Do NOT book this hotel! The actual hotel is completely different from the photos. The pool is tiny and looks more like decoration than anything else. The hotel staff don't speak English, so communication was impossible! The bunk bed staircase in our family room was designed for rock climbers; my daughter and son tried to climb it but couldn't get down and even fell! We booked this hotel with high hopes for the New Year, its only advantage being its proximity to the beach, which was a complete waste. The room was covered in dust and lint, a clear indication of the hotel's lack of cleaning and maintenance. It felt like a cheap movie set, showing no regard for guests! We checked in and immediately left after only 10 minutes! Do NOT book this hotel! The actual hotel is completely different from the photos. We booked this hotel for the New Year in Hua Hin, thinking it would be conveniently located near the beach, but that was a waste. its very dusty inside the room and has bugs. it felt like a ******* house from a movie, showing no respect for its guests! bad experience, we ran away immediately!

Everything is fine, but there was a reminder about cleaning

This is a 3* property and so one must adjust expectations. Excellent beach access an a favourite part of Hua Hin Beach for me. The reception staff were excellent, very helpful and smiley. The biggest problem is there is no lift, we were on the 3rd floor and the stairs, which are outside and thus no aircon, were tough. The breakfast was very average, but the staff tried their best with limited resources. Room was OK, fairly basic and a bit tired, toilet seat was no longer connected to the toilet and the flush handle was broken (but still worked). We paid 3100 THB per night, which was way too high for what this property offers. This could be a great property, if it had a lift and some love. In its current form, I would not stay again.

This was a last minute find. We had a previous hotel that messed up our reservations . Found this on a whelm and it didn’t disappoint. Decent safe parking. Bear the Rock . Private beach access as well as Pool. Breakfast included . We got beach balcony room and it was perfect . They do get monkey traffic so do not leave things out. The extra bed was pretty thin and not comfortable but doable. Met the owner. Very nice lady who comes in from BKK from time to time. Speaks good English and will tell you stories how the hotel was her childhood home (use to be just a sand dune and small house until her family built the hotel). At the time of arrival, the hotel was hosting 12 artist from around the world for 3 weeks. Nice to watch them work during the day in the lobby area . Birds in cages make nice sounds and it is landscaped w good vibes and energy. Few issues in room like burnt out bulbs but nothing inconvenient. Provided bottles of water each day and coffee/tea 24-7 in lobby.

Very good location, best spot to catch sunrise on the beach. Friendly service and clean room. Breakfast is good ( a la carte style) with various options such as American Breakfast and Thai style like fried rice and rice soup. Hotel is actually quite old but still in good conditions
