We stayed here for a week, exchanging our timeshare. The view, being right on the water, was excellent and the location was great - we were able to walk everywhere in downtown Newport. The front desk staff were very good. I liked that you are able to text them with any questions, housekeeping needs and to checkout. However, we were not notified of scheduled plumbing maintenance in which we had no water from the time we woke until early afternoon. If we had been notified, we would have planned appropriately. The front staff did try to make it right, though, offering a bottle of wine. We did not use any amenities, such as the pool, but of note - everything is located across the street at the sister hotel site. The unit is set up very odd, with you walking immediately into the bedroom, then into the kitchen/living room area. It makes sense as I want the water view from the living room area, however, it makes for an unpleasant experience if you are a light sleeper or like to sleep in later than 8am. The doors slam shut VERY loudly and the houskeeping/maintenance staff were extremely loud every morning. We went in January with low crowds - I can't imagine how loud it would be if the hotel was sold out. The wall heating/AC unit which was located in the living room was also very loud, often waking us up when it turned on, even with the bedroom door shut. I'd give the hotel a 3 1/2 if I could. I would not return due to the noise level, but if you're not sensitive to noise I might recommend staying here.
