Great location but my those stairs! Despite being on the top floor I would stay again as the room was clean, spacious and with a walk in shower. Loved the Nespresso machine too and the beds were comfortable. Also very quiet. No staff but there was a porter on call mid afternoon till later at night apparently. Don't be put off by the entrance.

Lovely clean large room in the perfect location, great area for choice of bars & restaurants and a short walk to all local attractions. A few stairs to climb for top floor, but the whole of Edinburgh is stairs & hills so you soon get used to it. Weatherspoon’s 2 min walk for a good brekky to start your day off. Room has plenty of tea & coffee , even has heaters & coolers . Would deffo return & recommend Just a shame there are no drawers & plug by mirror for doing hair

Fantastic location! We had room #1 , 3 beds and a private bathroom. Rooms were tidied every day and towels restocked. Only down side was the noise. The room got pretty warm, but if you opened up the windows, the street noise was too much. The pubs downstairs get pretty rowdy by mid week. Bottles being recycled multiple times a night. Thankfully we all had headphones to sleep with. Coffee & snacks in the room and common area. Be prepared to walk up several flights of stairs as theres no lift. Location made the small inconveniences worth it.

On the positive side a fairly good location and moderately clean spacious rooms but not exactly luxurious! The rooms were serviced daily. However, there are no on site staff! It has been turned into a number of rooms with a key code locked door. There is no entrance either with a ‘sweeping staircase’ as described or reception. We were on the 3rd floor and it was quite a drag up the staircase. There is nowhere to leave your luggage on the property. The suggestion is you walk across the road, quite a way, to a cellar next to another hotel and use a key code on a padlock. Not secure at all in my opinion and worrying leaving luggage there. I wouldn’t recommend booking here at all. It was quite pricey and I’m sure there are much better options available elsewhere.

This place was horrible Entry to room up 3 flights of grey concrete stairs no staff all communication via email Tried multiple times to book a taxi from our top floor room no reception Had to walk down the 3 flights to outside to make the phone call Got a message back after telling them of the problems I had saying Glad you booked your taxi Enjoy your tour tomorrow Worst way to run a guest house ever

Great room in a great location but very noisy. Every coach in Scotland hammers down the street all day and night. Rabble downstairs plays loud thumping beats from 11pm to 1am that kept us awake. Every night. 7.30am beer lorry arrives. Shame as its a great size room.

To avoid. We stayed 4 days and the shower didn't work (no water) the whole time. They didn't give us another room. They just offered an access to the staff shower. It's not really what we expected for a romantic weekend. But the real problem was they just didn't care. When I messaged them to tell the problem should deserved a compensation they just never answered. At all. They are crooks and if you have a problem you just will be on your own.

Do not stay here. Both nights of our stay we were kept awake by other guests until 5/6am. They were playing very loud music, shouting and screaming, slamming doors and threatened us when we asked them to be quiet. There were multiple groups of people doing this - there are no staff at the hotel and the owners clearly don't care about who is staying there. We contacted the owner, Rebecca, multiple times and were ignored. We also spoke to Sarah who agreed to refund us but has now stopped responding. They were happy to take our money but clearly aren't bothered about actually providing an adequate service. AVOID.

The service from this hotel is absolutely appalling; my boyfriend and i stayed here for two nights last week. Firstly, i was not sent the check in details and if I hadn’t had emailed them an hour before we were due to arrive I wouldn’t have received them, which would’ve left me very confused seeming as you have to enter multiple codes to get to your room because there are no staff in this hotel, which leads me into our biggest problem of the stay. For some reason this hotel thinks it’s a good idea to open a communal room in an unstaffed hotel with no cctv or and no instructions of who to contact if, inevitably, people are in this communal room making noise until 6am and you cannot sleep. We stayed on a Monday and Tuesday night, on the Monday night there were a group of men (most of which were not staying in the hotel) shouting and playing music and running around barefoot on the furniture until 4am. On the Tuesday night there were a couple playing loud music and loudly arguing with eachother from 2am-6am, they were shouting so loudly at eachother that we could hear them with our earplugs in and we were staying upstairs when they were downstairs. My boyfriend shouted at them to be quiet and received a threatening reply back. The possibility of something awful happening and the police having to be called mixed with the arguing all night meant we got no sleep. Naturally we were not best pleased so requested a refund from no.53 a week ago, on the morning we left the hotel, to which they agreed. However, I am now being ghosted by Sarah and have not received a reply or the refund. It is illegal and against the consumer rights act to not refund once you have agreed to so I will be seeking action through my bank account if this issue is not resolved. do not stay here if you want a safe and quiet nights sleep.

The location is terrific. The room efficient. But, the place lacks hospitality. There is no on-site staff so if there is a problem (and there were some) all communication is handled via email. Problems: misunderstanding about a private bathroom which was across the hall, someone else used this private bathroom, the shower mechanism was broken and took days to replace, the door that gets one into the place was often left open despite assurances that security was their foremost concern. All of these problems could have been resolved amicably in person, but disembodied emails handled this with all the charm of an A.I. app cheerfully and repeatedly apologizing made this experience feel cold and soulless. So, as the title suggests, the place had all the personality of a corporate elevator. 53 Frederick can do much, much better...and so can you.

We found this property to be ideal for our needs. It's just minutes to the train station, Castle, Old Town, etc. There was thankfully a fan in the room because it did get stuffy. We were lucky to meet the on-site porter several times, so we knew that someone was there behind the door marked "private. My one recommendation to the owners--your emails are way too long! A short one with the relevant info like codes shouldn't contain all kinds of other info (like check in info was included in the checking out message.) Much of the info can be contained in hyperlinks (there are helpful QR codes in the room.) Checking in that we'd arrived was a nice touch. I would definitely stay here again.

I booked the Studio Apartment which is right at the top of the building, being a loft conversion providing open-plan kitchenette, lounge area, bedroom and separate bathroom. This apartment is reached by multiple sets of stairs. All interaction is done via online messaging, like Airbnb keys are in lock-boxes and there's a code for the electronic exterior door locks. The studio apartment has cooker, fridge, freezer, micro-wave, wine cooler etc. so you can be completely self-sufficient. All these worked fine, plus there's cutlery and china provided. WiFi is free and very fast. Not having to find a free table at restaurants or be restricted to hotel meals is ideal during the busy Edinburgh Festival and you can suite yourself when to eat. Of course you need to do your own cooking but there's local supermarkets within walking distance to stock up. The location is ideal, being within walking distance of Usher Hall, National Galleries, Princes Street etc. One downside is there's only Velux windows so it's tricky to leave these open for ventilation if rain is expected. The apartment can get hot during the day while you are out. Parking in Edinburgh is challenge and although there is metered parking in nearby streets this is very expensive and I choose to leave my car in the Q-Park Omni. There's a bus service which connects the two or a taxi is about £12 to take more luggage. The elephant is the room is the cost, I paid about £330 per night in the first week of the Festival and the booking conditions are pretty inflexible. Bear in mind, even the nearby Travelodge is looking at £250/might during the Festival. As such, I'd say for some couples the Studio Apartment price is acceptable if you value having something akin to a pied-à-terre in the city centre during the Festival.

This is not a Bed and Breakfast as advertised but a self-serve boarding house with no staff or dining facilities on site. The claim to be a B&B is based on their offer of a meager discount to a local restaurant. If you are looking for a two story walk-up with a broken room safe as well an electric shower that alternates between freezing cold and scalding hot every few seconds then this is your place.

First off, although 53 Frederick calls itself a "Bed and Breakfast" in many places, it is not. There is absolutely no breakfast provided. There are several restaurants that do breakfast nearby, including Cote right next door. Nor is there any kind of human interaction. You are sent codes to the doors on the day you arrive, and you get the key from a keysafe, and return it when you leave. There is a message contact for problems and questions which was always responsive. The best upside is the location which is fabulous. You are right in the middle of the city, steps from all the tourist sites, bars and restaurants. The city tour bus stops literally across the street. Despite this it is quiet enough to sleep, thanks to thick stone walls. Given this proximity, do not bring a car if you can avoid it. Parking is a problem. Overnight it is doable, but in the daytime you are either going to be paying a lot of money or moving it frequently. The other issue is the five flights ( two storeys) of stone stairs you need to climb - seven if you are on the top floor. But the rooms are good, clean and big andtheTV is huge. We would definitely do it again if we were younger, but being older we might go for a place with a lift.
