This property is like an airBnB more than a hotel. No elevator if you are on 3rd floor, it is quite inconvenient. Only a bottle of water and amenities were provided only on the 1st day. The room is clean but I found spiders 2 days in a row. Windows has no bugs protector/curtain, so i cant open the windows while sleeping which I want to. It is ok to walk to subway to north but it was quite far if you want to travel with JR. The property is next to a Japanese shine ! it was spooky a little bit. Good is the bathtub is decent big and we can leave luggage after checkout.

Good hotel!!

I chose this hotel because it's close to teamLab Kyoto. It's a relatively new building and was clean. It's within walking distance of Kyoto Station and Shichijo Station, so the access is good. The room was neither particularly good nor bad. I thought it would be an unmanned check-in, but there was a staff member there when I arrived.

I liked the interior; the room was very modern and functional. It was easy to prepare food for the child; the kitchenette is small but very well thought out. When I booked this place, I thought it was close to the train station and in the city center. But in reality, it turned out to be a 15-minute walk, and the street you walk along is very boring: there are no shops or cafes, just a road and a bridge. There is a garbage problem. We stayed for five nights, and of course, a lot of garbage accumulated, since there is no place to throw it away in the city, so we brought bags with us. But this place doesn't have garbage bins. So, we had to contact the staff each time and leave the garbage outside the room. I understand they weren't very happy about this, but what else are they offering? Letting a mountain of garbage accumulate in the room for five days? This issue needs to be addressed.

No slippers or bathrobes. The room wasn't cleaned during my stay; they didn't even change the toothbrush, toothpaste, or towels, so I ran out of toothpaste – it was awful. The most annoying thing was that they sent me at least 20 emails before check-in, constantly asking when I would check in and asking for the room password. Then, after I gave them my time, they probably thought it was too late and sent the password via the app chat. What was the point of sending me all those emails before?

On the third floor, it can hold a suitcase very well! It's close to the subway entrance, but I will still stay here next time! Not noisy, and there is a refrigerator! You have to pay the passenger tax, which is a bit troublesome and you need to prepare cash!

The hotel is located 10 minutes from Kyoto Station, making it easy to access. The location is very quiet, and the bedding is very comfortable. The bathroom is equipped with a bathtub and shower, and we enjoyed the pleasant scent of the soaps. We were welcomed with tea and coffee. We truly enjoyed our stay. We highly recommend it.
