The Hotel is set in such a beautiful location. We didn't have a sea view room so when we went for breakfast the next morning, we were blown away with the view. The hotel was very clean and provided everything you needed in a room, large bed, WiFi, tea and coffee, toiletries etc. I have never stayed anywhere before with such welcoming staff. They were all so friendly and helpful, from the receptionist who greated us, the guy in the pool and staff in the restaurant and the cleaner, everyone seemed happy and went out of their way to make you feel special. They are all such a credit to this hotel. We are already looking at when we can return!

Eventually found reception, girl wasn't the cheeriest, but okay. Nice wee surprise we were in the Bridal suite,,,what a view,,absolutely amazing, sunset to die for... Room was very disappointing for a Bridal suite but great as maybe an executive suite.. No full-length mirror,no dressing table for doing make up,no hanging space for a full length wedding dress,,and the upper bedroom ,well no room for anything A very noisy room from 5am,trains,cars etc. Bar manager was a wee bit,well big bit grumpy, rest if staff were great. Breakfast was limited, but exactly what you needs ,,5 stars,,even the staff
Response from Property: Thank you for your feedback I am sorry to hear you were disappointed by the Bridal Suite. There is a full length mirror in the room next to the wardrobe. Our Brides get dressed in a different room to the Bridal Suite, the Bridal Suite is for the Wedding Night ☺️ I am sorry to hear the train track and road disturbed your sleep unfortunately this is out of our control, we do have Velux glazing to minimise the noise from these. We hope to see you again sometime in the near future.

Its like a 90s leisure centre with excellent facilities. Deluxe family room is fantastic, great views and ideal set up with the upper floor. Service is excellent, food excellent (love curry of the day) excellent games room and bar. There were singers in the function room on the saturday night but they were not that good. Location superb will be back. Swimming great for my daughter. Marked down for 2 reasons. Firstly there is no padding left in the seats in the restraunt i mean its wild and hilarious at first but annoying by day 3. And last orders in the bar at 9.30 ????? Dear me thats not ideal. Its kids half term in england at min but not scotland but 9.30 is just mean. I will be back though overall excellent.

You are correct in regards to the seats, the restaurant was fully refurb before lockdown, a few years now, we currently have a plan to refurb the padding in the seats in November, hopefully when you return they are completed and more comfortable. My hubby read some reviews before we arrived at the Hotel and warned me not to expect much. So, I was delighted to discover once we arrived that everything was great! Very friendly and helpful staff. Our room was spotlessly clean, the bed huge and the most comfortable I’ve ever had in any hotel I can remember. Don’t know what they have ontop of the mattress, but it was amazingly comfortable. The room came supplied with a safe, hairdryer, iron, ironing board, trouser press, fridge, beautiful Scottish guest toiletries, even the toilet paper was good 3 ply and beautifully presented, the hospitality tray was great, pull out, various sachets, including several different individual flavoured Tetly tea bags, Galaxy hot chocolate, Walkers Shortbread fingers. Nothing at all looked old or outdated. I would go back and would recommend. Another guest at breakfast appeared to be very impressed too, telling us “This breakfast is fit for a king”. There’s a selection of fruit juices, fruits, cereals, toast with individually wrapped butter pats, individual glass jars of marmalade and jams and your choice of cooked items for the Scottish Breakfast, including how you want your eggs done. Restaurant was lovely and clean with panoramic sea views. Nothing to moan about. Lots of Leisure facilities too, including pool, sauna, gym etc…All good. Worth a 5* review.

This hotel is in desperate need of a refurb! The decor in the halls was carpet on the walls. Check in was quick and friendly, however was asked for £100 safety deposit? Never heard of this before in a hotel (supposedly 4 star). The room was nice from the outset with a stunning view however was hard to see out as the windows looked like they hadn’t been washed this year. The beds were not comfortable and had some questionable stains on both beds. The pool, soft play and acrades were good if you want to keep children entertained. Now for the best part…the FOOD! Wow. Vile is the only word I could use. We went for dinner, I couldn’t eat my chicken fajita pasta, the “chicken” was clearly sliced packet chicken and the sauce looked like it had been made with mostly water. The black pudding fritters, £8 for three tiny balls! Charged £60 for food we never ate, take snacks you will be hungry. Then charged £14.90 for a glass of wine and a pint of beer, this is Edinburgh prices not Burnt Island! Breakfast was inedible, didn’t have high hopes anyway, thank god for toast and cereal. Definitely wouldnt stay again.

Whilst I appreciate the décor isn't to your taste, the carpet protects the walls from damage due to guests luggage and is cream in colour and most guests don't even notice it. A security deposit is common and is stipulated in the terms and conditions when booking and again in your confirmation email. I can assure you all windows in the Hotel were indeed cleaned by a professional window cleaner both inside and out on 25th November, and are cleaned after departure on the inside by the staff after every departure. All our meat it purchased from a reputable butcher and freshly prepared and we don't use 'pre sliced packet chicken' should there have been a problem with your food I'm sure the waiting staff would have been more than happy to assist in rectifying the issue should they have known. Again our breakfast is fresh produce cooked to order from a reputable butcher. Assuring of our best intentions at times.

Just returned from a 2 night stay in your hotel for the first time, it wont be our last. Great stay throughout, first off easy car parking right at the front door. Next we were made to feel very welcome from the young lady at the reception desk. We headed to our room, absolutely spotless as was the other areas of the hotel. The room was nice and warm, it got a little too warm later so we turned the heating down. Your usual shower toiletries were in the shower room/toilet. Lovely fresh towels ans plenty of toilet papers. At the kettle area various teas, coffee, hot chocolate, shortbread and 2 small chocolate bars etc. On our first night we had dinner in the restaurant, good selection, great food, nice atmosphere, good value for money, friendly attentive staff, (your staff are a credit to you), all smart in their uniforms. We then went downstairs into your bar area and in the club side was a singer, and sadly due to the nasty weather the place was practically dead, I think we counted about 5 people. Not your fault, you cant help the weather. Our breakfast was included in our price. Next morning we went and had breakfast, again, brilliant staff, nothing was an issue. Lovely local food was served after we had our cereals and toast etc, my husband asked for extra toast, he got it. A great fast service, thank you so much to all involved. We highly recommend this hotel.

Had a fabulous 2 days in an executive suite overlooking Pettycur bay the balcony was a fabulous addition. Lovely staff, ambience, food, comfort and cleanliness. Bus stop right outside making it easy to visit other places without taking the car. Totally recommended this fabulous hotel .

We stayed at The Bay Hotel for one night prior to flying from Edinburgh Airport, in an executive suite with 4 adults and 2 children. Due to reading some negative reviews about this hotel we weren’t expecting our stay to be even anywhere near as fabulous as it was. The staff were all excellent from reception to restaurant. The facilities in the swimming pool were great, the sauna and steam room fantastic, and the relaxation chairs looking over the bay was stunning. There is a huge pool room and games room too. The food we all found to be exceptional, the evening meal and breakfast was of lovely quality and plentiful. I googled the menu before arrival and too be honest I wasn’t expecting much, but I need not have worried the menu is different with lots of choice. The views here are stunning both day and night, and the caravan park next door have the most beautiful caravans. I’m so pleased to have stayed here and would 100% stay again.

Abjectly poor customer service, had a meal in restaurant had be told where we could sit when most tables available! Worst part had a steak pie and vegetable meal and asked for gravy with it and then found I was charged £3 pound for a very small jug of gravy!!!!, never in 50 years of eating out have I been charged for gravy. When challenged about this they were insisted it was valid! Does not help the Scottish reputation! Would never stay there again

I seriously question the scoring and reviews across the web for this pit of a place. This was marketed as "luxury " and for £127 for a night, that's what I expected. You won't be made aware that the entire back of the place is a caravan site. Those folks and anyone else, can use the pool. It's a tiny pool. So it's heaving. It's also dirty and run down like the rest of the property. No separate space for kids/adults to swim. I could have made my peace with that, BUT everything else was dirty, dated and with a distinct institutional feel, think ... Old folks home. It's shabby and depressing, and our "executive luxury suite" was like a hostel. Filthy, not updated since the 80s. Dangerous wiring in lamps and TV. See pics. Tv didn't even work. Layers of dirt so heavy must be DECADES old. Needs a serious deep clean. Bed so old you can feel every lump and spring. Lumps gouged out the pleather (yes, pleather!?! ) headboard. Stains on old, brown institutional carpet. Bathroom so dirty we didn't even wash. Ancient, dirty sofa. Beware! This thing is used as extra bed if family are staying!! Breakfast inedible. Sausage pink inside. Staff try, but are tired and stressed. Which brings me to the "manager" Wow. Openly hostile to paying guests. Apparently has no responsibility to the guests because "the directors can do what they want. If you don't like it go elsewhere " don't worry...we will! Complained on check out. Was told they get vast volumes of complaints, and it will be ignored. I get the impression the owners think the view is enough to excuse poor hygiene and Ancient decor. It's not. I don't know how they can take money under this misleading advertising. Be aware, the beach is not accessible by crossing the road. There is a very long concrete block and railway in between. Arcade depressing and machines broken. Joyless, archaic, not even budget quality, Council feel, dump of a place. Please don't get taken for a mug like we did.

You called the hotel to query the pre-authorisation that is advertised on *********** in the house rules a few days prior to arrival, as you didn't want to adhere to our terms and conditions, when you were advised we wouldn't be able to change our policies to suit your requirements you did not like this and clearly stated you will be leaving a bad review in reflect of the situation. Unfortunately we can not change our policy to suit individuals on a adhoc basis, I'm sure you can appreciate that these policies are to protect the business and the guests alike.

We stayed in a family room because we wanted the view. If the weather had been nicer it would have been lovely to sit on the balcony. The room was ok, a tiny bit rough around the edges, but clean enough. There was a problem with the basin which they saw to straight away. The restaurant had a good selection of pub type food with friendly service. Didn't use the pool.

Lovely hotel with great staff. Suggest booking a room with a view and a balcony it's well worth it with stunning views over the Forth. The restaurant offers a variety of meals to suit everybody's taste. It's maybe not fine dining, but portions are plentiful.
