I rarely leave negative reviews, but this was one of the worst hotel experiences I’ve had in years. Quite frankly, I’m surprised this property is still listed on Trip.com. The room had no usable Wi-Fi. The only reliable internet connection was in the lobby, making it nearly impossible to work or stay connected from the room. One evening there was no hot water at all, and the hotel provided no warning, explanation, or update on when the issue would be resolved. The room itself felt extremely dated and poorly maintained. The air conditioner was stained yellow, appeared filthy, and smelled strongly of cigarette smoke residue. There was no bedside lamp, the bathroom fixtures looked worn out, and the toilet had a commercial-style flush handle more commonly found in public restrooms. The shower was also in poor condition and did not appear clean. The property is under constant renovation, so expect drilling, hammering, grinding, and construction noise throughout the day. Any hope of a relaxing stay quickly disappears. The pool area was equally disappointing and looked neglected rather than inviting. Location is another major concern. The hotel sits directly across from a nightclub/gentlemen’s club, and noise from the area continued late into the night, making it difficult to sleep. The final straw was discovering bugs in my food while dining at the hotel. While the property may appear inexpensive, there are far better options available in Davao. Between the lack of basic amenities, poor maintenance, construction noise, questionable cleanliness, and disappointing service, I would strongly recommend staying elsewhere.

The hotel is very old. The superior room is not acceptable at all to be sold under 3-4 star hotel. Damaged furniture, old and got a weird old smell. Photos attached. If you are planning to book, avoid. There are better hotels around. The deluxe room is better but they did not allow me to upgrade on the spot with the same price online- eventhough it was clearly still available to book online and I clearly do not want breakfast. The duty manager/ FO manager is not supportive and flexible. The front office guy seems like he used to receive complaints all the time and he had 0 power to do anything. I still upgraded evethough it was 2.5x the online upgrade price simply because the room was unacceptable. The staff were mostly super helpful and friendly.

the dinner buffet with discounted rate for hotel guest was a thumbs and the food too was superb. With the shops outside the hotel from convenient stores, entertainment bars, massage parlors were all walking distance. i had a peaceful and well rested night. So overall I had a great stay

At first check-in we had an issue with our room. The room looked very old and dated the air-conditioning wasn’t working and the Wi-Fi was non-existent. I raised a complaint to 8 am the next morning. It took two 8 pm to follow the same day for them to rectify this and move as to another room. This room was outstanding. The air-conditioning was working. It was modern better looking not as tight as the other room, there was room either side of the bed to get in as the other room you could only get in one side of the bed as the bed was against the wall so this new room was a lot better. The only issue with the Hotel was the Wi-Fi was extremely rubbish non-existent would be the better word but this was the only issue that we had in our day. Everything else was perfect from the cleanliness to the staff and the buffet breakfast was acceptable just not much choice for the Western pallet but for a Filipino it was okay
