Roca Verde

After leaving our AirBnB after just almost two days I managed to rebook us into the Roca Verde. First impression as we checked-in - very friendly staff, helpful, smiling, good English. I asked if I could look at a two bedroom apartment before booking , it was no problem for the staff , I liked the layout , new furniture, light & bright, good sized walk-in shower with plenty of hot water supply/pressure. Housekeeping is always present, everywhere clean & tidy. There are two pools with plenty of sun loungers - you can get large towels for the pool etc at the reception. Fitness studio is right next to the pool. Pool snacks & drinks are now available from ' Restaurante Palmira ' right next door - friendly staff, good breakfast/brunch menus ( cutlery spotlessly clean ) & evenings they do a buffet. Location is good, beach, shops, restaurants all within walking distance and public transport is close by. Taxis are in abundance with short waiting time. " hasta luego ".

Was very hopeful and excited having seen their website photos. Was disappointed on arrival. I have written over 30 reviews and will always be balanced and fair. We travelled as a couple, March 2025 and I emailed the hotel twice prior to arriving (which they responded to) asking for a room on a high floor, nice view and quiet part of the hotel. I was aware there were building works at one side of the hotel which is why I made this request. We were met with everything the opposite. Ground floor, next to a noisy elevator and maids store room, views onto the building site at front of hotel. Location : 5 min walk to beach 20 min walk to Yumbo €6 taxi Plenty of shops local Room : new and modern. Spacious rooms. Clean Ground floor. Beds rock hard. The boiler is so small, water gets warm but not hot! And only enough for one person. Terrible view of the front entrance and what I can only describe as a building site. On arrival there was NO duvets on the beds. Had to ask reception. Elements of the room showed signs of damage - cracked doors, lots of mess outside the windows. List of rules as long as your arm!! Is this a hotel or a school!! Free WiFi but not strong Tv with multiple channels. £150 deposit taken on arrival. Room cleaned daily but fresh towels only once. Corridors very noisy and maids noisy at 9am From our experience, I have cancelled a booking I had a the same hotel 2 months later for May. Sad times.

We have just returned from a week's stay and we would definitely return in the future. The check in process was seamless and the man who checked us in was really friendly, welcoming and polite. Each member of staff we saw were friendly and our housekeeper was lovely and always had a smile. The location of the hotel is fantastic, only a 2 minute walk to the Irish centre, 5 minutes to the nearest beach, and less than 10 minutes to maspalomas dunes where there is also an abundance of bars, restaurants, and shops. Pool area was great with plenty of sun loungers and the two pools were warm enough to swim in March. The rooms have been renovated but sadly not the kitchens which lets it down as these are old and tired with some doors dropping off or not closing. The outside balconies also look old and tired and have not been painted which is a shame. One thing that needs addressed is the shower and toilet that is available after check out. These do no have doors on just a curtain and are off the main corridor so if you go to the loo there is only a curtain separating you and the other guests walking back and forth past reception (see photos)

HORRIFIC! Holiday from hell! Do not stay here if you want ANY sleep! Customer service here was the worst I’ve ever experienced. It was NO to every request and question. The apartment complex and rooms are a dump and need a major refurb. But the worst thing is the fact there is a Bar/ nightclub directly downstairs that plays music until 2am every night! When I asked reception if they could move our room they said no, there was no capacity. They then told me they have no control over the bar or their music. I went to the bar manager at 1:30am and asked them to lower down the music and he was beyond rude, shouted in my face, told me to leave, then said he would turn it up! We left after 1 night for a 7 night stay. When asked for any refund, we were denied!

I read a few bad reviews before going here but my concerns were unfounded. Maybe some of these comments apply to unrefurbished rooms and certainly I would not have been so happy with some of the rooms at the back. My advice is pay the extra for a sea view room - on floor 4 or 5. We stayed in 401 which was perfect being on the end with a larger balcony. Can get a bit windy some days though. Staff were polite, friendly and helpful throughout and the place was kept very clean. Nice pool and surrounds. Not heated but they said one of the three will be next year. Good supermarket in the street behind and Cicar car hire is just one block away right behind the apartment. Plenty of free street parking right outside (in February at least). Buses run very close by - only one minute walk to airport bus stop along the street (stop from the airport is almost as close in the street behind). Good wifi. Went down once or twice but soon back up and powerful enough to easily upload photos. I've seen a few complaints about the hot water for showers and it was a bit limited but just enough for two showers back to back if careful. Otherwise just wait a few minutes. NIce kitchen but bare minimum of crockery and cutlery. Handy laundry room at back of hotel. Just one machine but we never had to wait. Very close to prom and steps to beach. A couple of good restaurants just a few steps down - Canary lounge - excellent paella and they do it for one and lovely staff and Sunset Bay - great Singaporean cuisine and other food too. 20 minutes or so walk to Yumbo centre. I would recommend Gio Italian restaurant and Mr Greek (just ouside Yumbo) for excellent food and friendly staff.

We were not advised about the construction situation until after we paid for a 2 week visit. Selling a room overlooking a garbage dumpster is frankly abhorrent!! We are awaiting a resolution to our 2 week vacation tomorrow. Coming all the way from Canada to this island for this terrible experience so far is terribly disappointing and frustrating. Not even sure Tripadvisor or other such website actually post these kinds of reviews anymore!!
