Short notice booking as our b&b got cancelled and I’m glad it did! Perfect location,there was a crossing to the tram stop just 4 mins walk away. The whole place smelled lovely and it was spotless. Spacey room,a bath & shower-I love a bath! Staff were usually around in the mornings & afternoon but as everything is generously supplied they weren’t so necessary. In the lounge is a microwave,large water dispenser,plenty of tea/coffee/sugar/cups/cutlery & even paper plates. There are also bowls,proper cutlery & small plates in the room. Hair dryer,iron & board as well as a small fridge. Now for the serious stuff….the bed was so comfy & the pillows were so amazing I considered leaving 9 months pregnant!!! I can’t fault the place.

So this review is an updated one to clarify some points u made on ur reply and to other guests negative feedback at the time of us staying their. Positives. Get what u pay for, room was OK and location was spot on. Negatives. Where to start. Breakfast let's clarify that!!! We booked on which didn't inc. breakfast. So when we arrived we asked if we could purchase breakfast and were told yes at £5 each. No problem their then as he didn't ask for the money their and then we assumed we would pay for it in the morning. Check ur cctv if u don't believe me. That's to clarify that me and my partner weren't trying to scrounge a free breakfast as u claim in other peoples negative feedback of the events that happend that day. So the next day in the morning we queued up for breakfast. The staff member then rudely shouting at guests saying go somewhere else if u think u can get breakfast for £5. He did tell people as u claim in ur previous reply that those stopping the extra night wouldn't be able to have breakfast and those who we're staying could. So me and my partner waited (as he said we could get breakfast the previous day for £5 each) Then he kicked off calling us dole dossers and scrounging a free meal. (Other guest and ur cctv and audio as u claim to have will clarify that this is what happened and who started it. As u don't say in anybodys negative posts that day that the staff member was the one out of order not me) So after those comments made to me and my partner I did and will admit that I followed him and told him to f$%k off as those comments which he made first about us being called dole dossers and scroungers were out of order and their was no need for him to say that as we did nothing but wait on the stairs like he requested as we we'rechecking out that day. So my reply for what he said to us was somewhat justified as we did nothing wrong be fore he started mouthing off at us. Again if u claim to have audio n cctv u will know we were waiting their minding our own business before u started mouthing off at us. So before u reply to other people's post and negative comments maybe u should say what really happened and who started it as it wasn't us after a free breakfast as u claim 😡 Also yes we said we made more money the him etc. That was to prove a point that we don't and never tried to scrounge a free breakfast when we have money to pay for one. And like I said would of paid after the breakfast as he didn't ask for it the previous day. He only said how much it was!!!! Also yes we did get a refund (through after we made a complaint to them about his behaviour. That still gives us the right to write a review, based on the events that happend that day. I'm only editing this review to reply to the previous one where u blame me and my partner for causing all this when it was the member of staff who was mouthing off first all because according to other guests he woke up late. Again not our fault!!!!!!

This Hotel could be amazing.Stayed for a theatre visit.Nice location away from the bussle of Blackpool Staff were so helpful and polite. Reception staff realy first class.. Room with great sea view was spotless bathroom immaculate. Cumfy beds .everything you could need. Apart from we couldn't sort out the heating. Parking is a nightmare.only a small carpal which was full at £12 .or on the promenade for £10 We were lucky and got a spot outside the hotel as someone moved. Breakfast was organisation at all.and realy the food was not good at all. With an extension being built for more rooms they need to sort this out as it is spoiling a lovely hotel.

Decent hotel for the price. Isn't the cleanest hotel but sort of acceptable. Would recommend to those looking for a cheap stay but if you have a little extra budget then better off spending the little extra for something better. Was allowed to check out later than usual which was very beneficial to get a little extra sleep in after enjoying the night out.

Having been a local and hearing all the tales of year best hotel in Blackpool I suspect my expectations were too high. As a treat I booked an overnight stay for my husband and myself on Thurs -Friday stay. Whilst the outside looks incredible the inside decor is very dated and has a 70/80s feel to it. Its all in good repair but not the ambience I was expecting from a 4 star hotel. The room 418 was so dark and depressing with a small window looking onto side of building. I didn't expect sea views etc as I wasn't paying premium rate but did expect more for £115. We were told the swimming pool and leisure facilities weren't available which to be honest was one of the main reasons we decided to book. The bed was comfortable but the pillows were very lumpy and hard. At 1am we were woken by the people in room next to ours running a bath. I appreciate its an old building so may be noisy plumbing etc. but it was so loud. The people were talking really loudly until 3am and ran a second bath! I realise the hotel can't stop people with loud voices and taking numerous baths in the middle of the night but it was very upsetting as this was supposed to be a relaxing treat and it just kept us awake for much of the night. The sound proofing was nonexistent and like I've said before I realise it's an old building but it's not good. We had breakfast which was nice although we were brought our cutlery in a bright sandcastle bucket?!? Very strange. We did have a late check out time but left at 9.30am as so exhausted from lack of sleep. I was so disappointed as I'd really looked forward to staying. The staff were all extremely professional and I'm sure they would have tried to rectify the noisy neighbours but the last thing I want is to kick up a fuss in the middle of the night. Beautiful hotel which would have been wonderful a few decades ago but personally not for us sorry.

I booked a one night solo stay here as I was attending an event in Blackpool. I'll start with the positives. All the staff I encountered were very helpful, polite and friendly, and the hotel itself is in a great location on Blackpool seafront. It's about a 10/15 minute walk from the hotel to the town centre. Unfortunately that's where the positives end. I can't complain too much about my room being incredibly small, as I only booked a single room so I wasn't expecting a large space. The bathroom however was ridiculously small, as an average size female I could barely fit into the shower! The shower itself required an engineering degree to figure out how it operates. When I finally got the shower working the water was only running freezing cold despite following the instruction label on the wall to change the temperature. Then out of nowhere the water became so hot it burnt me as I stepped into the shower. It fluctuated between freezing and boiling for a few minutes before it eventually settled at lukewarm. The bathroom floor is also very slippy when wet, as the flooring isn't non slip like you normally get in hotels. The view from my window was of the fire exits, not very picturesque. The bed was the most uncomfortable hotel bed I've ever slept in, my back was really sore when I woke up. The walls are so thin you could hear every movement in the corridor and EVERYTHING the couple next door were doing. The central heating was constantly on which made the room unbearably hot, the windows in the room don't open to let any air in. Between the uncomfortable bed, drunk people noisily returning to their rooms and the heat I barely slept through the night. I wasn't notified upon booking, and I'm shocked this isn't mentioned in other reviews, but they take a £50 charge off your card at check in (on top of what you've paid for your room). They give you some spiel about how this can be used in the restaurant etc. Sorry but I can't abide hotels that do this, and it almost certainly guarantees I'll never book with them again. Apparently I'll get the £50 back into my bank within 4-5 working days. I bought food elsewhere when I'd have probably tried the hotel restaurant had they not done this. I'll choose where I spend my money thanks, rather than be coerced into it! Also the 10.30am check out time is just bonkers! I've never known any hotel throw you out so early, and I've stayed in a lot! Thanks to the awful night's sleep I ended up sleeping in, meaning I didn't get the chance to go down for the pre-booked breakfast as I had to get showered and ready to check out at such a ridiculous time. I wouldn't book to stay here again and I wouldn't recommend it to others either.

booked and paid on line for a 2 night stay in a double room with sea view was given our key walked in was like a prison cell small and very dark the windows were frosted with no view at all went back down told them we had paid for a sea view he said no don't think so i said yes we did he then starts looking at his computer so we start to get our booking up on the phone he then said no problem i have a sea view gave us key yes nice and bright with windows with a view had to go back down and ask for coffee tea ect was also disappointed there was no food available as would have liked breakfast first nights sleep was fine 2nd night not so much we was woken at 3.20am yes 3.20 am by a family in the next room to us it was absolutely horrendous shouting screaming running up and down their room it never stopped till we left and we left earlier than planned because of lack of sleep had no energy to enjoy the rest of our day the hotel is only manned to 22pm on a night if it had been manned over night i would have gone down at 3.20 am to complain

I was looking for a hotel that’s not too expensive as me and a few friends was going Blackpool for a friends trip,we absolutely loved it!! The service was great,the rooms wasn’t as we was expecting we thought by the reviews it wouldn’t be good they was so nice!! And the food is absolutely delicious.we are definitely booking again in summer time,you have to see for yourself the reviews are opposite to what we seen it’s such a nice place and we miss it also, we was allowed to check out anytime on our check out day so we got a good lie in thankyou for making our experience a good one we will be back love jaylen and Courtney room 751 ❤️

I stayed at the grand over the Easter period. The location is on the edge of town I’d say a 15-20 minute stroll into the town centre. Or there is a tram stop not far away. The beach is located just across the road! This hotel is large with lots of rooms I’d say it’s similar to an 80’s construction- on the plus side it has an on-site car park which wasn’t too much for parking and the hotel location was pretty quiet no local clubs or bars that I could see. The hotel is set up as coronavirus safe witch was reassuring although some of their hospitality rooms were closed as a result. The bedrooms were a large size (I started on a normal room and the second half of my stay was an upgrade) and I found them to be comfortable and easily on a par with Premier Inn or Travelodge if not slightly better because of the room sizes and it was nice to have a window to open for the sea air! The bar meals were very reasonable in comparison to the breakfast which seemed quite expensive. So I ate breakfast at a local cafe’ just around the corner. On that note there’s a small Co-op supermarket situated very handily towards the rear of the hotel. I took a look at the pool and gym which were quite small but adequate. I didn’t use either facility personally. The bar had BT tv playing sports and for one meal there was a female solo singer who was really good and sung for appx half an hour. A nice surprise which was well received. The staff were friendly and very helpful in the main, which made the stay pleasant. Onto the downside - as the hotel is older and for the first couple of nights was reasonably priced it drew in a mixed crowd. Nice to hear the people enjoying themselves and coming back to their rooms, unfortunately all the room doors were fitted with self closing mechanisms designed to slowly close the doors, nice and quietly… unfortunately I think they’d been missed off the maintenance list so pretty much all through the first night banging doors were a VERY REAL and obvious noise issue if you prefer a quieter night. The second half of my stay was a slightly upgraded room although I questioned why the price had literally doubled for the same venue! It was explained to me that it was because of Easter and that the hotel was literally full. It made little sense to me and did slightly spoil what was a nice stay. Had it been more reasonable I perhaps would re-book in the future. A definite downside. So, with a little maintenance PARTICULARLY with the bedroom door stays the hotel ambiance could instantly be improved and for not much cost to the hotel. Which is why it only scored 3 stars for me. It was however nice to see a hotel and region coming back from a challenging period of time. Blackpool is getting a lot of investment and whilst it clearly has the stag and hen parties it also now has some lovely parts to the town that are designed for the quieter holiday makers. I wish them well.

Dump of a Hotel - Rude Service - Noisy Corridors (wafer thin walls) - Not Hot Water - Fridge wouldn't turn on - Bathroom floods if you leave the shower running - Complaints unanswered (but read, as Expedia tells you when the property has read your message). If I convince 1 person not to stay here then that'll cost them what they should have refunded. Expedia actually refunded me £25 on their behalf which I felt was fair. NO HOT WATER from 3pm to 11am. Complained 3 times, and was told 'it was due to everyone using the shower'. At 1am, still no water (and I doubt everyone was using the shower at this point). Bathroom floods if you leave the shower running (to get the hot water it was advised The receptionist (very rude guy) said (after we complained earlier that we'd need hot water later) that 'people had complained the water was too hot after he turned it up'. WHO in a hotel complains the water is too hot? Anyone else smell the turd of a bull? The rooms 'look' nice on the photos compared to other Blackpool B&Bs but just avoid these jokers. Before they respond saying this is all nonsense, I filmed the responses from the receptionist on my phone so have proof of the absolute twaddle they came out with. Travelodge is cheaper, and the standard much better. They also had a go at me for 'opening their door wrong'. This is a maglock door which has been installed by someone who has been told what a maglock is over the phone or via fuzzy fax machine image. Completely installed wrong. "WHY DID YOU TRY AND OPEN THE DOOR LIKE THAT NO ONE DOES THAT"... I scanned the card and tried the door. Turns out, you have to hold the card against the actual pad as you open it. Not the norm (and no sign to suggest that).

I was really looking forward to my stay at this hotel, but on reflection I have been left disappointed and feeling like I have been overcharged. Starting with the positives. The staff were polite and the decor and rooms were lovely. Congratulations to the house keeping team who keep the place looking immaculate. Now, the bits that have left me feeling disappointed. Firstly, I don’t think a five star hotel should charge you an extra £100 just in case. If they do it should be refunded on check out and you should be provided with a receipt. The money has still not gone back into my account. I paid £134 for my room, I know people pay more, but I still wouldn’t expect to be charged an extra £18 to park and almost £18 per person for breakfast. The latter was okay but you had to pay a further £8.50 if you wanted something like eggs Benedict. Overall it just didn’t feel worth the money. I was also disappointed that the hotel bar closed at 11pm. While I totally appreciate that they don’t want to create a party atmosphere, we were in Blackpool for a concert at the Winter Gardens and it would have been nice to have been able to have a quiet nightcap before retiring. Overall, while the hotel is immaculate and the staff seemed pleasant it certainly does not feel or act like a 5 star hotel in terms of facilities and unnecessary charges. I would not return.
