Lovely hotel with a fabulous pool. Good breakfast options. Just felt the hotel was severely understaffed. Staff on the bar at the pool consistently would get orders wrong. Have a member or 2 of staff walking around the pool area taking orders and delivering food. At the price the place costs don’t expect orders to be consistently wrong and slow to come out. Having said that it is a nice hotel and short walk to the main area of town

This was one of our best experiences, ambiance, staff, Betty from reception was extra friendly, professional. Cuisine was great howver the steak needs some looking at as the quality was dissappointing. All other than the steak experience was great. I will return.

It was a wonderful resort. Had a double bed and a single bed. We requested for ground floor because of getting the baby thing from room again & again. It had yummiest breakfast. Friendly staff. Rooms were big, washroom was excellent and big with tub. There was a kids club for kids Pool was very nice Location toooo far and inside from main patong walking street. Only thing i didnt like was the house keeping staff didnt clean the washroom well and the room thoroughly and was really aggressive. Over all experience good , il come back again 😀👍

The hotel is on the edge of Patong Beach, after the hotel is out of the road, the other side of the road is the sea, the sea is really not the same, maybe the sea in Patong Beach is like this, there is a lot of garbage, there is no domestic beauty. This is a small hotel, there is no Chinese service, it is clean, and it does have a sea view. Not the same as the picture. so so. Will not return. No breakfast, so I don't know how to have breakfast. I ordered lunch and the price is not too high. However, the price of Phuket is generally high, or you can find a place to eat.

Great stay at LIV Hotel! Staff were super friendly and place was impeccably clean! Literally just a tiny street away from the beach, with lotssssss of amenities nearby (7-11, laundromat, food, cafes, etc). Also really easy to book a Grab to this location! To walk from LIV to Bangla street, you can just walk along the coast and get there in 10-15 mins. Amazingly located just a stone’s throw away from the heart of Phuket so you can enjoy the place but hide away from the hustle, bustle, and noise at the end of the day:)

The hotel is in good location. There is a 7/11 right next door. The in house massages are expensive and you can find cheaper a short walk down the road. You’re a short tuk tuk ride to freedom beach, and a 10 minute walk from Bangla road. The hotel pool is 15 meters and usually quiet in the morning. The hotel offers laundry service for 50 baht for 1kg and free beach towel rental, the breakfast is okay but there isn’t much choice on offer beyond a switch of fruit or french toast to pancakes. Overall we enjoy our stay at baan boa but the mattress is in need of replacement as it was uncomfortable to lay on in places.

The most expensive room type I booked was located near the roadside and was very noisy. I originally thought that I could swim as soon as I opened the door, but as soon as I opened the door, the weather was very, very humid, and the floor suddenly became wet, just like a south wind day. In addition, the smell in the room is very strong, maybe the hotel has been a long time, and the equipment in the room is all made of wood. There is a very strong musty smell, which requires a large air conditioner to remove it. Also, the sockets are very far away... I think the staff service is very good, but the hardware of this hotel is really not good... I can only tell the truth.

Good choice hotel if you want to enjoy a nice calm holiday. location is perfect, in front of a quiet beach next to the busy tourist town of Patong. We booked 2 connecting rooms for my family of teenagers.Price is very reasonable for the quality. room was spacious and clean, but might be a bit seasoned. if you are looking for a modern hotel then this is not the one. They air-conditioned the room before your arrival and every day after they cleaned your room, so it's nice to come back from very hot activities. Breakfast with a good selection of nice food. Just one small thing if they can improve. The receptionist was not Thai(foreigner)..so you didn't get the Thai welcoming if you were expecting one.

We stayed at NC residence for 9 nights. The staff are excellent, friendly and always available. Daily room cleaning. Daily change of towels and water every day. Popu reception guy was great. Kind, polite. The only flaw. The climb to reach the place.

Check in was swift/ prompt. Hotel lobby is always kept clean. Room is spacious with balcony facing poolside and has bathtub, perfect for a good soak before getting some good sleep. Patong beach is just 350m/ 5mins walk. If you’re adventurous do to walk further to Patong boat pier (650m frm hotel) Bigger 7-11 store right in front of the Patong beach which has fresh daily pastries/ bakes and ready-to-eat salad bowls (very fresh if you get them early morning, right after your morning beach walk) Many food/ restaurants/ cafes available just on the long stretch of Patong beach. Walking distance to Bangla Rd too. Hotel provides clean beach towel and umbrella too so helpful/ useful during my 4 days stay as the Sun was too hot, and I’d sit 2hrs on the beach to read my book and gazed at the sunset. Highly recommend this for solo traveler, safe neighbourhood and value for money.
