The room is clean, but the wifi signal inside is weak. There is almost no service, it is more self-service. There is a bus stop at the door and close to a large supermarket. Good value for money.

Edinburgh Old Town
Hotel was well located and very clean inside. Rooms made up daily. Breakfast was ok. Odd smell in bathroom - think the drains are not right. Main issues - bathroom extractor fan continuously on -annoying. The doors to other rooms slam noisily and some awful motor/generator out back of hotel also causing constant noise. Hot rooms; window only opens a crack. Overpriced for what is essentially a marginally polished premier inn.

Very friendly staff! The front staff who welcomed us on the day we checked in was extremely friendly and helpful, as was another staff who helped us in the evening to change to another room (the original room had a connecting door to the room next door where some people were having a rather lively party). At present, breakfast is brought to the room (see picture) and guests can select what they would like to have the day before. What we didn't enjoy too much while staying was that the hotel itself felt more like an office building and the room, although clean (apart from the cutlery in the kitchen), was not very cozy and quite cold. We would also like to suggest to allow guests to use the fire stairs as there is only one elevator. We had to wait quite a bit each time we needed to take the elevator (especially during covid times when only one household a time can use it). There's a rather big construction site next door so people who hope to sleep till late might want to ask for a room thats facing the other side.

New Town
I booked a junior suite with garden view & patio. I got a dirty, musty and smelly small basement room next to the kitchen with a view on a wall & noisy frying exhaust (from full haggis Scottish breakfast to fish & chips all day). This isn’t a suite or an apartment. It’s overpriced accommodation (over £200/night) and a scam. I expressed my distress a couple of times. Nobody cared. Noise from the street was intense at night. I will never go back and do not recommend this place. I cannot comment on rooms on upper floors, but avoid the room Nb 1 at all costs! There is no reception, this isn’t a hotel in any way shape or form. They care for the little cafe on the ground floor and just make money from the rooms. I’d prepaid so I had to stay. On the plus side the location is very central and the sheets/towels were clean. The rest of the room and especially bathroom was filthy and unmaintained. The photos will speak for themselves. Too bad you can’t smell through the photos or hear the exhaust or street noise.
