Great location, a short walk from the train station. Paid parking in front of the relais (with easypark if desired). Free/free in 4 days we couldn't find. Spacious room, modern furnishings. Breakfast offers biscuits and packaged snacks, as well as cakes (cut and sliced but still industrial), and waffles. Coffee, tea, long-life milk, yogurt cups, corn flakes. All in all good but some details were unfortunately unpleasant. Bed quite uncomfortable, after long walks in Rome not at all restful. (A topper could change that). Low and not particularly soft cushions. The sleeping comfort, already lacking due to the bed, was worsened by the very noisy air conditioner, so much so that the next day we had to get earplugs to be able to sleep. Obviously we couldn't stay without air conditioning due to the heat, it wasn't possible to open the window due to mosquitoes (the mosquito net was only present in the bathroom). Shower clogged with hair, but even after removing them (with the disgust that I won't hide from you), the water didn't go down as it should have, not even in the sink. Dusty water heater. Mosquitoes crushed almost everywhere on the furniture and walls. No cleaning in the room during the entire stay (perhaps it was only provided in the common areas of the B&B but what does it cost to wipe the floor? Or at least leave a tool so that one could take care of it themselves). The room was equipped with a hairdryer which was different from the useless one found in hotels but was still quite powerless because it was very small. If a hairdryer was fitted, it could have been of normal size and would have done its job as it should. Lastly, I would like to add that the managers are very kind (on the phone or when we were lucky enough to catch someone at apparently random times). Kind but unfortunately not very present in every sense. So much so that check-in was only done the next day because upon arrival there was no one to welcome us and show us the place where we would spend the next few days. Hospitality therefore needs to be reviewed. Just make a telephone appointment shortly before the arrival of the guests and be found on site. Instead we had to buzz for a while, make phone calls and follow the instructions to retrieve the key, go in and explore things on our own. Adventurous but, in my humble opinion, it is unacceptable to let people arrive and not welcome them. In short, I can't give less than 3 points because the location of the B&B is very convenient and is close to several good restaurants within walking distance, but it wasn't a pleasant stay.
