Well, this was an odd stay. Check in was confusing; apparently we should have received a text message and email with codes to access the hotel and room. The lady at the reception desk was able to provide us with the codes but this process was a bit of palaver and involved having my phone’s text message inbox scrutinised, which I have to admit made me feel a little uncomfortable.
When we arrived in the room the toilet had been dismantled; the lid of the cistern was on the floor and the cistern itself was empty. When my friend went downstairs to enquire about this it transpired that a handyman had already been called (Mike, who was absolutely fantastic and fixed the problem quickly and with a smile) but it would have been better to have been told about the issue at check in.
The room itself was comfortable and mainly clean, other than a few stains on the carpet which weren’t a deal-breaker. Coffee and tea making facilities in the room were a bonus.
We chose the hotel over others at a similar price point because it advertised breakfast included in the price; it looks like they have stopped providing this service however, and again we were only told this when we enquired.
All in all, the OYO idea (self check in with a minimum of faff) could work, but it needs to be executed with much more care and attention to detail than it currently is at the Regency to be worth the £116 we paid for the night.

No lift. No food provided. The location is a bit far from temple mead station but close to the university. The room is small and quite old.

Staffs are friendly and the hotel provided free breakfast, but the hot water and milk would be not enough if the customers have breakfast late

The first thing I really appreciate is the friendliness of the staff. They offer help even though you have not ask! Very considerate.
They offer grab and go breakfast which has many items: Yogurt, apple/banana, muffin, energy bar and drink!
They also have a little drinking bar that you can serve yourself! So I add some marks on amenities part.
Yet there are something you can take a reference if you book:
I live in shared bathroom and the washroom was too public as the window is open and I have no idea how to close it. The shared bathroom room type only have small window unlike other room types.

Disappointed
My stay was terrible the hotel not clean the carpet disgusting my room was on the 3rd floor no elevator it took me 15 minutes to lift my luggage cz 6 months ago I’ve broke my back ( L4))for a high price I’ve suppose to be in a better hotel to tell you the truth I’m not use to these kind of hotel in hotel . Overpriced, shabby and not clean
Arrived to find that the on site parking was £20 and not £10 as promoted on this site. The carpet on the stairs was filthy and we walked 6 flights to discover that the electricity wasn't working. The bed itself had clean sheets and was comfortable but the bathroom door had what looked like blood or faeces on the frame. Would not walk in bare feet in the room because the carpet was filthy. Worryingly none of of the fire doors on the six flights of stairs would close properly. I chose this place because it was near where my daughter's student accommodation is but never again.

Hotel of horrors!
A two night stay of horrors! Gross online misrepresentation - nothing like the pictures!. I strongly advise against staying in this hotel. The carpets are so dirty you cannot walk barefoot. The curtains are ripped. Lack of sockets in the room and dirty shower which leaked all over the floor during use. It continued flooding and soaked the carpets after I had left the room. I was moved room after much debate with the male manager who tried to blame me for the flood!I moved room but on return after dinner found the codes (it operates a digital access code system) had been changed and I was locked out! Komal ( manager) was very helpful but if she hadn't been there I would have been a lone female in a very vulnerable position. This is not a hotel for lone female travellers! Rude male staff. Lack of facilities - no sign of any compensation despite numerous texts/emails! Avoid!!
