Excellent location, quiet surroundings, landlord is Warrens. Just over 10 minutes walk from the city center and surrounding attractions.

Lovely stay room was very spacious and clean keiko the owner and her husband was very nice we would definitely stay again half an hour walk from edinburgh centre parking pay £20 for 3 days which was very good value

Not sure if this has been recently taken over or not but the previous years reviews don’t really match our experience. The room suited our needs fantastically, 1 double bed and 2 singles (keeps the teenage daughters from arguing) and en-suite. The room was spacious and very clean. Had a tv which I could sign in to my Netflix account. Tea and coffee facility’s. Plenty of clean towels. The location was ok, about 1 mile from main centre and up and down a hill so if walking around need to be semi fit. There’s a Tesco express 4 mins walk up The street which we used a couple of times. Overall we were very happy with our stay

Horrible place. Avoid at all costs!!! Horrible host, lies and scams you out of money. She took my money and scammed me for 2 nights and kicked me out to the streets after being upset she had no hot water or food for breakfast. Watch out she proves late check in , cancels you for no show and keeps your money.

The host was nowhere to be seen (we never even met Keido!); the room was dirty, dusty, and covered in mold; the ambient temperature was 13°C (55°F); there was no heating in the tiny bathroom; breakfast was offered by the host via email, so we booked it, but the host cancelled at the last minute; the bedding was appalling; the toilet only flushed about one time out of four: we ended up filling the bin with water from the showerhead to flush away waste; the room wasn't soundproofed: we could hear the neighbor urinating! The price was exorbitant for what was advertised as the best room in the establishment. We ended up renting another place for the second night, which we had, however, paid for in advance.
