Really comfortable beds, ghd straightners which saved my wife taking hers. Shampoo and conditioner smelt amazing.We were in room 9 which could be a little noisy early morning with bin lorries and the like,but wouldn't stop us from staying again.

Friendly, efficient staff, a buzzing bar, a cracking breakfast and bedrooms with everything you could possibly need - all in a great location. We loved our stay and will be back again for the Festival.

Really nice hotel in such a central location. Room had everything you could need - well stocked mini fridge, hairdryer, straighteners, coffee machine. Bed was big and comfy. Only thing I would say is we could have done with some more storage space in the bathroom as there was no shelf or anything to put our toiletries. Would definitely stay here again!

Nice little hotel at a great location. Staff is friendly and helpful. We arrived earlier than check-in to drop off our bags, and they’d made sure to put them in the room for when we got back. They also provided snack bags when we had to leave before breakfast one day. Although the breakfast was objectively decent (set menu), there aren’t a lot of options if you don’t eat pork or eggs. Both waffles and granola were great though.
The bed was ok, but the pillows were very voluminous and hard, so they weren’t very comfortable to sleep on.
We couldn’t hear the bar downstairs, but even though we had the double windows closed, there was a lot of noise getting in from the alley. It wasn’t too much of a bother for us, but not ideal if you’re sensitive to noise.
Cleanliness was generally good, but I do wish that they’d have emptied the bin in the bathroom from the previous guests. There also wasn’t a bin in the actual room, so we to put our garbage in bags and left it near the door every day.
Not very accessible as there are a lot of stairs.

Such a beautiful relaxed stay. Staff were all so nice. Place was spotlessly clean and quite luxurious. There's a really nice vibe to the whole place. Breakfast was also fabulous. Really glad we booked and can't wait to go back.

Location across from Fredrick House Hotel and has a great atmosphere Staff including Iona are bright, cheerful and welcoming Food is very good and filling As said, great location Highly recommend this venue for eating throughout the day Thank you!

This would of got 5 stars but room far too hot Everything else was perfect Coffee machine kettle hairdryer straighteners mini bar glasses Just everything you would need Beds very comfortable Staff very friendly and helpful Rooms and bar clean Breakfast was lovely 😊 This place is located very Central for everything Would I stay here again Yes 🙌

My husband and I stayed one night at this lovely hotel. We were warmly greeted on arrival. Kirsty was excellent gave us all the information we needed and our bags were taken up to our 2nd floor room. Room was very clean. Bed and pillows so comfy ! But the noise started at 5.15am from bin lorry and this continued off and on for approximately 2hrs (from various sources ,delivery vans etc) The room was warm and fan couldn't be adjusted before 24c It's such a shame. This is a tastefully decorated hotel with well equipped rooms. ALL the staff are cheerful,helpful and friendly and are extremely well trained. Would we return?Definitely, but not to stay over sadly. I was reluctant to rate 3* as all the staff try so hard to make your stay a pleasant one.

I read previous reviews before I booked so expected some street noise but the bottle bins were right outside my ground floor room and the noise (at very unsocial hours) was awful. There was no discernible noise, however, from the very lively bar on either Friday or Saturday nights, despite it being heaving with Edinburgh’s finest! Although I asked twice before I arrived if the room had air conditioning and was told by two different staff that it had, it turned out to be a fan which was useless. The room was stifling and made sleeping very uncomfortable. That said, the room was very well equipped and the bed comfortable. One outstanding feature for me was the fact the mini bar (in a small SMEG fridge had a jug of fresh milk as opposed to those horrible UHT pods. I have never come across that before. The staff were brilliant, cheerful and attentive. The food was bistro quality and well presented. Overall, I got what I paid for, but would have appreciated a cooler room and the bins could be moved away from the window!!
