Overall summary: Five-star location, one-star service. Pros Boasting an excellent location, the property is right next to One Nimman. This is extremely practical during the rainy season, as you can head back indoors anytime when it rains. The villa features a retro-style interior design. Cons The drawbacks are glaring and concentrated. 1. Arrogant host service. Upon our arrival, we were told nothing inside the villa could be rearranged in any way. Extra items of any kind came with additional charges. We requested more towels for after swimming and additional bottled water since the supply was insufficient. The host’s response was that we could cancel the remaining nights of our booking. They did provide a few extra towels and a case of bottled water the next day, yet their reply at the time left our whole group speechless. 2. The most unacceptable incident: To help with their housekeeping schedule, we notified the host around 10:30 that we were ready to check out and for them to collect our luggage. Once the inspection was done, we waited for our ride at the gate amid heavy rain. Surprisingly, the host forced us to leave the premises immediately. They claimed check-out took effect the moment we informed them at 10:30, since the villa needed to be prepared for incoming guests. We had paid for full access until 12:00 noon, yet we were being driven away simply while waiting for our transport out in the pouring rain, in a very harsh tone. We had to wait until past 3 p.m. to get in at check-in, yet we were rushed out when we voluntarily checked out early at 10:30. We were treated extremely rudely. We held back our frustration only because our luggage was still under their custody. Throughout our stay, the host’s attitude remained condescending. 3. Hardware flaws. The blackout curtains are too short and cannot fully cover the windows. Bedside lamps are poorly positioned and intrusive, and the mirror design is impractical. Overall, the villa looks aesthetically pleasing but lacks real-world functionality.

Right outside the door is One Nimman, so you can start shopping as soon as you step out. It's in the most bustling area of Chiang Mai, and the guesthouse is beautifully decorated.

This was my second stay, and the location is still absolutely fantastic – super convenient! You can easily walk to department stores, coffee shops, do some window shopping, or get a massage, with tons of options available on the pedestrian street. It's also really close to the airport, only about a 15-minute drive. The only downside this time was a power outage and water cut-off due to an electrical box issue in the area, which happened twice. However, both times were resolved within an hour. Overall, it's still a worthwhile choice for accommodation.

Super convenient! Right outside there's food and drinks galore, and it's really close to a big shopping mall. The room was cleaned impeccably, and the breakfast, especially, was better than what I've had at five-star hotels!

This time, two families traveled together, so we booked this particularly artistic and retro villa. The location is super convenient, right next to One Nimman, so dining and shopping are just a few minutes' walk away. The villa has four rooms and a swimming pool, which was perfect for our families with kids. The children could play and splash in the private pool without disturbing anyone else. The villa owner has excellent taste; even if you don't go out, just staying in and taking photos makes for great pictures. If I visit Chiang Mai again, this villa will definitely be my first choice!

Great place to stay, right in the city center with easy access. It's clean, well-equipped, and very comfortable. The accommodations are lovely.

The location of the hotel is impeccable. I like the petty-bourgeois style on Ningman Road. It is very convenient to find food and drinks every day and the quality is guaranteed. It is a very good experience to stay. The furniture is well maintained and the bath water is small. Breakfast is also quite ceremonial. Personally, I feel that the biggest disadvantage is the noise, from the bar and the airplane. The bar music will stop at about 12 o'clock. I can't adapt to it on the first day, but I can fall asleep with the noise later! Overall, it is a great experience!

The disadvantage is that each room water pressure is different, hot water is not very stable. The hair dryer has very little horsepower, it takes a long time to blow your hair, and if you need to wear makeup, the room is dimly lit, which is not very convenient. Overall, this hotel whether you want to walk to eat, shop, massage is a walk out the door across the road to find, so it is really convenient.
