We had a week long vacation in Tuscany and stayed in three different hotels. This hotel was by far the biggest (and only) disappointment through the trip. How did they managed to get the 4 stars is beyond my understanding but it’s a 2 star hotel at the best. First of all some good things: location, very lovely and helpful staff, adequate breakfast. On the negative, I don’t think I have ever in my whole life stayed in a hotel so dirty and badly maintained. If you read comments 10 yrs back saying that hotel was dirty and in need of the renovation. Well, in 10 yrs it has only gotten worse. Everything in our room was either dirty, disgusting, broken or just inadequate. Walls were dirty and had holes, bathroom had probably last renovation at least 20 yrs ago. Carpet had stains and dirt all over. I didn’t even feel safe to walk on it in socks. I have stayed in old hotels so many times but never have I seen anything like that anywhere, not in Italy, not in any other country. And there wasn’t any glasses in the room either. Only plastic cups in the bathroom, in a 4* hotel. Seriously?! Our room had a view of the courtyard, so we didn’t even have any view from the window. But it didn’t really matter, since we tried to spend as little time in the hotel and room as possible. I am glad that we stayed only two nights and that our next hotel was like from another dimension compered to this one.

It's very old and that's nice but depressive too. There is a lift but only for a few rooms. And a lot of flies! The staff is friendly and helpful . The b****rvice is not what you should expected of it. The restaurant is simple but the servants think it's at least one star!

The Villa Pitiana is around 50 minutes away from Florence airport and will be perfect for a long weekend stay. The villa is very authentic from the XI century. The room that I got had a mezzanine with a 180 degree view which is so great when you wake up in the morning. Breakfast is OK (not the best that I've had in Italy and if you are vegetarian, focus on your lunch and dinner ;-)), there is no restaurant for lunch (only a snack bar available which is very basic and will not bring you to Italian's food dreams), HOWEVER, the restaurant for dinner is great. You can definitely enjoy the Italian food's experience there. I definitely recommend it for dinner. The parc and swimming pool are great for relaxing moments however the nice lavenders have their own limitations as you will enjoy the company of a lot of bees on your way to the pool and inside the water. But we should protect them nowadays so we cannot really complain about that. Very nice stay!

The outside of the villa is really beautiful with outstanding views. Swimming pool need some attention and was not that clean. Service could be better for a 4 star hotel as well. Dinner was good. The hotel has a lot of potential due the villa itself and the location but really needs an upgrade to stay on a 4 star level.

As my name suggests, we are fans of Villa Pitiana - despite everything! Our love is based on the location, the atmosphere and the friendliness of the staff. Unfortunately, the many things that are crying out for help are not seen - it is better to spend money on a strange party location instead of carrying out the urgently needed renovation of the now very outdated pool and its surroundings. The green areas, which were really impressive years ago, require ongoing expert care so that they do not become completely unsightly. It's the little things that need attention, then Villa Pitiana could become a jewel. We'll come back - even if it's just to see if there's anything that gets better.

The villa is beautiful, overlooking a spectacular view from the top of the hill. The staff is friendly, breakfast is varied and includes typical products, both sweet and savory. The villa is sadly dilapidated. The room we stayed in was very dirty and had embarrassing "furnishings": everything was dated, neglected, placed at random, stratified over time, meaningless and without care. Broken and patched glass, old telephone line ducts exposed, iron cots used as beds, uncomfortable bathrooms (bathtub with shower without even a towel to prevent the floor from getting wet) and probably built or redone at least 30 years ago, peeling walls : a depressing sight. The common areas were also dirty and neglected. Everything has an air of desolate abandonment and neglect where such a structure, with large investments and a radical renovation with restoration and skilful recovery, could be an absolute pearl and not the disgrace that it is. The only positive mention deserves the restaurant (rich breakfast; pretentious dinner). I honestly don't understand how this mess is possible.
