The room boasts floor-to-ceiling windows, offering stunning views of Pattaya's sea and a beautiful city skyline at night. It's well-equipped with a washing machine, microwave, and even a stove, perfect for cooking your own meals. This made our stay very convenient and secure! Highly recommended. The room is spacious with good air-conditioning and a curtain that provided privacy. The toilet is clean, spacious with good water heater. The owner and staff 々 are kind and the facilities are very good, but it is only negative that rats invade the room.
I stayed in a private room instead of a dormitory, but when I left my luggage and went shopping and came back, I was given a souvenir sweets to my friends, and I noticed that the mouse invaded for the first time.
When I was sleeping that night, when I woke up from the toilet bowl in the room, the mouse was stuck in the toilet bowl, and I managed to kill it, and I was relieved, but the mouse seemed to have ２ and １ missed i've lost it.
When I looked up the room to the corner 々 the next day, there was a hole in the corner of the room and it seemed to invade from there, and the mouse's hum fell around the hole.
After that, until check-out, I can only go out to buy rice so that I can't bite my luggage, and when I go to bed, I turn on the lights and turn on the TV in the room, and the rats come in. I decided to sleep with caution.
After that, the mouse seemed to go out to the dormitory upstairs, and the guests sleeping in the dormitory seemed to be damaged by the mouse.

Great pool on the 31st floor with panoramic views. The ad stated that the room had a large balcony and a sea view, but in fact it turned out to be very small. We arrived at night and no longer had the strength to sort out the number. The next day we went on an excursion and only contacted the owner in the evening. The next day, the owner offered to look at the other two rooms and the opportunity to move without additional payment. But we already had 2 days left before leaving, we had a lot of suitcases and things, so we decided that there was no point in moving. The owner responds to messages fairly quickly, unless it is night time. The apartment needs renovation. The walls are scratched, there is grease in the kitchen, one cupboard door is not working, the faucet in the sink is leaking onto the floor. Other options were cheaper, I took it from this owner because of the balcony and it turned out to be a scam.

|2.81km from city centerI stayed in the hotel for 3 nights and the location just so good it took me 20 mins walk from and to the Northern Pattaya Bus Terminal. Moreover it was only 10 mins walk to Terminal 21 or 5 mins to Big C Marina for food or fruits at superstore.
Room was spacious and bed was comfy.
Bottles of water and coffee provided for daily basis
The balcony was another addiontal points
The only downside was the aircon a bit old and noisy.

The soundproofing of the doors to the room is poor - you can hear people walking along the corridor. The sound insulation of the walls is normal. The residents were quiet. No noise can be heard from the street. The shower pressure is excellent. Wifi is average. You can't smoke anywhere. They offered to do the cleaning - I stayed for 2 days - I just changed the towel and gave me more water. Deposit 500 baht. The battery-powered safe box locked and would not open - they gave me a key - if you lost it, they said there would be a fine of 2,000 baht.

What I liked:
1. The owner is very cool and kind, he allowed me to check in a couple of hours early and check out an hour later so that I wouldn't have to wait. It's nice and convenient. Thank you for that.
2. The area is convenient, and there's a good hall, and beautiful areas to work in, in the penthouse on the 33rd floor there are tables and sockets, sofas. It's also great to work on the open balcony with a view of the sea and the city.
3. The view is incredibly beautiful. And the balconies are top notch. It's definitely worth coming for that.
4. There are 2 massage parlors on the premises (I checked and found one that's definitely good), 7/11, a market across the street, very tasty mango with rice for 60 baht. Right at the entrance to the apartments there is a vending machine with delicious coffee and tea. 5. The room is pleasant to live in and you can turn on YouTube and listen to music or watch Netflix.
6. You feel safe and comfortable on the territory.
7. There is a kitchen in the room and you can cook.
You can buy breakfast at 7/11 or a cafe on the territory.
8. You can take a taxi to the military beach, and to the dancing girl, and wherever you need. The port is also not far away. 50-100 baht. No traffic jams.
Cons:
1. If you are a real neat freak, the room itself is not perfectly clean. But I think if I asked the owner, they would come and clean it up. There is a mop, you can clean it yourself.
2. There is a smell from the toilet, but this is a problem in Thailand in general.
3. I did not find where to have lunch nearby, but during the day I was on the beaches and ate there. And at night at the night markets.
There are no more minuses)
The apartments are very suitable for remote workers and those who need a gym and a pool. And who appreciate that everything is on site.
A very pleasant experience, I really recommended it to friends who want to go for a long time.

It is located right on the route of regular songthaews, which is a big plus! In terms of accommodation, the apartments are a little worn out, but for me personally it was ok, in terms of comfort, it was good :) In general, the location is good, if the Jomtien area is suitable, then I would recommend it, taking into account the price rooms, I rented for 1700, found better and cheaper, but further away.

|3.86km from city centerOverall, everything was great – the location, the clean and cozy room. It's a beautiful condo. The only thing I didn't like was the situation with the bed linen and towels. Initially, when booking, I specified 2 adults and a child, and in the special requests, I asked for extra bedding and a towel for the child. Unfortunately, this was not provided. They did respond to our request and brought the set in the evening, but it came with an additional charge of 500 baht.
There was no information about this in the room description. The apartment has three sleeping spots (a large bed and a sofa), and we specified three people during booking. Therefore, bedding for the sofa, as a sleeping spot, should have been included in the price. However, we were charged an additional fee for it upon arrival.
By the way, 500 baht is an interesting price – you can buy a new towel in Pattaya for 100-150 baht and new bedding for 350-500 baht. These would be *new* items. Here, we were charged 500 baht for items that were not new. Overall, you should clearly state these details in the description upfront, because people travel with children, and frankly, this situation is quite unpleasant and a bit shocking.
