheese, yogurt, jelly, Nutella, butterand different kinds of bread. I found this breakfast to be simple, yet one of the best I've ever had at this type of accomodation. I'm giving this place a rating of 4 instead of 5 for the following reason: we booked via *********** and my husband got an email with instructions on how to make self-checking in case we arrived after reception's closing time which was 7pm. We arrived at 4:30pm so reception was supposed to be open, no one answered when we rang the bell so my husband entered the code to enter. We did and there was no one on sight so my husband followed the instructions on where to look for our check-in envelope. All 4 of us looked everywhere also fearing that by doing so were being way too intrusive but there was no info related to us. Several times we tried to reach the staff at all three numbers that were posted on reception with no response and there was no email to contact them so last resort was to sending them a message via *********** before considering staying somewhere else, all the while crossing our fingers that this time someone could respond. Finally, at aprox. 5pm, my husband got a reply stating that we just grab key #10 from the wall and go to our room. Next morning the lady from reception requested us our passport just a couple of minutes before check-out; I know it's part of the procedure but I see no point in showing our ID's right when we were about to leave. We didn't mind that staff doesn't speak too much English; instead, we decided to learn some basic Italian phrases before leaving home because we're not self-entitled when it comes

This would be an easier place to stay for Italians because of the language barrier. Even though it's a BNB, breakfast didn't come with our stay. It has a kitchen but it's not well equipped. We had a two bedroom, but the bathrooms were tiny and the space was cramped for . Now that4 adults. Now that I got out what might not be a good fit for all, let me say that our hostess was very gracious, the grounds are beautiful, and at night you have an incredible view of San Francesco Basilica. It is out of the way for those who want a car, but a very short drive to Assisi historic district. Overall a very nice place to stay with a few limitations.

As every year, we spent the holidays in Assisi even during Christmas 2021. For several reasons we decided to try a new hotel and chose just the San Rufino, the girl's nice welcome, whom I unfortunately don't remember the name, who checked in and given the first indications. The simple room, we took a couple, but complete of every comfort and especially clean! I look under the bed because I am a powder allergic subject and this ”detail” I think it is important. Abundant and varied breakfast. The location is his winner card, especially for us was a nice choice as This time we decided not to take the car but to get in the air to Perugia and then take the bus to Assisi. The stop is very close but at the same time the hotel is also two steps, just two counts, From the beautiful duomo of San Rufino and then from the rest of the city through the typical viuces. If you have no luxury but essential requirements such as cleaning, welcome, location, the tranquility because near the center but far from the noise - admitted that there are no noises in Assisi - I think it is very recommended the hotel San Rufino. Excellent quality/price ratio.

The hotel is in a great location within the walls. Our room was small but comfortable. Excellent cleaning of the room and bathroom. A rather hard mattress (as we like) that allowed us to sleep very well. There is air conditioning. Breakfast with cakes made at home. excellent quality price ratio. They also have a restaurant (right on the square) where you eat very well. We will surely return to both the hotel and the restaurant. The P.S. to access the hotel is there stairs and so it is little indicated to who has problems with deambulation.

Hotel located two steps from the door of Santa Chiara, you can walk and visit the beautiful Assisi. It has a comfortable parking (price not included) . At the upper floor there is a terrace and a living room available for everyone. The room was very nice and noisy, but if the windows were closed, the room was very noisy, and the shower was very spacious and clean enough. Breakfast: there is a little of everything, it's a pity that all drinks (including various types of coffee) are provided by the machines thousand “smack”. Perfectly adequate for one night but a little remote from the main hotel facilities (0.6km). Central, modern hotel in a very old building. Reasonable choice at breakfast. No lift and there were 5 flights of stairs to our room. The room initially LOOKED very good, recently renovated, everything white, comfortable bed - however..... there was no chair, just a stool and a bench or the bed. It was very warm for March, so we wanted a cool room but the air conditioning was centrally controlled and temperature couldn't be reduced (even by the staff). The shower, which had a clear glass door - so absolutely NO privacy - was in the corner of the bedroom and as the shower drenched everything inside (the control to change from overhead to handheld shower didn't work), including the towel rack, there was nowhere to have a dry towel, except outside the shower, so you had to dry yourself outside the shower. There were 3 steep tiled steps, down into the bedroom - SO dangerous! The toilet and sink were in a separate small room on the other side of the bedroom (the toilet roll holder was coming away from wall). The room looked out onto a dirty courtyard, with a washing machine and air conditioning units, and there was a distinct smell of 'drains' after using the shower. We stayed 2 nights, if it had been any longer, we would have asked to move to another room. This was an expensive hotel, but there were no tissues in the room and not even a bottle of water provided, I would not stay here again.

The area is very beautiful and well-treated, especially the pool. As regards the structure itself, you will certainly be aware that it would need more maintenance. Our room was small and full of antique furniture that made the environment even more sharp and tight. Note that the restaurant service was not active within the structure (the lack of correctly reported in the booking phase ) We would have wanted to report these problems to the property but in the check-out phase (possible only after the 9.) There was only the cleaning lady we thank for kindness and availability We also thank the boy at the reception for the kindness and availability Conclusion, the place has great potential but should be maintained better.

Although the speed of updating room availability is very slow, I often receive information after booking that the room is full, but the price seems to be the same. The Hotel Umbra is an excellent choice for visiting Assisi and exploring the surrounding area. My wife and I stayed here for 4 nights in mid-June, ‘23, and enjoyed it very much, The hotel is in a great location just off the Piazza Del Commune and in the center of the historic section of town. There is no long term parking nearby, so it is a bit of a challenge if you have a car to drop or pick up your luggage. The hotel sent directions that involved parking briefly in front of the Tourist Information Office located on one edge of the square, then proceeding through the narrow streets to a parking area (note, you can drive to the edges of the square but not through it). However, we wound up parking in the Matteotti Parking Garage then walking to the hotel for better driving directions. We then parked temporarily on the other side of the square in the Taxi Stand area, dropping one person and the luggage, then driving an easy route back to Matteotti. We reversed this when we departed. Rolling your luggage is slightly farther but still a reasonable distance. This may sound daunting, but it is worth the trouble. The hotel is a friendly and welcoming place with a lovely garden terrace at the entrance (a restaurant in pre-Covid days), a small cozy lobby, and a large breakfast room off to one side. The family owners were the front desk staff and were very helpful in providing directions, suggestions, and recommendations. Our room (#32) was on the 2nd (U.S.) floor, easily reached by an elevator. It was very large and had a nice rooftop view of part of town and the valley beyond. There was a sofa, a low and firm king bed, two night stands, desk, dresser with lots of storage space, an armoire, and a small refrigerator. About the only downside of the room was the scarcity of outlets, a legacy of the age of the building most likely. Wifi was strong and fast. The attractive bathroom was reached by a couple of steps. It wasn’t large but adequate, with a small shower and bidet. There was only a small amount of storage on the vanity. Breakfast was pretty good – some fresh fruit, fruit juice, single cup coffee machine, yogurt, scrambled eggs (a bit salty for our tastes), and an array of baked goods. Note that Rick Steves recommends the hotel and his tour groups use it. If you mention his name you may get a 10% discount. We also recommend it and wouldn’t hesitate to stay here again. It is a convenient, comfortable, and welcoming choice for visiting Assisi.

This hotel has a great location as it is walking distance to all main hallmarks of Assisi, however the magic was soon demolished by the horrific customer service provided by Tiziana, I was checking out and she wanted to double charge me for a lunch already paid, I had to show her my bank statement via my bank application to avoid a second transaction, how she handled the situation was pitiful, and made that experience so nasty that never coming back here. Always keep your receipts because if you run into her you better have ready a prove of all payments, she is rude and lack of manners, when I called an hour later to get her name a man named Giuseppe picked up the phone and when I asked who runs this restaurant to express my disapproval on how the’re managing clients accounts he was hesitant to provide any information, first he said that Elena is the boss, then changed the name for Manuala, when I asked for a contact # to communicate with one of those names mentioned, he refused and finished the call, when I call back he kept Doing the same blaming it all on bad connection. Very rude person, sadly! The behavior of these two Giuseppe and Tiziana needs serious attention, the way they treat guests is very poor, classless, and unprofessional.

A clean beautifully renovated medieval style hotel just minutes walk to the St Francis monastery and other places to visit in Assisi. Room is spacious with high quality amenities. Very impressed with the tasty home made style breakfast with fresh delicious fruits. I would definitely come back to this hotel when I visit Assisi next time^^
