There aren't stars high enough to rate our experience while staying at this place! We absolutely loved everything about it: The lovely couple that owns and runs it, who also does the delectable breakfasts, are absolutely delightful. The attention to detail at every turn is meticulous and a delight. They are also very jovial and always willing to help or even tell a wonderful story. It was a magical stay and we hated to leave!

What can I say? Ross and Kathleen made us feel so welcome and provided everything we could possibly need. The breakfasts are incredible, in a beautiful dining room. The entire house is filled with antique furniture and art, yet the bathrooms are fully modern. Beds and pillows are comfortable. They have an honour bar in the lovely lounge and a direct line to taxis, which arrive within just 5 minutes or less. A 2-minute walk takes you to a bus stop and, armed with the map and bus information provided on check-in, you have everything you need to find your way around the city. A 1-minute walk takes you to a lovely little Indian restaurant, wonderfully close for those tired evenings after a day of touring and walking, with other restaurants not too far away as well. I would stay here again for sure. We loved every minute of our 6 night stay.

We stayed at this beautiful guesthouse for a week during the Edinburgh Festival and it was perfect in every way. Our room was spacious and very comfortable, with wonderful attention to detail, whether it be the authentic period styling or the tea and coffee provisions and bottle of fresh mint infused water. The excellent ensuite has fluffy towels and gorgeous toiletries, the whiskey hand soap was delightful. And of course I must join the chorus of praise for the breakfasts! Ross takes pride in sourcing only the best ingredients and cooking to order, and every morning was amazing. Also importantly, the location is great, you can walk into the city, or there is a bus stop a very short distance away and several buses that take you straight into the city centre, so you never wait for long, including coming home. Ross and Kathleen are very special hosts and we are very thankful for our wonderful week in a home away from home.

We spent three nights in May – together with close friends – at this amazing bed and breakfast, and is was just perfect. From the warm welcome by Ross, to the breakfast that looked like it came straight out of a fancy magazine, everything felt wonderfully thoughtful and cozy. Our rooms had all the nice little touches you’d hope for – fluffy towels, premium bath products, a tray for tea and coffee, fresh mint water – and they were sparkling clean. You can tell just by walking through the house and garden how much love and heart Ross and Kathleen pour into the place. Ross, by the way, is always up for a laugh and has plenty of local tips, maps, and restaurant to share. Free parking is a plus, and the bus stops practically outside the front door – super convenient for getting into town. Next time we're in Edinburgh? No question – we're staying right here!

OK, so I needed a place in the Southside at fairly short notice for a big group party. And everywhere in Edinburgh is expensive all the time. I was trawling the online agencies, eveything was 540 for two nights. Then I saw this, and a memory of a pro review flickered, 23, so I looked, and found this amazing place, as had a newspaper recently. Its a coach house, on the south road into the city, but JUST far enough out for a 10 minute bus to the famous bits, and a quiet road outside. Total Goldilocks. It is beautifully restored by the owner/occupiers/hosts/curators Ross and Kath. Big light stained glass lit hall. Wait a moment in the club room - all old chesterfield, victorian maps, fat cushions, and the best stocked honesty bar i have ever seen, truly. Help yourself an just write it down, says Ross. The room, again victorian, huge bed, big armoire, lots of plugs, four seats, all victoriana. Tea tray contained real tea, real coffee, and the bits to use them. Huge dak wooden shutters, and bluetooth roberts radio quietly onsite. The ensuite tho was thourough;y modern, white ceramics, huge light window, rain shower, free scottish soaps. All of this, but then the food, the food is just astonishing; local, secret, well thought out, cooked for your order. Just absoultuely astonishing. I thought id ingratiaite myself by thanking Kath for the stem ginger in the oats, she thanked me a nd asked if id spotted the sea salt. Quite astonishing. I hope youve stayed for the one last hing I must tell you - it pretty much sits with the chains and the others when booked with online agencies. So dont - go to their own website, book it yourself, and save as I did, almost a hundred pound on a two night stay. I will never feel i need to look for anything in Edinburgh again. Sadly I couldnt get the drag and drop to accept my photographs - but believe me you wont be disappointed!

Our room was simply unbelievable, beautifully furnished including fresh grd coffee, a plunger, tea, bar fridge, TV, radio, good sized bathroom, all spotlessly clean. The bed and pillows were super comfy and our breakfasts were delicious especially the yogurt and granola and the scrambled eggs, again the dining room is superbly furnished , it was such a treat to stay here, we loved it so much plus its only a short walk to the old town and on site car parking is available

I do not have words to describe how delightful 23 Mayfield place was. This was by far the most wonderful experience I have ever had at a B&B. They have thought of everything to make you comfortable and welcome. From the historic building to the top notch breakfast, I could not recommend it more. There were too many wonderful touches to describe in a short review. You must experience it for yourself!
