Residenze Gregoriane - Residenza d'Epoca

We only stayed one night but will return. First of all, you need to see Tivoli. There are beautiful ruins, villas, gardens, a castle and it overflows with history. We needed an extra day. And, you must stay at Residenze Gregoriane. The management was incredibly kind, helpful and made the stay! Thank you Giano for hauling all of our bags and being so friendly. The place is a 15th century residence that has been updated beautifully. Looking forward to going back!

We stayed 6 hotels across Italy for our honeymoon and this was by far our favorite. The building was beautiful, the staff were incredibly nice and helpful. The pool is a must. We cannot recommend this hotel enough.

The hotel is located in a historic palazzo in a strategic location—just a few minutes’ walk from Tivoli’s major sights. The renowned Sibylla Restaurant above the Residenza Gregoriana valley is also close by. We had a spacious room with a terrace facing the river, offering a beautiful view of the surrounding hills, gilded by the setting sun during the golden hour. A huge advantage is the private parking practically right next to the hotel, with plenty of space even for our large car. The hotel owners were exceptionally kind and welcoming; our stay began with an invitation for coffee in the small courtyard decorated with lovely stucco details. What made this hotel truly exceptional, though, was the breakfast—served in a small, cozy dining room beautifully decorated with antiques, with creative presentation and excellent food. The breakfast had a magical atmosphere, and even a month after our stay, we still think of it often.

Staying at Giovanni and his uncle’s beautifully restored 16th-century palazzo was nothing short of enchanting. The moment I stepped inside, I felt transported—historic charm blended seamlessly with modern comfort, and every detail reflected the care and passion they’ve poured into this boutique hotel. The location couldn’t be more perfect: right in the heart of Tivoli, just steps away from its stunning villas, gardens, and charming streets. It made exploring the town effortless and enjoyable. Each morning began with a delightful breakfast, thoughtfully prepared and served with warmth. The freshness and variety were impressive, and it was the perfect start to our days of sightseeing. Giovanni was an exceptional host—attentive, welcoming, and always ready with great recommendations. His hospitality truly made the experience unforgettable. If you’re visiting Tivoli and want a stay that feels both luxurious and authentically Italian, this palazzo is an absolute gem. I cannot recommend it highly enough!

Beautiful, historical, full of majestic grandeur and stunning details. It is technically a bed and breakfast (as the sign outside suggests). Depending on the entrance, there are quite a few steps up, and it is a feast for the eyes. Not hard to get to from the train station (beware the extremely narrow walkways in some spots, this is a picturesque part of Tivoli. Our apartment had a terrace and a jacuzzi tub (which we loved and used often). It was unseasonably cool, although the days warmed up, so the room was a bit cool at times, but it does have a heater that you can adjust. The shower is very grand, but without being enclosed, a little cool; the water itself is great. The courtyard is gorgeous, Jovani and Eliza are very accommodating and welcoming. Breakfast was very grand on silverware and plentiful, but we wished there were hot options (note that anything hot, like an omelet, must be ordered the night before for an extra cost). Surprisingly noisy street outside between the residence and the beautiful view of the river, but it didn't bother us. Highly recommend!

Perfect location but also a perfect experience. Giovanni could not be more welcoming or helpful and the "residence" was large and very 16th century authentic. We highly recommend !

An incredible, welcoming place to stay when visiting Villa D'Este and Adrian's Villa. Walk out the front door directly into the city, easy walking access to Villa D'Este, restaurants, and gelato spots. Room's outdoor terrace overlooks the river. Lovely rooms, beautiful courtyard, amazing and gracious hosts. Breakfast bountiful and tasty, with fresh berries, eggs, pastries, yogurt, and toast. Made use of the secure parking below and much appreciated our host's willingness to haul our bags up and down many flights of stairs. If we lived closer, we would go back in a minute.

The owner is wonderful! He went out of his way to make our stay excellent even though we were only there for onw night. Will definitely return!

The hotel is a treat ~ think old world charm with mosaics and frescoed walls. One the rooms (it was the suite) we stayed in was actually the Chapel for the family in the 1700's and Pope Gregorian himself actually slept in our room! When we arrived, Marco greeted us and made us comfortable with drinks and snacks in the courtyard. He made reservations for our dinner and hired a driver for us all the while kept us thoroughly entertained. We were even able to meet the owner, a true gentleman, who told me it was his life dream to own this hotel.
