We stayed one night and found our twin basement room very clean and comfortable and the manager Luckas to be extremely welcoming and friendly, with loads of tips on good local attractions and eateries etc. The place is only an easy 20 minute walk to Princes Street but there are a few very nice pubs nearby just off Walker Street. Some people may not like the fact that your bathroom is not en-suite and is a short walk across the hall, but on the plus side it was very clean and spacious, nicely decorated and for your sole use, not shared. The only negative thing was that the shower in the lovely bathroom would not run hot! I tried all settings for about 15 minutes to no avail. In the end I had to have a bath which had loads of hot water so not the end of the world! However, I’ve seen previous complaints about the same thing so maybe the owner needs to sort this out? Overall, great value, nice area and friendly host. Would definitely stay again.

Beautiful hotel in what we believe to be a converted town house. Stunning. Lovely rooms. Comfy and cosy. Spacious. Lukas, the hotel manager I assume, is very friendly and welcoming, a very lovely person to talk to. Helpful, knowledgeable about the city with places to eat, attractions etc. Would definitely recommend this hotel. 10min walk from shopping areas.

5 ⭐️ from me & friend Alec who just spent a couple of nights there. Laid back, comfortable & extremely friendly. Stay made all the enjoyable thanks to the congenial company of fellow guests Celine, Zander & their lovely dogs. Fab patio area, perfect for coffee in the morning & drinks in the evening. Thanks to Lucasz for hospitality, … maybe see you along the Playa Poniente one of these days 😎 😄 Really nice to meet you & would definitely stay again & happy to recommend 👍

Two nights in ground floor en-suite room. Very well appointed, clean and tidy, comfortable bedding. The host Lukasz was very helpful and friendly, helped us to find dining spots and drinks close by. This guest house is in an excellent location, close to town centre and attractions. Would most definitely stay again.

Very clean room, quiet place. We spend few days in family room with private bathroom. It' so near to city center with old town, so You can have nice walk from Chester street. A lot od cafes, restaurants, shops nearby tle place. Host-Lucas was very kindly, approachable, told us about place worth to see it. It's close to buses, which goes to Fifth of Forth and 3 Bridges and it's very close to Dean Village.

22 Chester Street is in the West End in a large New Town building close to the Episcopalian Cathedral with its bells rung on a Sunday morning (audible but didn't wake my travel companion). Our room was on the ground floor with 2 twins with a large separate bathroom for our own use next door, dressing gowns were provided for our use between rooms. The room was a good size with tv, the bathroom was enormous with both bath & shower. There is a lounge with games, books & tv, plus microwave, that we used on our last day whilst waiting to leave on late evening trains, we were also able to leave our luggage whilst we used our last day to do some more sightseeing. Chester Street is minutes from the west end of Princes Street with local bus stops nearby, many going the length of Princes Street, just tap a card on boarding. The area is quiet but also well served by cafes, bars & restaurants. 22 Chester St doesn't do food but I'd recommend Foundry 39 (dinner), Vesta (Social Bite pay it forward) (breakfast & dinner), La Plaza Bistro (breakfast), Cairngorm Coffee. I'd recommend booking at busy times eg Hogmanay, we found that it was almost essential to book. I can't praise the manager Lukasz enough, welcoming, always there, not at all intrusive, just a lovely host, he's a credit to the property.

Our ground floor room was perfect and we had an ensuite bathroom. If your train is going through Haymarket and Waverley, get out at Haymarket. We were nicely welcomed on arrival. Our bed was really comfortable and the wardrobe was great for hanging up dresses. The shower worked really well (it may take a few mins for the water to warm up) and the towels were lovely. It was quiet and I felt really comfortable in the room. We walked around a lot and this was a nice base to explore from. I would highly recommend

We were travelling as a family of 5 so got two rooms here for 3 nights. There wasn't a 24h reception as it was a guest house so all requests were done (e.g. tea/coffee top up) via Whatsapp or in person if manager was around. Everything was fine until there was no hot water to shower for one of the rooms on the second day. We notified Lukasz, the manager who was dealing with us. All we wanted was for him to resolve the matter but he was confrontational and would not believe that there was a genuine hot water problem (he also never came into the room and check). He believed that all the hot water was out, despite none of those in that room had showered. We had already checked for hot water for 30 mins but he requested that we ran it for another hour (frankly it's ridiculous for any guests to have to wait for 1.5h just to get hot water if functioning). Only after 1.5h of waiting and still no hot water then Loukas finally admit that there was an issue. I was extremely disappointed and frustrated with Lukasz's attitude as he was in denial about a genuine issue we had. Should he had offered to investigate earlier on and listen to us, we would have been forgiving. He was extremely defensive as he said that in his 7 years he never had issue with this and other neighbouring rooms were fine (seemingly gaslighting or painting the image that we were troublemakers). The next day he said he sent for a plumber but the issue wasn't resolved. Funnily enough, another guest knocked on our door to ask if we have hot water. So two nights without hot water, no apology, no resolvement. Appalling. We did not seek compensation so no excuse to justify for such defensive behaviour. He also painted himself as the victim as he said that my mother shouted at him but actually he raised his voice in the first place and my mum got agitated because he wouldn't believe us.

Just returned after an overnight stay at 22 Chester Street. We arrived to a warm welcome from Lucasz who had our room ready earlier than we'd expected. The property is well looked after, quirky, and homely. Our good sized room was on the basement floor and had absolutely everything we could need for a short stay, comfy bed, beautiful bathroom with heated towel rail, and room was really nice and warm throughout the night and into the next morning. It's situated a short walk from Princes Street, maybe 10 minutes max. but it's so quiet in the area it feels miles away. It's a beautiful area surrounded by elegant properties. We found the guest house perfect in every way for our brief visit, Lucasz does a great job here and we're looking forward to a return visit in a few months. Wouldn't hesitate to return!
