Berry Manor Inn

Got the best welcome and treat (blueberry and cherry pies) from Mary. Very well kept facility and breakfast was awesome. And had my favorite shirt rescued from a leave-behind. This place and hosts are great

My wife and I traveled to Rockland Maine and chose the Berry Manor based on previous reviews. The inn is located on a residential street, 15 minutes from downtown. There is a main house and a carriage house in which we stayed. The main house has common areas and a porch with chairs for reading and relaxing. Our room was large with a large TV, chairs, a desk, jacuzzi tub and a large walk in shower. A common area provided tea and a coffee maker and fridge. The fridge contained delicious fruit pies made on site. These were good features, but the inn could use some refurbishing. The room was very dark and the rugs could use a cleaning. The toilet kept running and had to be manually stopped by opening the tank. Breakfast was nothing special and average. Staff was friendly and helpful. The Berry Inn could use some updating.

My wife and I had a wonderful time at Berry Manor. Our room was spacious, breakfast was tasty and the staff was exceptionally helpful. We left some things behind in the closet and they quickly got them mailed back to us. Above and beyond expectations!

The inn is very attractive. The staff was super friendly. Breakfast was delicious and the pie they leave out for guests was excellent. Would definitely recommend for a night in the Rockland-Camden area.

This is NOT a five star Bed & Breakfast. More like a 3 if I’m being generous. The reasons why one stays at Quaint B & B’s is for the hospitality, gourmet breakfast and accommodation , making guests feel like they’re in a home away from home. That wasn’t the case here. We Don’t mind paying higher price if the service, accommodation and food are great. We paid an average of $485 per night for 5 nights and that was not worth it. I booked room 2 based off my request to get a dark room that had window coverings due to my sensitivity to light. That didn’t work out since it was a room with a street light glaring in the window and paper thin shades. I was told the room had blinds in an email. Not so. The bed was very hard and lumpy which made our 5 nights stay uncomfortable. The website states it is a luxurious king. It’s actually two twins mattresses pushed together( NOT a true king) . When the owners son was on call ( most mornings) our room hardly got cleaned. But when Mary, the staff innkeeper was around our room was spotless. The bathroom we had wasn’t great. The shower-head is old & faucet dial is bent. The sink drips all night And the toilet doesn’t flush well and runs all night. The home is charming, but needs some love. The owners definitely did not make us feel like we were staying in a welcoming Inn. I felt uncomfortable asking for anything. We felt we should be able to get something to drink one very hot day after walking. So I asked for something other than water, hot coffee or hot tea to drink. Owners son said flat out NO, that’s it. Curt and walked away. The water wasn’t refilled consistently when he was around. No lemonade or soft drinks available to purchase or as a complimentary drink in the afternoon. They tout their pies, but honestly the pie was just okay. One day it was so terrible I literally spit it out into a napkin it was that bad. We truly felt uncomfortable around owners. They require you to eat breakfast from 8-9am. Who eats on vacation so early? 1 hour window is ridiculous. The library upstairs will only have coffee and hot water at 7:30am and no earlier. The Breakfast was mediocre at best. French toast was mushy, scrambled eggs basic. My husband doesn’t eat Eggs Benedict so he asked if he could have 2 eggs over medium and was told NO only scrambled eggs. Not accommodating at all. The only thing good about this Inn was Mary, one of the Innkeepers. She wasn’t the owner but she was more hospitable and accommodating than the actual owners were. To us, the owners were cutting corners and not as welcoming as we hoped.

Very nice property. We were exploring Maine in October to see the color and elected to stay here during our travels. Everything was great. Very comfortable and quiet. Breakfast was very good. You'll love it.

This is my second time staying here and it was just as wonderful as the first time. I hope to come visit every year and stay at the Berry Manor. Everyone who works there is so nice and I love the rooms, they are decorated perfectly in a vintage style but still comfortable.

We’ve stayed at Berry Manor 3 times over past several years for our annual anniversary trip to Maine and the experience was always positive. This summer we had planned another visit but a family health emergency caused us to have to cancel the trip well within the 15 day stated policy. Unfortunately for me, the cancellation policy also required a 60 day notice if the reservation dates included the “lobster festival “. At the time the reservation was made there was no specific dates mentioned in the written cancellation policy and I was not aware that our dates overlapped with the “lobster festival “. I paid extra for our room rate to make sure we could cancel without penalty (as I do for every trip we take). My negative review is 100% related to the lack of understanding and willingness to work with us given our need to cancel. There was no effort to compromise or even offer a credit for a future stay. Our previous stays at Berry Manor were under the former owners who we really enjoyed getting to know and I’m certain they would have handled this situation differently in an effort to retain us as loyal customers. Prior to this poor experience I would tell all our friends about Rockland and Berry Manor. Now, I still tell our friends about Rockland but cannot recommend Berry Manor. Great example of how poor customer service and poor service recovery can harm a small business. We won’t be visiting Berry Manor again but I do hope they work on their customer relationships.

Generally, a nice stay. They charged us $100 extra (per night!) for our 2 month old baby, which we found a bit unnecessary and excessive. Probably would have stayed somewhere else for that extra cost.
