We were disappointed with our stay and found the room to be sub standard for the £205 paid. There was damp on the ceiling above the bed the website advertised a "sea view" which is misleading as it is a property quite away from the sea it can be seen remotely through the side window. The bedroom was dark and depressing and cheaply dressed. The outside of the property is half tiled and poorly maintained. On the plus side the breakfast was lovely the staff very friendly, it just is not worth the amount of money paid and a far cry from luxury, save your money everyone and go to one of the cleaner tidier ones further down the sea front , we have basically been ripped off !

Just had an amazing two nights at this wonderful B and B. Could not fault anything from the warm welcome given with the necessary information to ensure an excellent stay. Freedom to plan days with no access restriction yet staff always available to help if needed. Delightful house with attention to detail in the decor. Beautiful, well equipped, very comfortable room. Breakfast was delicious with plenty of choice. All staff friendly, attentive and efficient. Truly an escape from the hustle and bustle of the town yet near enough to the town, restaurants, shops and beaches. Ample car parking both inside and on the roadway. An excellent venue for a break or to quietly celebrate a special occasion. Thank you to all the staff.

We had a lovely stay in this gorgeous B&B, staying in Room 1 just before Easter. The room is comfortable and beautifully designed with a stunning bathroom and a lovely view over the pretty and well kept garden. Sam and Grace are extremely welcoming and friendly. Breakfast was exceptional. The honesty bar is a lovely idea and the Easter egg in the room was a nice touch we weren't expecting! Thank you!

Front of hotel looks rundown compared to photos on website- it needs a complete overhaul . There is scaffolding up which doesn’t add to the kerb appeal. Parking is a nightmare with only 5 spaces allocated, although there is free parking on the road if you can get a space- basically up the kerb. We had to park a third of a mile up the road on arrival due to the amount of cars parked on the road. On the plus side, Grace is brilliant and the breakfast is superb. Our room was clean and tidy however the sash window is broken and no fan in the bathroom to allow the heat to escape. The skylight window in our room was filthy and needs cleaning. I suggest this is definitely not 5 star where you would expect the best and this is not.

Some nice architectural features but our room let down by badly stained bathroom ceiling, soiled headboard and dirty window. Post visit I checked how long the scaffolding had been up on the front of the building. It looks like 2 years checking reviews. Website photos are very flattering compared to reality. Overpriced and not 5 star.

Very flattering photographs that don't show the scaffolding in front of the building. Our room had a badly stained bathroom dirty window and stained headboard. The bed was comfortable and the breakfast room is nice. Breakfast plans staff friendly but it's not 5 star and overpriced. Will not be returning

Superb B&B, breakfast is sublime with an extensive choice. The rooms are quirky, cosy, warm and spotless, serviced everyday. The proprietor is wonderful, approachable, with nothing being a bother. The house situation is close to the town centre of Llandudno and all the town provides as well as providing an excellent base to allow exploring North Wales. This B&B is a 10 out of 10 for the place to stay in North Wales, try it.

Hotel was tired and there was no shower in our room (room 6) just a bath. The breakfast was nice and a good location for the town centre - for the hotel itself I’d award a 3 star. The reason for the 1 star review is down to the lack of honesty from the hotel staff member, Grace. On our 3 hour journey home we received a call from Grace advising we’d left our wash bag containing two electric toothbrushes, a bottle of expensive aftershave and other items. As we were halfway home, Grace offered to post the item to our home address. We advised we would send the money to cover costs in advance and also that we would send extra to cover Grace’s inconvenience. Unfortunately, despite multiple attempts to ask how much we owed and chase for an update, as well as reiterate that we would bank transfer the money, Grace failed to follow up on her offer/promise and we have not received the item. Fair enough, it was our mistake, but why offer to help and not follow through and then ghost us? We estimate a financial loss of more than £300. Would not stay again or recommend.

Stayed for two nights had a lovely time. The room was lovely and the breakfast was to die for. It was amazing couldn’t fault it. Staff were fab and overall would recommend anyone to stay here One piece of advice though is it’s advertised as a boutique hotel I feel it could do with some minor work to get it up to that standard. The outside definitely needs a fresh paint the building is stunning and on first impressions I feel it let it down as parts of it was rusty and liked tired. certain areas of our room was a little tired just need a revamp minor tweaks to get it back to the being a five star guest house

First impressions, the exterior of the hotel is in need of repair, if there had been more recent photos of the hotel, we really don’t think we’d have booked here. Everyone trusts the photos you see on the internet, we felt let down by them as in reality, what looked like immaculate grand hotel with large garden, was infact, small & unkept, desperate need of maintenance. However, the interior was lovely, lots of original features, lovely & clean. Staff/owner were lovely & couldn’t do enough for you. (Suprised me with chocs for my birthday) Great breakfast, good location, comfy beds. Dependant on rooms, you can have views of both west and north shore. Overall nice stay, but quite expensive for what it was.

Very warm welcome on arrival. Our room was ‘the boudoir’ which was on the top floor and very comfortable.with lovely views, including a peak of each coast. A bonus was that our room was ready for our arrival at 1pm. Had a great night’s sleep as it was very quiet and the bed was so comfortable. Breakfast was delivered and served by lovely friendly staff. We loved the muesli with yoghurt, honey and strawberries and I had the full breakfast the first day then smoked salmon and scrambled eggs the next day, which were both delicious. Highly recommended.

We were greeted by name at this beautiful boutique hotel, the host was so welcoming and had left a thoughtful anniversary gift and banner in our room. This was exceptionally decorated with everything you could need of the highest standard with the most luxurious bath this stay was just bliss. The breakfast in the morning was the best I have had staying away from home. I would book again for the following weekend if I could,it was such a pleasure and a joy to stay at this relaxing beautiful establishment just bliss

Just back from a lovely weekend in Llandudno at the Escape, which is a lovely boutique b&b with very friendly staff and serves great food.. The room was really nice, plenty of space, good views across Llandudno and a really comfortable stay.. They have an honesty bar too, which was a bonus and the grounds it’s in are lovely also.. and finally it’s in a nice quiet part of town..
