I recently stayed at the hotel and unfortunately, my experience fell short of expectations. Despite booking a room with an attached bathroom, I was given a room requiring me to exit for bathroom facilities, resembling more of a hostel setup. A makeshift sign in the bathroom claimed exclusivity for Room 4, but this wasn't enforced, leading to inconvenience. Issues extended to cold water, a non-opening window, and an impractical TV placement, hindering the viewing experience. The promised personalized greeting at the door was replaced by a ring doorbell, and encountering staff was elusive. The absence of safe boxes and a parking area accommodating only three cars further compounded the drawbacks. The sole redeeming factor was the hotel's proximity to bus stops, facilitating easy access to the city center. Regrettably, based on these shortcomings, I won't consider revisiting this establishment.

Imagine thinking you’ll spend a comfy night in a super comfortable room at their supposedly best room, and you get stuck in a basement room with a blocked toilet They turned the heat on at nights only and even that failed on the second day when their boiler broke down They replaced it with a tiny wall heater that barely worked. Very effective if you plan on sleeping standing next to the wall… Even the hot water failed in the morning. I guess I should thank them for saving me a coffee bill since the cold shower woke me up very well And the WiFi reception barely registered. Since it’s in a basement, there’s limited network reception. I had to sit in the middle of their hallway just to book my train tickets…let alone streaming anything

Property was comfortable and clean, would have been good to have access to a fridge and microwave in room to store and reheat food. Room was one of two at entryway and not very sound proof, was noisy at times when other guests were coming and going. This appeared to be the only access to the downstairs rooms. Neighbouring guest television and conversations could be heard throughout the night. Overall the room and stay were enjoyable and if in Edinburgh again would consider returning to guesthouse

The guesthouse had a excellent system we hardly saw anyone.It was quiet, perhaps a little bit dated ,but the rooms were maintained every day It was not right in the centre but had a regular bus route just across the road ....and if you were fit you could walk to the centre in around 30 mins Overall very good

The room was spacious, clean, and very quiet at night time. Not too far away from, or too near to Edinburgh centre. A good distance. Great shower! Sink tap was a bit drippy but fine if you tightened it slowly. Perhaps a new washer is needed. Highly recommend this establishment

It was a memorable trip in Edinburgh for last 2 days we were so happy to live in such a lovely room. The location was so easy for transportation throughout Edinburgh. Check in and out was so easy and the overall experience was excellent.

The location was great. A lovely historic neighborhood not too far from city center. The bathroom was new and nice. The cons are that there is no temperature control in the room. And I wish there was staff on site to assist. I do like the tea, coffee, and biscuits though.

Clean and tidy, walls are abit thin so you can hear a lot of what’s in the hallways but other than that perfect stay for a couple of days.

Our stay was pleasant, the location was a bit far from the city but lots of public transit options. Our room was clean, however the bed was a bit uncomfortable and the walls were paper thin which was a bit irritating as we were right beside the lobby area.

It's fine. 15 mins on the bus to town. Bed was comfortable. The room (5) didn't look like the pictures and the owners could invest in some sound-proofing. Otherwise it's good value for Edinburgh.

The place seemed clean inside and comfy bed. Check in was easy, as there was no contact with anyone. In fact, even the emergency number provided wasn’t answered. This was called when the fire alarm went off at 6 am. Someone finally showed up about 15 minutes later, pushed through the groggy crowd without a word to disable the alarm. (Note: the fire brigade never arrived, so it’s good there wasn’t an actual fire.) When the crowd was finally addressed, we were told someone left the shower on overlong… Aside from that debacle, the basement room we were in had no window and had the heater running, which couldn’t be turned off in the unseasonably warm late summer. So the room was hot and stuffy, and not the most pleasant without the early wake up. I’d say fine for students, but I think it’s a bit pricey for that. Security is questionable, as the key for your room opens the front door. And this is true for everyone…. What the key doesn’t open is the back door, which self-locks on a shabby garden with no exit. Overall, I’d say it’s best to avoid. Book early and find something decent.
