This hotel is clean, well managed, and with really good front desk staff who CARE about the guests! Couldn't speak more highly of check-in experience with LaMonika, and the next night with a FD person who went way above and beyond her duties for us. Love this hotel. Room is excellent! This LQ had a very modern decore. Friendly and quick service at the front desk. Rooms clean. Location convention to the University of Texas at Tyler and many other locations. Beds were very comfortable. I usally wake up with joint pain when I sleep in hotel beds. But not this one it was comfortable.

There was a problem with the door the the room we were sent to originally, but we quickly moved to another room. It was clean, if somewhat old, and comfortable enough, with a really good TV. Breakfast was served from 6 to 9AM, and had biscuits and sausage gravy, and waffles, as well as the usual muffins, and cold cereal. We ate breakfast there each morning. Wi-fi was a bit 'iffy', but worked well enough at the business center near the lobby. The location at the intersection of Hwy 69 and the northwest corner of the loop was convenient.

I was told by Tom if I wrote a 5 star review I’d get $20 back and I was going to but everything that could go wrong did. Tom was nice and welcoming at first. Company lost tons of revenue because we were going to stay for a month. Checked out early, only stayed 6 days. They make you sign a paper that says NO REFUNDS NO MATTER WHAT. BEDBUGS! Yes bedbugs. Ugh. So the first impression is the outside of the building looks nice, but don’t judge a book by its cover. Checked into 112. Bed had to be at least 10-15 years old, only springs. I felt bites in the night but didn’t think anything of it. We noticed blood on the sheets. Found a bedbug. Reported it to the front desk through the metal gate. I said I’ve got bedbugs and their response, “Do you have proof?” Yeah I do in a bag and I’ve been an Executive Housekeeping Manager for years so I know what it is. She said, “someone will be there.” Didn’t come out to talk or anything. 3 1/2 hours later sitting in an infested room, with my 3 year old(no nap yay), the Orkin guy came in. He found the bedbugs behind the headboard after countless roaches scurried out. He said definitely bedbugs. I’ll be back. 15 minutes later staff showed up with a bunch of people to move rooms. We got rushed into a room upstairs on the 3rd floor. 318. Room was not cleaned so a maintenance guy had to vacuum and clean around us. Bedbugs if not treated in our stuff are only going to spread. So I had to wash everything that we owned since we were staying here before our house closes. Put all our other stuff in black bags because you have to get the temp up to 120deg for an hour to kill them. Anyways 2nd room was dirty, no blankets(didn’t have anymore), shower curtain rod falling off the wall, and smelled like death. BLOOD SPATTER ALL OVER THE WALLS Reported to Tom and his response, “oh that’s no fun.” Nothing but that. Reported our TV sound didn’t work also was ignored. I called corporate and they said, “well you signed something saying no refunds whatsoever.” I feel sorry for the staff here because most of them are really nice people. Never once did anyone apologize for anything. Not once. I never knew who was management because it was like chaotic and kids(8 and up) were working most of the time. Beware this place it is basically the projects with a nice paint job. If I was single it would be alright but for this place is not ok for families.

Honestly, when I booked my room at the Sleep Inn and Suites Tyler South, I really wasn't expecting much for such a reasonable rate, but this little hidden gem, located a block off the beaten path, far exceeded my expectations. I've spent more than $250 a night at high-end hotels that weren't nearly as nice. The rooms are modern, super-clean, and quiet. My room was nicely furnished with a king-size bed that was truly comfortable. It also included fast wifi, a microwave, a small fridge, and an in-room coffee maker. Bottled water is included for free in the room, and I noticed that another guest was able to get additional bottles from the front desk. I never turned on the TV, so I don't know what the channel selection was like. I do know that every staff member that I encountered was both friendly and helpful. To top it all off, a really good full breakfast bar with a wide variety of items is included in the rate each morning, and coffee and tea are available in the breakfast area around the clock. In order to work that off, a fully-equipped gym is included and available to guests just across the street. I stayed for three nights around Thanksgiving, and I've already booked another room for my Christmas visit to Tyler. I highly recommend this property, but I hope it doesn't become too popular!

We had a long day of traveling and finding this Hampton Inn was a blessing. We were lucky to find a room at this super nice hotel. The room was large, spotless, quiet, on the first floor, had a wonderful layout and it looked out on the swimming pool. The bathrooom area was unique. There was a barn-sliding door as the entrance to the closet, sink and bathroom areas which was nice because all of it was confined in that area. The bed was comfortable and there was plenty of area to place suitcases. There was a sofa and chair also in the room. There was another sink outside of the bathroom area with a coffee pot on the counter. We really enjoyed this hotel area and wished we had time to shop. There were lots and lots of shops within this area within walking distance. A hotel within a shopping center. And also there were places to eat all within walking. If you are in Tyler, Texas, you can't go wrong staying here!!

I stayed the night before at Best Western Jasper , it was the worst BW I ever stayed at , ever footfall from upstairs sounded like King Kong , couple above me had 4 kids on steroids , tried to call management "no answer" Started again at 6AM!!!! It was approx. 80$ a night , found 12 Oaks next day and what a world of difference, Staff was polite and apologized for the other Hotel :) They gave us a great room clean updated and bed that I now must own> We were close to the street but NO NOISE ! I have told every person I know about this great Hotel , I'll probably regret that because next time I want to stay they will probably be booked . % Stars for a local business that cares.

This new property is a great addition to the Tyler park and recreation area. Conveniently located in a hub of entertainment venues, restaurants and a major baseball/softball complex, this property is an ideal place for a weekend stay. We needed a place to displace ourselves while renovations are being done on our home, so we are locals. It was fun being a pretend tourist for 3 nights in our hometown, and this property made it all the more enjoyable! The room was very clean. We had a fourth floor room and it was super quiet at all hours. Even as the hotel began to fill up toward the weekend, there was absolutely no noise from the adjoining rooms.The water pressure in the shower is also great! Room amenities included Paul Mitchell products, fluffy towels, coffee maker, refrigerator and a microwave. We had everything we needed for our home away from home. The front desk associates were all friendly and went above and beyond to make us feel at home. Deanna, Claudia and Gigi greeted us with a smile and even a freshly baked cookie in the afternoons! They even recognized us and inquired about the progress in our renovations! Such kind and personal service is a big plus! Breakfast had a good variety of hot foods and continental options. Outstanding coffee bar with convenient to go cups with lids and sleeves made the grab and go breakfast an easy option. Britney was such a ray of sunshine and kept everything fresh and filled and even came by our table to pick up empty plates. Not necessarily a service you expect in a free breakfast. She was just a delight. I highly recommend this property to families (there is a pool) who are in town for baseball/softball tournaments or who are visiting one of our new shopping or entertainment venues. We may actually start looking for more renovations to have an excuse to staycation close to home again!

This is, by far, one of the worst hotels I have ever stayed at. The management is condescending and flat rude and will never accept responsibility or fault. They ran an authorization on my card for over $1800.00 for a 3 rooms/3 night stay equaling $700.00. I was advised (or spoke down to like a 5 year old) that the remaining hold was for incidentals. Last I checked; a incidental hold at a Fairfield should not be $250.00 plus per room. Other rooms booked as part of our group of 16 only had their cards ran for $70.00 on an incidental hold. I was advised, however, that MARRIOTT determines the dollar amount not the hotel. The funny thing is .. my rooms (from the group of 16) was the only group that experienced the over authorization. Might have something to do with the multiple invoices received for the same room number. Speaking to the manager, however, I, in so many words, was incorrect and the authorizations are valid. By the way; the pantry at the hotel was empty. The gym and pool were closed. I’m still trying to understand what “incidentals” could possibly be charged to a room. We also experienced phone calls in the middle of the night from the front desk asking one of the rooms about their mobile checkin. She did not use Mobile Check in yet the clerk still felt it appropriate to call her room at 130am. Another room that we had booked experienced the front desk clerk or someone from the hotel attempt to access their room at 215am with a master key! The “grab and go” breakfast is apparently subjective. We left the hotel at 645am and no breakfast was set up in the lobby. The clerk, however, was sure to partake in donuts purchased for our group staying at the hotel. I’m not sure if the lack of breakfast was caused by the person sleeping in the lobby or if the clerk just forgot to set it up for the guests. When management was advised; I was impolitely reminded that the breakfast is “complimentary.” I guess the stated signs in the lobby showing breakfast times are more an advisement that an actual commitment by the hotel. Last, but certainly not least, was the rooms themselves. I sent a rooming list to the hotel approximately 2 days before arriving. The manager responded to the email as she was kind enough to provide a complimentary room. We had 16 rooms on the list. For 6 of the rooms (booked for by me) was listed by last name and confirmation number. One hour prior to arrival I contacted the hotel to advise that we were enroute so they can prepare for the large group checking it at once. Upon arrival; they had the names incorrect. They could not figure out what room was which. The manager expressed her discontent stating that this is why they prefer rooming lists (not remembering it was sent and responded to earlier in the week.. by her.) They continued to ask which rooms I had and which confirmation numbers .. all provided as mentioned previously. The manager and another associate handled the check in process. It took

I chose this hotel because of the reviews on TripAdvisor. They were spot on. I was staying 5 days for business in the area and didn't want to break the bank while doing so. Yet, I didn't want to stay in a run down nasty place. Hey folks, This is the a great option. The price is right and the hotel is great. It is in an excellent location, clean, nice size rooms and the service was great. The location is right off Broadway near many different Restaurants. Also it is located within a few minutes of the Colleges and University. To me it was the perfect balance. The price was under $70 a night for a King bed. The breakfast area was nice with many selections. It wasn't over crowded like some hotels I have been too. The breakfast starts at 6 AM making easy to get breakfast and on to a meeting or work before 8 AM. There is plenty of parking and the hotel is clean. Cleaning staff took care of business each day no problem. I liked the bed and got a good night sleep. The WIFI was very good and allowed me to do my business work with no problems. The TV had a great picture even though I did not have much time to watch it. I had no problems at the hotel. The staff was friendly and helpful. I recommend this hotel and will stay here again when I have to return for business.

Overall, I would stay here again. For the price, I think I got a good room. The front desk clerk was friendly, and I did put in two special requests, which they met, although the second (kind of a joke) was more of a C-, but they did meet them. On check in, I was given the choice of 2nd floor room (no elevator; stairs are outside), or a 1st floor room. I picked the 2nd floor and we didn’t have much luggage to haul up, and this way no one could be dancing on the ceiling keeping us awake. The room was clean and didn’t smell bad. The A/C was set on the cold side, but that seems to be common in hotels I’ve stayed at. We adjusted it up and all was good there. My wife noted that the sheets were much cleaner than she expected. The bad things I have to say about the room are all minor. The “chain” lock bolt on the door had two out of four screws loose. I mentioned that on checkout and the front desk promised to have it fixed. The refrigerator has no freezer section, so we couldn’t “recharge” the ice-packs in our cooler. The second floor ice machine didn’t work, so I had to use the first floor machine. The hotel advertises a continental breakfast. It’s not a great breakfast, but better than some other’s I’ve had. They have orange juice, milk, and coffee to drink. No apple juice. There is hot water and tea bags available if you want that. They have 4 kinds of cereal: frosted flakes, raisin bran, fruit loops, and one more I forget. They have bread (white only) and bagels (plain only) and a toaster. They also have some danishes and a few muffins. Finally, they have the you cook it waffles and a few bananas. I left full.

This hotel is very close to 4 stars. With a little maintenance and more thorough cleaning, it's there. Staff nice, quick to respond to issues. Mostly clean, especially beds, floors, main areas. Concerns: Barely any toilet paper inrestroom. Drain hole in dunk pretty bad. Toilet seat came off. (I'm 180, do no, not my fault). Seat was quickly fixed tho and heard desk on phone with maintenance afterwards too. This is a good place to stay. You wont be disappointed. Front rooms have extra road noise but that goes down at night

My stay at the Holiday Inn in Tyler, Texas was absolutely amazing. I was in a crisis with my house being flooded and I was able to get a room last minute. The costumer service that I received was outstanding. A man named Gregory who works at the hotel was very nice and provided everything I needed during my stay. The hotel room was clean. My dogs were able to stay in my room and there was no problem. There is a place for you to take your dogs out also. I am was very happy with my stay and I would absolutely recommend it to anyone.

I've stayed at this property 3x in the last 3 months. The first time, I found beer bottles under my bed and a dirty spoon in the sink. The next 2 stays were fine. This property is very new and usually, very clean. The design of the rooms is brilliant. Bathroom is around the corner, beside the sleeping area. There is a vanity space in between the bathroom and the sleeping area, next to the very spacious closet. The bathroom is exactly as a modern hotel bathroom should be: big with a ton of counter space, several outlets, a large glass shower and excellent lighting. All tile - no nasty wallpaper or tacky drywall. I usually worry about screaming kids and tons of animals in 'family hotels' but this one, at least for now, seems to have not attracted the Bundy or Griswold families. Breakfast is better than average and the seating area is bright, clean, unseemly and large. Nice new property in Tyler.
