Facilities: Fully equipped with everything you need – beach towels, umbrellas, a beach bag, slippers, and a full set of toiletries. There's a fridge, but no microwave. Cleanliness: Very clean. The room was cool upon entry, which was great as the air conditioning runs 24/7. The bedding was also fine, very comfortable and clean! Environment: The slides are a lot of fun, making it quite suitable for families. Being in building five, which is at the very back, it was also relatively quiet. Service: The service was very enthusiastic. We checked out of another hotel at noon and had to wait three hours as we couldn't check in early; we had to wait until 3 PM. It was a bit disappointing, but understandable given it's peak season. Kata Beach is about a six-minute walk away. There are 7-Eleven stores on both sides when you leave the hotel, but they were very crowded and not as large as the 7-Elevens in Karon, so the drink selection wasn't as comprehensive. The breakfast buffet was decent and standard. It gets busiest around 9 AM, so it's advisable to go at off-peak times. 😝

The family room with bunk beds was perfect for our two kids. We were assigned to building 5, which didn't have a pool view, but our other double room on the ground floor had direct pool access, which totally made up for the inconvenience of taking the kids swimming. However, there was a musty smell in the room. We stayed for four days, and the kids loved being in the pool every day. For the price, and with breakfast included, it was definitely worth it.

If you're traveling with children, definitely avoid this hotel. They have a hidden policy of charging a 300 THB surcharge per child. A room was only around 300-something originally, so paying 1000 THB during peak season would be absolutely not worth it. Plus, the hotel's hygiene is appalling. The water was yellow; luckily, I brought a filter, and the filter turned black.

The location is very convenient, with plenty of massage places and restaurants nearby. However, the hotel's water quality isn't great. Also, they strictly enforce a 3 PM check-in time for room cards. This hotel seems to be frequented mostly by Chinese guests. On the bright side, the bubble tea near the hotel is delicious!

I booked this hotel again as a transit stop, but this time I opted for the room type with one large and one small bed. This room type turned out to be quite disappointing. The only upside is that the balcony directly faces the pool, offering a great view. However, the soundproofing is absolutely terrible! The root cause is likely that this room type has been converted. There's a door right behind the headboard of the small bed that isn't sealed off, and the gaps around it are huge, making it completely unsoundproof. What's even more ridiculous is that I could actually open this door from my side!!!!!!! When I opened it, I saw that it was only separated from the next room by a 4mm thick piece of plywood (or extremely thin wood). This is undoubtedly the culprit for the poor sound insulation. I could clearly hear everything from the neighbors – their daily activities, walking, talking, and even snoring. Of course, the noise from my room would similarly disturb them, potentially leading to neighborly disputes. Therefore, I'd advise travelers with children to choose the bunk bed room type instead of this one with one large and one small bed. If you happen to get noisy neighbors, it will seriously impact your vacation mood.

Book in advance for a good deal; if you're looking to spend 600-800, this might not be the place for you. It's quite convenient to Kata Beach, and the on-site water park is good for half a day's fun. The facilities, cleanliness, and breakfast are all just average. For such a large hotel, the front desk is exceptionally slow even in the off-season, which is unacceptable.

This hotel is very convenient for families with kids. You can easily spend at least half a day at the pool. The only downsides were the humid room and the not-so-great water quality. Otherwise, everything else was pretty good, and it's not too far from the beach.

Baan Mai Khao is the ultimate family-friendly hotel. We stayed in a family room with two kids, costing just over 500 a night. The value for money is unbeatable. The hotel's water facilities kept the kids entertained for hours. There are plenty of dining and entertainment options right next to the hotel. While it's not as lively as Patong, it's still very convenient. The beach is a 10-minute walk away. You can't go wrong choosing Baan Mai Khao if you're traveling with children.

The family room at Baan Kata Bhuwas is very spacious, and the kids absolutely loved the pool and slides. The front desk service was adequate, though not as warm and welcoming as Orchids, but it was great that someone helped with our luggage. The hotel restaurant has nice decor and a good ambiance. It mainly serves Western food, with some Chinese options like congee and noodles. The chopsticks weren't very noticeable, and I had to ask a staff member for them on the first day. There's no air conditioning in the restaurant, so I'd always be sweating after meals, especially if you sit on the second floor – it's unbearable. Plus, it's crowded every day, so you often have to wait for a table. The surroundings are quite convenient. There's a 7-Eleven not far from the hotel, but you can't bring drinks bought from the supermarket into the nearby restaurants. There's a fruit stall at the main entrance with reasonably fresh fruit. Overall, prices in Kata are a bit higher than Karon; dining, laundry, and fruit are all a bit more expensive here. It's not far from Kata Night Market, which is nice for an evening stroll. Also, the water quality at Baan Kata Bhuwas isn't ideal; it's a bit yellowish. However, the cleaning staff are very responsible and keep the room spotless every day.
