Pretty good, right on Nimman Road.

The service was great, and the location was good too. However, the cleanliness could definitely be improved. There were a lot of cobwebs on the ceiling, and the bathrobe hanger was covered in dust. There weren't enough hooks in the bathroom, and the shower drain was slow. Overall, I'd give it an 8 out of 10.

The location was perfect for exploring Nimman. It wasn't far from the airport, and even though we arrived late, the area was well-lit, so we could easily grab a quick dinner before heading back. Having a supermarket and convenience stores nearby was also a big plus. Being tucked away in an alley with other hotels, it was quiet without feeling unsafe. The bedding and bathroom were both clean, and we didn't encounter any issues using them. However, I'd recommend using a shower filter. I noticed the filter got dirty quite quickly, and the water pressure was weak. Even when the hot water was working well, the low pressure meant it took a bit longer to shower. The front desk staff were friendly, and it was great to have free snacks and water available on the first floor. If I visit Chiang Mai again, I'd likely stay at this hotel, and I'd recommend it to others looking for a great value-for-money option.

Traveling with kids, I booked this hotel because it had no bad reviews. What a huge mistake and a decision I deeply regret! For 500 including tax, it felt like staying in a cheap guesthouse back home. The facilities are incredibly old; the cabinets, baseboards in the room, and even the showerhead in the bathroom all looked grimy and disgusting. The hot water temperature was impossible to control; it was really hard to get it to a comfortable temperature. The duvet felt like an old, reused rag – as if it had been used for ages. The room lighting was extremely dim, nothing like the pictures online. Our room wasn't cleaned after check-in, and they didn't even empty the trash! It's unbelievable! And don't even get me started on the service. The front desk staff seemed like temporary young hires with absolutely no sense of service. Don't stay here! Don't stay here! Don't stay here!

The hotel's location is pretty good, with supermarkets and restaurants nearby.

The room was even better than pictured! It was bright and airy with a great view from the window, so it didn't feel cramped at all. The bedding was pristine white and super clean. I tried out the bed and found it to be just the right firmness, and the pillow was at my preferred height. The bathroom had a great shower with good water pressure and was well-designed with a separate wet and dry area. Overall, it was a very pleasant stay and good value for the price.

The scenery is great, but parking spaces are limited. The location is near Nimman Road, with plenty of good food options nearby.
