What a wonderful place to stay! Amazing hosts, Roy and Jo couldn’t do enough for me, Roy even checked my car as it was playing up! Above and beyond!Had all the facilities you need and a very comfy bed and pillows, very particular😀. I will defo be back. See you soon. X

I rated it 1 because I couldn’t rate it 0. I booked this stay with a friend and booked a bedroom with breakfast for £89.60. Upon arriving I was very surprised to find that this was actually someone’s home and not a traditional B&B or hotel, this wasn’t listed on the advert so my surprise was reasonable. I then met Roy and Joanne and it was all downhill from there!! Roy told me I had booked 1 room not 2, I explained in detail that I booked a room because the listing called it a suite with bedrooms and when a previous guest asked if they booked the suite did it have separate bedrooms Roy/Joanne responded that yes it did so I was perfectly reasonable in assuming it did have. I have later found out that it does say your paying for a room but as it was in the ‘about your hosts’ section (does anyone ever read that?!) and not the main advert so I’m not surprised I missed it. Roy then chastised me for not reading his advert and got his phone out his pocket to show me the ad and continue to harangue me, I again explained what led me to believe I had booked properly to which Roy answered “well when you book a stadium your only getting one seat” abit random and off topic but I’m beginning to realise that about sums Roy up. Roy went on to say that his wife would need to put new pillow covers on a bed if I was to have another room (a 2 minute job for a B&B so I’m surprised it was an issue). I again explained why I thought i had booked the whole “suite” and Roy continued to show me his *********** advert in an effort to explain why I was wrong without ever listening to my point of view. He then got to a part he had written about dress code being smart casual (I have never stayed anywhere where I had to follow a dress a code especially as it’s their own house) so I think that about sums up the madness of the whole situation. But don’t worry Roy told us that we had met the dress code as we were “dressed appropriately” so I’ll sleep well tonight knowing that. The rooms were probably fine but I didn’t stay long enough to find out. The lounge was very personalised with little nic naks and just looked like your typical grandparents lounge. Roy then offered me another bedroom without charge (which was very generous of him) and whilst his wife was going to get it ready he took the opportunity to continue to explain to me why I was wrong and why he was right. I told him I didn’t feel comfortable staying there, he was rude and argumentative and that was only the first 15 minutes!!!! Roy’s personal desire to be right was more important to him than his professionalism and that was a real shame. I think everyone should understand what they are booking with this place and I think that if Roy is charging £89 for a bedroom with a continental breakfast (or scrambled eggs) 3.5 miles from the centre of Leeds and in his own home he needs a reality check! Checked into the Ibis for £33 per room and we are much more comfortable there, less pressure and the atmosphere is better. I

We needed somewhere peaceful and quiet whilst assisting family - apartment was well laid out with gated, private, off road parking 3 comfortable bedrooms, (one bed was quite low but very comfy) air con (we didn’t need) provided towels, bathrobes, hairdryer, alarm clock, phone chargers, extra chair, good wardrobe space and chest of drawers. Sitting room to put your feet up with security camera, television and blu ray player, kettle, tea, coffee, dvds, games. Small but functional shower room had absolutely everything you might have forgotten to bring! Breakfast was good included Roy’s speciality smoked salmon with scrambled eggs, tomatoes and wild mushrooms or a cooked breakfast. Garden had a private courtyard area for guests to sit out on sunny days and breakfast was served overlooking the rear gardens and amazing pond with koi and a fountain. The hosts Roy and Joanna couldn’t do enough for us and were very friendly and chatty, made us very welcome and were very informative and attentive to make sure our stay was relaxing. They have given thought to absolutely everything - they went above and beyond and were extremely lovely and kindhearted.

My daughter booked a trip to the Emmerdale Tour as a birthday present and booked my husband and I into this B&B. Roy & Joanna were great hosts, nothing was any trouble. Our room was very comfortable and our breakfast was great too! I would definitely return as we felt so relaxed in the beautiful garden. Excellent weekend away!
