MMirko GThe tree is located in a very central area before entering the oldest area.
The hotel has a parking area of about 200 metres and is a price of €5 per day, exclusive for guests. I think that the availability should be asked first.
The rooms are large, clean and TV-friendly, and the bathrooms are new, in excellent condition, with a shampoo and a bathroom.
Of course there are also towels.
Breakfast is exceptional, international, with sweet and salty.
We were really happy about everything.
Unfortunately, I didn't take pictures inside the rooms.

GGuest UserThe hotel is located in the green but 5 minutes' drive from the parking to reach the historic centre. Annamaria, the owner, very friendly and always available person. Good breakfast served directly by the staff. The romantic suite with terrace on Spoleto and its Rock.
