Very noisy place, can hear clearly everything outside (raining, people walking talking, climbing staircase) can't sleep well. Not so near to main street, need to walk quite distance

Value for money. Room is spacious. Strategic location and near to Jetty and Seafest Square where the island hopping boat depart every morning.

I arrived in Tawau at 3 PM, but the airport didn't allow overnight stays, so I had to head to Semporna three hours earlier. Coincidentally, the front desk staff that day didn't speak Chinese or English, so we communicated using a translation app. It went smoothly; they allowed us to rest in the lobby and use the public restrooms. They were really kind and friendly throughout. After daybreak, we left our luggage there and went island hopping. We checked in upon our return in the evening. The cleanliness was good, and I didn't find any mosquitoes. My only minor regret was not having a place to hang my washed clothes, but thankfully, summer clothes dry quickly. The location is great, with plenty of food and drink options downstairs, including restaurants and supermarkets. Overall, for the price, I was very satisfied. If I go back, I'd definitely consider staying here again. I forgot to take photos of the hotel, so I'll just use my island hopping pictures instead.

The hotel is right in town and has everything you need. It feels pretty safe too! Don't expect anything too fancy, but it's decent value for money.

The location is quite central in town, just a few steps away from KFC, and about a 7-8 minute walk to the seafood market and Bataras supermarket. For this price, it's considered very good value for money in town. The room is a bit small, but it doesn't really bother me since I only stayed there at night and went island hopping during the day.

I recently stayed at Memory Boutique Hotel during my trip to Semporna, and it was a very practical and comfortable choice for a diving/island-hopping getaway. The Pros: The biggest advantage is its location—it is situated very close to the Semporna jetty, making it extremely convenient for early morning boat departures to islands like Mabul or Sipadan. There are plenty of seafood restaurants, convenience stores, and cafes within easy walking distance. The room itself was clean, modern, and air-conditioned, providing a cozy space to rest after a long day out at sea. The Wi-Fi was stable, and the hot shower had good water pressure. Service: The front desk staff were helpful and friendly, assisting with a smooth check-in process. Overall, it offers fantastic value for money if you are looking for a clean, accessible base camp in Semporna. I would happily stay here again for my next trip!

The hotel is quite good because near jetty and offices, the only problem is toilet during my stay there because we have to climb up to get into toilet so if you plan to bring your parents better ask the staff about the room's toilet because it will not be comfortable for elderly people..

Very disappointed with my stay at this hotel. The room was extremely dirty upon check-in, so I requested a room change. Unfortunately, the replacement room was also dirty and not properly maintained. The cleanliness standard was far below expectations, making the stay uncomfortable. I hope the management takes this issue seriously and improves housekeeping services for future guests. 对这次入住体验非常失望。房间卫生状况很差，入住后发现房间非常肮脏，因此要求更换房间。但遗憾的是，更换后的房间同样不干净，明显没有做好清洁工作。酒店的卫生标准远低于预期，让人住得非常不舒服。希望酒店管理层能够重视这个问题，改善客房清洁服务。

To be honest, the room's cleanliness was better than the one I booked in Kota Kinabalu. The bedsheets were relatively clean. The facilities definitely aren't as good as those in China, but since I was mostly island hopping and not in the hotel during the day, it was fine as long as I could rest and settle down. The front desk service wasn't as good as in Kota Kinabalu, to be frank, but they were still quite friendly. Traveling alone, I'm not too picky about accommodations.

Pros: Location, hotel is flexible and not strict when you check out a little bit late, allow luggage storage, aircond was not cold in my first room but they allow room change. Cons: when I first arrived, the staff was smoking right at the entrance, i stayed here for 2 nights and for entire 2 nights there was smoking smell non stop! Can smell it from lobby to bedrooms. All day and night. This is really bad. While im thankful that staff has been accommodating our needs flexibly. The smoking smell was serious. Dint expect this even though this hotel was relatively a budget hotel. sorry that I won’t come back again.

Huge disappointment! The sheets had ants, and there were flies everywhere and constant mosquitoes in the room. The hygiene was terrible, comfort was zero – a total rip-off. To make things worse, I had an early flight the next day and needed to check out at 4 AM to get my deposit back. The front desk staff was asleep, and it took me twenty minutes to wake them up to process the checkout and refund.

The room was clean and bed was comfortable. Decent hot shower. However you can hear absolutely everything and had noisy neighbours all night and in the morning practically yelling when they were talking to each other. They also take a 100 myr deposit and stayed here on 2 separate unconnected days. 1 day checked out at 7am and they couldn't give me my deposit back as they didn't have cash on hand. I agreed to get it when I checked in later that week. When checking out the 2nd time there was no staff at the front and I had to wake someone up sleeping in the storage room. They called someone and they came to give me my deposit back finally. I don't know how others check out without problems but this needs to improve. Good for a place to sleep, affordable but noisy and service seems non existent

To my fellow Chinese travelers, absolutely do NOT stay at this place! When we checked in, we paid a 100 deposit and received a receipt. The Indian staff at the front desk did not tell us that we needed this receipt to get our 100 MYR back upon check-out the next day. My partner and I are both international students, so if they had mentioned it, we would have definitely understood in English. The next day, after we checked out, their staff quickly went up to clean the room. When we came down to check out, we were told we couldn't get our deposit back without the receipt. I said to wait a moment, that it was on the table, but by the time I went back up, a cleaner was already in the room, and the receipt was gone from the table. In the end, they refused to refund my 100 MYR.

Great value! It's incredibly convenient to walk everywhere, with the pier just a 12-minute stroll away. Plus, it comes with a private bathroom. Some folks might complain about minor things, but you can't expect the world. The room is clean, the bathroom is fully equipped for showering, and you can even dry clothes on the second floor. Honestly, what more could you ask for? I'll definitely stay here again next time. It's a mere 3-minute walk to Wangwang Suduowu, 3 minutes to KFC, and there's a small supermarket right in front of the hotel, about 10 meters away. I genuinely think it's a fantastic spot!
