Basically not a hotel but staying in a single room apartment. Hence it’s much more spacious than any hotel room of that price, but no amenities like slippers, pajamas, toothbrush etc. does have towels, soap, shampoo/conditioner and laundry detergent. There is a toaster, microwave, fridge, kettle, stove; laundry machine and toilet dryer. Wifi no issues. You also need to dispose of your own rubbish at the end.

Location wise it’s a bit far from train stations but you can take the bus pretty easily. The neighbourhood is v quiet. Remember to lock the door cos it’s not auto lock.

I could not find the laundry detergent initially and the service team replied to emails quite quickly to help me find it. No issues with communication in English too!

Main gripe is the cleanliness is a bit off, I found a strand of hair under the pillow on my bed and the plates had some brown stains so I didn’t use them in the end.

This guesthouse operates on a self-service model, and our 7-day, 6-night stay did not include any housekeeping. Its location is quite good, with a direct view of the Tokyo Skytree right from the entrance, and it's a short walk from the subway station. While this particular subway line isn't a major transportation hub, it's still quite impressive for the price and its convenient location.

The interior of the guesthouse is quite spacious and well-equipped with attractive amenities, including a smart TV, gas stove, microwave, oven, and washing machine. These practical appliances, combined with nearby supermarkets and convenience stores, allow for a unique and comfortable travel experience.

The only drawback of this guesthouse is that moving chairs can cause noise and vibrations that might disturb the neighbors. Other than that, I would highly recommend it.

Our family (2 adults and 2 teenagers) really enjoyed our stay at Dash Living Tsukiji.
1. The location is a major plus: there are three different subway stations within walking distance, which made getting around Tokyo—and beyond—very convenient.
2. The apartment had everything necessary to prepare breakfast or dinner and for everyone to relax comfortably; the bathroom, washing machine, iron, and hair dryer—all of this made us feel right at home during our nearly two-week trip.
3. Check-in was convenient: detailed instructions allowed for a contactless check-in at a time that suited me, and all my questions prior to the trip were answered very thoroughly and promptly via email.
4. The support team responded promptly and kindly to every request; when we ran out of shampoo, they offered to replenish it immediately, and when we needed a pillow, it was brought to us right after I sent the request. Thank you!
5. A 24-hour supermarket offering food and coffee is just two minutes away, and the famous Tsukiji Fish Market is literally across the street—perfect for enjoying the freshest seafood for breakfast or lunch.

I highly recommend it for a couple or a family visiting Tokyo.

First time booking here and we stayed a week in Dec’25, where we unexpectedly found our new favourite place to stay in Tokyo. Location is amazing,in a slightly less hectic part of town but only 3-4 train stops away from the action in Shibuya/ Shinjuku. Importantly, this place is literally next to the subway entrance for Akabenashi.

The place itself is well equipped, very clean and such a luxury in terms of floor space compared to Tokyo standards. We stayed here in 2 different units (2 bookings) where the only minor flaw in the second unit was a non functioning hairdryer and slightly broken air vent cover (particularly important in winter as the cold air can really get inside the unit).

On balance, these were just minor dents in an otherwise immaculate stay here. Location again is key and it is situated close to eateries and konbinis and drug store. Would definitely return.

The room was spacious and clean for the price.

The location was also good, and I was satisfied.

✖️The key code I received was incorrect, so entry wasn't smooth.
✖️I called support, but they only spoke English (no Chinese or Japanese).
✖️I paid for extra cleaning, but the arrangements were troublesome.

The room was very good, so I hope they improve their support in this area.

I'm so happy with the serviced apartment I booked! Highly recommended!! So many great things!

I've stayed in a hotel in Shibuya before, and it was only 12 square meters for 2,000 yuan a night. I had to walk sideways to fit my suitcase, and I couldn't even spread it out on the bed. Plus, it was even louder than the train tracks, so my sleep-deprived colleague had to change hotels overnight. 😂

After that experience, I've become disenchanted with so-called hotels in Shibuya, Shinjuku, and Ginza. For the same budget of under 2,000 yuan, this 40-square-meter apartment at Fleg Higashiazabu comes with a kitchen, a separate wet and dry bath and toilet, a large dining table, a large refrigerator (the freezer is much better than the hotel's tiny minibar, so I bought a lot of ice cream), plenty of hangers and a washing machine, a long sofa, and a TV.

Overall, it's very nice and fully equipped, with laundry detergent, insect repellent, deodorizing spray, hand soap, shower gel, shampoo, and conditioner. Bring your own toothbrush, toothpaste, and facial cleanser. Towels and bath towels are per person, and for the two of us, they provided two sets, but you can bring your own. The kitchen is well-equipped with utensils and utensils, including cups, bowls, cutlery, and chopsticks.
Separate your own trash: simply separate recyclable bottles and cans from other dry trash. The garbage room is on the left side of the entrance on the ground floor; just take your own trash downstairs when you check out.
We stayed on the top floor, which had a good-sized balcony. It was generally quiet, with minimal traffic. The subway is right downstairs, and there's a drugstore and a supermarket, which was very convenient. The Eiffel Tower is right outside, and several popular photo spots are within walking distance—no need to envy them. However, I recommend walking around on your own; many photo spots are great for taking photos, but queuing up at popular spots is boring when there are so many people.

I highly recommend this location for all tourists or business travelers. It is in downtown Tokyo and a nice neighborhood; there are many Michelin-starred restaurants nearby. The common area is very clean, not like what Google reviews mentioned. My friend and I had a good time there. The room design is also very modern and stylish.
Attached a few photos for your reference.

It is one of the largest hotel i got in this trip, however the washing machine is just 4.5kg or so, too small for 2 persons to use since our cloths for cold seasons can be quite thick. This is humanless interaction check in process so you got to read the long email or long chat instructions carefully to fully understand it. Also there is no amenities like lotion and moisturiser provided, for this kind of premium price charged I would not expect these are not provided

The room was clean. Front desk staff varied; some were nice to mainland Chinese tourists, while others made us feel uncomfortable. I personally witnessed a male staff member being rude to a mainland Chinese tourist. The room didn't come with a universal adapter, and the front desk didn't offer any for loan. Slippers were also not provided, so remember to bring your own. The soundproofing in the room was poor, so light sleepers beware. Whether it's mainland tourists or foreigners, there will always be some noise at night that disturbs you. Those who know, know; those who don't, will experience it for themselves.

Clean, modern room.. size was fair for HK.
Great location.
But the bathroom drainage is seriously poor...water pools on the floor after every shower, which is both annoying and unsafe.
Fix this and it'd be a solid 4-star stay.

The basic room is very compact, bed is low like Japanese futon inspired, but shower facilities all work well, even folding desk by the bed. Perfect room for just sleeping the night. Reception on the third floor. Assistant there helped me to contact online reception. Large common kitchen at reception if you have time to cook or eat deliveries. Location is good for bars and Man Mo temple walking distance. Nearby breakfast places open around 10am. Prepare your own slippers and tooth brush and teeth paste.

It has a lot of good ideas, but overall a poor execution. The check in process was oddly complex, there's no welcoming host but there's a ”zoom like” call with a host to help you do your check in and you will need it. The ”windows” are always closed and you cannot open them, so there's a limited amount of light as well, I'd say there's no windows with that in mind. On the other hand the washing machines and the terrace are great!! The location is amazing 😍

I had a wonderful stay at Aura Hotel Mackenzie! The hotel was clean, comfortable and in a great location, but what truly made the experience exceptional was the outstanding service from the staff.

A special thank you to Jernis, Sarah, Alan, Nurul, Leong and Rista for going above and beyond to make me feel welcome. Each of them was warm, professional and always happy to help with a smile.

I highly recommend this hotel to anyone looking for excellent service and a comfortable stay. Thank you all! I look forward to staying here again!
