We loved our three night stay at 21212. We had a spacious room on the top floor with a fab view. The multiple flights stairs seemed daunting at first but I started looking forward to the climb each time. We found our room to be comfortable, warm and cozy. We enjoyed the big king bed with the luxury linens. The bathroom also very nice had heated floors and plush towels. Something unusual, there is a fancy small restaurant in the house which is open for dinner. Breakfast is offered for a fee which is unrelated to the restaurant but we did not participate. The hotel really feels like a B and B as it a large house with 4 bookable rooms plus its located in quite residential area. The location is convenient for walking if you like walking! The female staff working were all very nice and take good care the of house. We highly recommend booking a stay.

What a great place to stay, accommodation was perfect and staff amazing. Great place to relax our accommodation had a separate sitting area and kitchen area which was perfect for our needs. Would not hesitate to stay again and highly recommend. This is a restaurant with rooms so luggage storage can be more difficult but there are options.

What a lovely hotel. Beautiful location and an absolutely drop dead gorgeous room. Unfortunately we couldn’t stay long. It was our last night in Scotland and we had an early flight. But I would stay again in a heartbeat. Staff was warm and friendly and the room was stunning. Close to the royal mile. Close to holyrood.

Can’t praise 21212 enough. Staff at reception were fantastic, polite and informative. I was able to drop my bag off early. The room was outstanding- luxurious with a separate lounge area and super king size bed. Beautifully decorated. To top it all there was a 1* Michelin restaurant within the building so didn’t even have to leave the building to eat wonderfully. Breakfast was included in the price and was equally good. Highly recommend and will definitely stay here again when in Edinburgh

Absolutely beautiful stay here, warm welcome and gorgeous room and would highly recommend this hotel - we will definitely return soon. We stayed to celebrate my husband’s birthday and it surpassed our expectations. We had a wonderful night and beautiful breakfast in the morning and felt very looked after so thankyou very much. Room 2 was spotlessly clean very spacious with a lovely garden view. Probably one of the nicest rooms we have stayed in Edinburgh.

What a fantastic find - having eaten in 21212 a few times over the years we had never had the pleasure of staying in the rooms until now and from now on it will be the first hotel we will be checking for availability, its small with only 4 rooms but they are of the highest standard, large, comfortable and well fitted out - on its own the bathroom is bigger than most other hotel rooms, with heated floors and luxury bath, its top end. Some very nice additional touches in the room including a wee decanter of sloe gin, delicious ! Its a very personal service and Katie makes sure you are welcomed and makes your visit feel very special, a fabulous host. Thank you for looking after us Katie - we had a great time and enjoyed our stay immensely, we are already planning our next stay !
