The location of hotel is super convenient! The room is small but the structure of space & layout are good for utilization. There is a wire cord extension provided in the room, very handy. I’d definitely recommend it & consider to stay there again next time when I visit Osaka!

It was nothing special, but the value for money was excellent. However, during the last two days, the air conditioner started leaking. As it was positioned directly above my head, I had to sleep uncomfortably curled up and didn't get a good night's rest. Other than that, there were no other issues.
The hotel is about 10 minutes walk away from the Comos Square Station. The location is quite good. The hotel is very tall and has a good sea view. The room is sort of very big in Japan (around 33 sq. meters). The buffet breakfast is very good too, and the hotel doesn’t charge children (under 11 years old) for the breakfast.

Clean room. Very kindly staff members and help you out with luggage storage. I can recommend it. Its also good If you are planing to leave Osaka from umeda Station. The late Check-out comes in handy.

Staff mostly kept to themselves. Decently close to major train line. Provide one key card which has a 9000yen replacement fee if you lose it. Room is the standard small size of many Japanese hotels. Some mould in the bathroom but not much of a concern. Bathroom had a smoke-like smell that persisted through the stay. Had window for sunlight and fresh air. Was a hair on towel when we arrived. 7-eleven right next door.

This is a business hotel located in a bustling downtown area. It was perfectly adequate for just an overnight stay. I secured it for an unbeatable price with an early booking. However, if you book last-minute, the cost goes up, and you might find the room surprisingly small. Everything was hassle-free, and the automated checkout system was a definite plus!

It was a very good experience. I forgot to take my glasses with me when I left the hotel. After returning home, I called the hotel and found that they had kept them for me. The staff was also very considerate and meticulous in mailing my glasses. Even though the voice was not working, they were very polite. Thank you!!!
PS: The scenery outside the hotel is also beautiful

This room are so nice and extremely clean and the staff is very helpful and friendly . Their smile is a real plus point ! Love their onsen facilities and sauna too ! Though breakfast is a bento set the selection is nice . Can heat it up with microwave in the room . I also Love the onsen and sauna , nothing beat a nice and relaxing treat after a day walk . There isn’t much food around but if u walk 7-8 minutes all is available . Only down side is that the stations are a little far otherwise a perfect place !

This hotel appears to have recently been purchased by the LiveMax Group and so, it was really challenging trying to find this location when I first arrived because the name on trip.com had changed, but the name on various map applications still referred to the original name. The location itself is pretty much halfway between two metro stations, so it is a little bit of a walk away from a station, which is a bit of a problem when you have luggage, although this can easily be rectified by getting a taxi using Uber or another similar application. One thing to note about the location that might be a concern for some particular guests is that there are a lot of bars and locations nearby, including one neighbouring location, that provide explicit services for more “mature” audiences. Generally speaking, though, there were no issues that came up, particularly with the location itself as it remained generally quiet, and Japan is usually considered a safer location for visiting anyway.
Staff at the hotel can speak some English, which is good, and they are very helpful. Their service was great throughout. There is also a breakfast buffet every morning, and they serve a wide variety of foods in this buffet; the only thing you need to watch out for is to make sure that you eat everything that you take because they have a clear sign posted to tell you that they will charge a fee if you waste food unnecessarily. The hotel does have a laundromat below ground level, but I did not see much else for amenities. The hotel offers house cleaning daily, but you must request it at reception before 10 AM; otherwise, they will not service your room.
The room itself was small, but I understood this going into the hotel and as a solo traveler, this was reasonable. There is a capsule style washroom in the room, similar to other hotels I have visited in Osaka, with a full toilet with bidet features And a tap that works for the sink and bathtub both. The bathtub, however, was smaller at one end and was more challenging to use, especially for me as someone who is a little bit bigger, although not impossible. The one major issue I had, though, was with the ventilation above the bathtub, which clearly was caked in dust; I was able to clean out the dust myself, but I did require house cleaning immediately after. I did have to request house cleaning a few times during the stay, not solely for the issue of the dust, but also because the towels that were provided were not very thick and so, needed to be replaced more often.

AAmanda chatsThere isn’t a way to leave luggage since check in is late at 3pm and reception opens at 1pm. One of the staff rudely asked me to leave the lobby under chilly conditions while I was trying to book an Uber to leave the hotel. I cancelled all intents to book on the next day. The place is generally clean though and worth the money paid.

MM_ToyoI thought I had booked the Livemax in front of Hankyu Nakatsu Station, but I realized on the day that I had booked the Livemax BUDGET Umeda instead. Either way, if you get off at Nakatsu Station on the Midosuji subway line from Shin-Osaka Station and walk, it's quite a distance. If you don't get lost, I think you can get there in about 10 minutes.
I stayed at the Livemax BUDGET in Kagoshima the week before staying here, so I was aware that it was a low-priced hotel. I checked in at 8:30pm and often leave early in the morning, so I chose it based on price. There was a microwave and humidifier in the room, which was helpful. Also, the front desk staff were very helpful!
