Welcome to our quaint apartment in a 19th century uptown Kingston home! We are delighted to offer our space to the VRBO community! We have hosted over 300 guests on another platform since 2020 where we have a 4.98 star rating!Only 2 hours from NYC, escape to this pet-friendly outdoor oasis in Uptown Kingston only a short walk from the historic Stockade District & Midtown Arts District.Renovated in 2020, this 1-bedroom apartment is accented with vintage decor and boasts a huge backyard for you and your pup. Use the full kitchen or walk to the many restaurants nearby.The expansive backyard includes a stone patio, outdoor table for dining, Adirondack chairs & hammock.Free driveway parking, WIFI, and Netflix!We are 2 miles from the NYS Thruway exit, making our place the perfect starting point for your adventures in the Hudson Valley. Woodstock, New Paltz, Rhinebeck, Red Hook, Saugerties are all accessible in 20 minutes or less! Hudson & Catskill are about 30-35 minutes away. Our retro-styled apartment is located in the rear of the house where you have full views of the spacious back yard. There are two large rooms -- one includes a full kitchen & dining area, where we have lots of cookware as well as the basics so you can start cooking! The other room is the combined bedroom & living space with large windows overlooking the back yard, high ceilings and exposed beams -- bedding & sheets provided as well as blackout curtains. The bathroom includes a standing shower and we are fully equipped with toiletries and an extra toothbrush in case you forgot! Our space sleeps 2 people in the queen bed but we can accommodate one additional guest with the addition of a twin air mattress. If you have a child or another guest, please let us know when you book. An additional guest fee of $24 per day applies. The bedroom includes a Bluetooth enabled sound bar to enjoy your own music, an industrial style desk & office chair on wheels so you can work anywhere you want. Enjoy our complimentary Netflix account or log in to your favorite streaming service on the smartTV. The shady backyard is the best part and will be exclusively yours during your stay! Play unlimited fetch with your pup or just enjoy the active community of birds & squirrels that greet us daily! We can accommodate additional pets if you let us know when you book. Additional fee applies. Choose the hammock or Adirondack chairs for a great place to chill outside. The high-speed wifi reaches most of the backyard so you can work just about anywhere! Many original details were kept intact on this mid-century addition to the house including the custom “shiplap” design in the bedroom. The apartment door and “barn” door in the bedroom were up-cycled from existing materials. Our green mission: we strive eliminate the use of single-use plastics in our space. We use biodegradable trash bags, plastic-free laundry detergent and refillable bathroom amenities to reduce our impact on the environment.There are 3 stairs to enter the property. The stone pathway and stone patio is un-even and may not be appropriate for all guests. Please be careful.CHECK IN / OUT:Check in is available after 3 p.m.Check out time is 10 a.m.Contact us with at least 24 hours notice to request late check-out or early check-in.HOUSE RULES:No un-registered guests or parties.No smoking anywhere inside the property.No candles or incense permitted indoors.Quiet hours are from 12am-7am. These quiet hours also apply to your pet.Flush ONLY toilet paper, nothing else.Kindly remove your shoes when entering the apartment.Kindly turn off the lights / AC when you leave the apartment. Please review the Kingston recycling policies posted and adhere to them accordingly. Security cameras are in use on the outdoor areas of the property. Please see the binder inside the apartment for full check-out protocols.PET RULES:ONE well-behaved, friendly, quiet, house-trained dog is permitted per rental. If you would like to bring an additional pet, there is a $50 fee so please let us know when you book. If your dog likes to sleep on the bed or other furniture, please bring a doggy blanket/sheet to protect our furniture for future guests. There is another friendly dog that lives on the property but you will have the back yard to yourself. The yard is fully fenced.Unless your dog is well trained, keep your dog on a leash at all times.Never leave your dog unattended outside. If your dog pees or has an accident in the apartment please clean it up immediately and notify us immediately. Cleaning products are under the sink. No digging.Clean up after your pet. Place your doggy bags of waste outside in the can provided.Please wipe muddy paws once you come inside.If you go on hikes we recommend your dog be protected & checked for ticks. The Hudson Valley is a very active tick area.Please bring your own doggy bed/crate. We do have pet bowls!By booking our place you agree that you are fully responsible for your dog’s behavior while you are home & while you are not home. Lost keys will incur a replacement fee of $20.Any damage made to property or furnishings will be billed to the guest and reported to VRBO.NO MORE THAN 28 CONSECUTIVE NIGHTS CAN BE BOOKED. All linens and towels are included with the convenience of a country store below you for any grab and go items you may need to purchase. Two covered porches allow you to relax outside anytime you would like. We're happy to assist with any questions while you stay at our apartment.Out the front door are restaurants, shops, food trucks and the Wallkill Rail Trail which has 22 miles of trail. Hike or bike the trail into New Paltz to visit the sites in the village or continue on into the small charming village of Rosendale. Drive 10 minutes to hike Minnewaska Sate Park or visit famous Mohonk Mountain House nearby. Like wineries? Follow the Shawangunk Wine Trail to visit all 13 of them if you'd like. Many local farmstands surround us to get the freshest produce & flowers. Lots of events take place here in the Hudson Valley all year long so there is always something for everyone to do.
