I have never been to a ryokan before, so I can't really rate the quality of service. But if you measure it as a regular hotel, it's very good. There are onsen on the first and top floors, indoor and outdoor respectively. There is a buffet where you can have a snack of desserts, but nothing more.

This hotel has a lot of promise but doesn't quite deliver. The location is beautiful, nestled in the hills above the attractive and calming town of Arima Onsen. The steepness of the location means that anyone with mobility issues is likely to need car transportation to the front door. The hotel itself is well-presented, with a nice modern lobby area that contains drinks machines and serves snacks; these are nice, but are nowhere near a full service. The room itself was a mixed bag. Firstly, we were hoping for an outdoor bath, having been told 'some' rooms of our type contained these, but this was unfortunately not the case. The tatami-style bedroom was lovely and comfortable, but the bathroom was horrible, giving the impression of a renovation which ran out of money halfway through. The shower room appeared not to have been changed for decades and we used it as little as possible. A few touches were also lacking in the room generally: the air conditioning was old and slow, the light fittings also looked dated and the table was cheap and plasticky. Some areas of the hotel were a little unkempt by Japanese standards and made it seem as though the central areas were designed to give a false impression, This is a shame, as the staff were lovely, and elements of the hotel were very nice. With a little bit of refurbishment, this hotel could be very nice but in its present condition, it makes for a frustrating stay.

I was surprised that the room had no windows. The hotel advertises itself as a private open-air bath, but all the windows and spaces that would have once been there to enjoy the view have been removed and the bath has been remodeled into a semi-open-air bath. Of course, there is no hot spring water. It is just a bath. There is no air in the room, and the morning sunlight does not reach it. Even after dawn, the room is pitch black. The futon is laid out in the room, and there is not a single chair provided. There is not even a simple stool. There is only a thin wooden floor chair and a thin cushion. There was an electric massage machine that was strangely stylish and out of place, but it was only used as a chair. We ate in a private room-style restaurant, which is popular these days, and the woman who guided us was polite and likable, but the air conditioning was too hot and we left our seats early. We were unable to finish the sushi we were looking forward to because the sushi rice was not very good, so we took it back to our room for dinner, but we ended up not eating it.
