+: very convenient location, silent, nice personal. -: you should change the breakfast… to eat every day the same it’s very sad… add a piece of cheese and some slice of ham.. your breakfast consists only of carbs and sugar, I advice clients to have breakfast in some cafe; no lift for the 4th floor.. it’s not easy for a lady to bring a luggage there; if not a discount of 41% I’d have complained about the price too))

Fantastic location, right in the heart of everything. Very safe and secure, close to restaurants and bars. Great communication and service. Would definitely stay again. Close to major water taxi stop, Rialto. Rooms are very clean and comfortable.

This is a clean and comfortable traditional Venetian hotel in an ideally situated location.It was very quiet yet so close to everywhere. We had a lovely stay the staff were excellent, so helpful. We chose to have breakfast in our room which suited our needs. We would definitely go there again.

There was mold in the bathroom and a rusty nail that I wasn’t sure what it was from. Later found out that nail was for the shower door when it fell on me and shattered. There was glass everywhere. I called the emergency number because I’m bleeding and have tiny glass shards all over me but now can’t use the bathroom to clean up and they weren’t able to come help because the water was too high. This was all before 9PM too so a reasonable hour. I had to cover the floor in all the blankets, towels, and sheets to make sure I could get around the room safely. They said they’d be there to fix it in the morning and never came to clean up or check on me. Instead of apologizing, the owner calls us liars and blames us for the damage and tries to charge for it.

And I even repeat the apologies you have given for the serious damage that you have caused, we asked for compensation for damage several times! Rude !

Right in the heart of Venice, you’re a few minutes walk from the Rialto bridge and 10 minutes walk to San Marco square. Very welcoming and friendly staff who let us check in 2 hours early for no extra charge. They accommodated my surprise bottle of champagne for the wife’s birthday in our bedroom, which was above and beyond expectations. Clean, tidy and quaint room with a comfy bed. The top room has a view over the small outside terrace. This is where we had the Italian breakfast on both mornings, which set us up nicely for the day but they offer breakfast in bed too. Great value for money in the centre of Venice and would recommend to anyone. Great base to have for a city break.

Just returned from Venice and a 3 night stay. Perfect location with 2 minutes from the Rialto Bridge and a short walk to St Marks Sq. Very friendly staff. Lots of bars and restaurants close by. Rooms are small however equipped with everything needed. Plenty of hot water and a lovely breakfast delivered to the room each morning.

The first thing to say is that this hotel is a little quirky, but that's part of it's appeal. Set right in the centre of Venice it is within easy walking distance of everything. Our room was a good size, clean, good shower. Like many Venice hotels it didn't have bells and whistles (no bar for example) and breakfast was served in your room, or on the landing between floors. A bit odd, but actually quite nice. Ness, I can't give her a title, does everything to make your stay enjoyable and even bought us a little gift. If you want 5 stars and want to pay for 5 stars, good luck to you. But if you want a nice clean hotel at a fair price with all amenities close by, this is the place for you.

The facility wasn't what we expected! As soon as we entered the room, a strong smell of damp and dust smelt, and I'm allergic to it, and I immediately felt ill. When I called reception, they told me it wasn't possible given the daily cleaning, but of course I smelled dust. Furthermore, the room assigned wasn't the one we booked. Finally, we were told that a room change could be made the next day for an additional €50. The room was shabby; as much as one might like (personal taste), the old-fashioned style here is truly neglected. As soon as we opened the door, the wooden skirting board behind it fell off. The bathroom was beyond reproach: the radiator was dusty and worn, the bidet and sink plugs were broken, the shower was encrusted with limescale, the drain didn't work, and the door was worn. Moving on to the bedroom, the headboard was dusty, the bedside table handle was wobbly and would almost break when pulled, the bedside tables and desk were worn (the well-kept old one is another story). We decided not to change rooms and instead had a thorough cleaning, but needless to say, it didn't happen! We weren't even asked if it was okay or not, zero interest in the customer. In no other property we've stayed in so far have we seen such disinterest from the owners or employees. Terrible, terrible, terrible. I wouldn't recommend it to anyone.

Run away! You book a double room with air conditioning. Upon arrival, there's no one to greet you, the room is 30 degrees Celsius, and you discover that while there is air conditioning, it's stuck at 26 degrees. Why? Because of a presidential decree that no shop or other hotel mentions! You then try to contact someone at the establishment, but no one answers the phone, there's no service, you're left to fend for yourself. A sign gives you an email address to potentially lower the temperature in your room, but the email address doesn't exist (photo as proof). So we left the hotel without even sleeping because we couldn't speak to any staff, and of course, the establishment refuses to give us a refund! The room was far too small; it wasn't even possible to properly open the suitcases. The shower was worn out, and there were constant mosquitoes in the room (even with the window closed!). Opening the windows was impossible because of pipes and vents blowing out hot, smelly air. The view was of a wall and garbage. There was a small, dirty, and uncleaned storage room with a board that opened inside. The room was marked "Private," suggesting that the previous room had been a storage closet. The location is full of architectural barriers and lacks an elevator, which wasn't listed on booking. Having a serious knee problem, I kindly asked reception for a first-floor room, but they'd given us a fourth-floor room with countless steep steps. We were told there was nothing they could do. A place that doesn't guarantee a comfortable stay for a tourist with physical disabilities is completely out of compliance with regulations.
