The location of the hotel is very good, take a bus from the gate of the train station to St Get off at Francesco Church Station. The hotel is 200 meters opposite. The first photo is after the bus gets off and the hotel is taken. The big house in the middle of the front is the hotel. In the first photo, the tall tower on the left is St. Francis Church (it takes less than 10 minutes to walk), and the second photo was taken on the hotel terrace, just walking to the center of the old city.

This would be an easier place to stay for Italians because of the language barrier. Even though it's a BNB, breakfast didn't come with our stay. It has a kitchen but it's not well equipped. We had a two bedroom, but the bathrooms were tiny and the space was cramped for . Now that4 adults. Now that I got out what might not be a good fit for all, let me say that our hostess was very gracious, the grounds are beautiful, and at night you have an incredible view of San Francesco Basilica. It is out of the way for those who want a car, but a very short drive to Assisi historic district. Overall a very nice place to stay with a few limitations.

I stayed here with my husband and two teenagers from June 8 to June 9. Location is second to none, only a few steps from Basilica of St. Francis and also walking distance to/from the bus station. The entire town is just lovely and very charming. We got family room #10 located on the building's attic, it consists of two separate areas: a double bed, and two twin beds, with a bathroom right in the middle. Enough toiletries for all 4 of us and the entire room was clean, with plenty of storage places. The double bed area might come across as small so you could store items on the twin bed area which is a bit more spacious. Both twin and double rooms have brand new flat screen TV's, so updated that we were able to watch Netflix. AC is located only on the twin room so guests on the double room might not feel it so my advice would be to turn it on way before you get to sleep and also to close the bathroom door so that the air distributes more evenly. Beds were comfy and we had piece and quiet during our sleep despite a concert going on right at the Basilica's premises. Not enough dining options nearby; there's a restaurant facing the Basilica but it doesn't serve full dinner until 7pm. Breakfast was delicious and very filling: coffee, juices, croissants, fruit(i.e. apples, oranges, bananas), pieces of cake, biscuits, cold cereal, assorted cheese, yogurt, jelly, Nutella, butterand different kinds of bread. I found this breakfast to be simple, yet one of the best I've ever had at this type of accomodation. I'm giving this place a rating of 4 instead of 5 for the following reason: we booked via *********** and my husband got an email with instructions on how to make self-checking in case we arrived after reception's closing time which was 7pm. We arrived at 4:30pm so reception was supposed to be open, no one answered when we rang the bell so my husband entered the code to enter. We did and there was no one on sight so my husband followed the instructions on where to look for our check-in envelope. All 4 of us looked everywhere also fearing that by doing so were being way too intrusive but there was no info related to us. Several times we tried to reach the staff at all three numbers that were posted on reception with no response and there was no email to contact them so last resort was to sending them a message via *********** before considering staying somewhere else, all the while crossing our fingers that this time someone could respond. Finally, at aprox. 5pm, my husband got a reply stating that we just grab key #10 from the wall and go to our room. Next morning the lady from reception requested us our passport just a couple of minutes before check-out; I know it's part of the procedure but I see no point in showing our ID's right when we were about to leave. We didn't mind that staff doesn't speak too much English; instead, we decided to learn some basic Italian phrases before leaving home because we're not self-entitled when it comes

Hotel in the historic center of Assisi with paid parking nearby. Our room overlooked the street and had a beautiful view, it was spacious with a nice bathroom which was also large and had a window. Good breakfast always replenished by the staff. Excellent location for visiting the center of Assisi.

As every year, we spent the holidays in Assisi even during Christmas 2021. For several reasons we decided to try a new hotel and chose just the San Rufino, the girl's nice welcome, whom I unfortunately don't remember the name, who checked in and given the first indications. The simple room, we took a couple, but complete of every comfort and especially clean! I look under the bed because I am a powder allergic subject and this ”detail” I think it is important. Abundant and varied breakfast. The location is his winner card, especially for us was a nice choice as This time we decided not to take the car but to get in the air to Perugia and then take the bus to Assisi. The stop is very close but at the same time the hotel is also two steps, just two counts, From the beautiful duomo of San Rufino and then from the rest of the city through the typical viuces. If you have no luxury but essential requirements such as cleaning, welcome, location, the tranquility because near the center but far from the noise - admitted that there are no noises in Assisi - I think it is very recommended the hotel San Rufino. Excellent quality/price ratio.
