As an expat living in Phuket over twenty years and staying in hundreds of hotels i am more than qualified to comment on this hotel. Upon arrival met John the owner, very nice guy, room was great, big and great balcony.... however on day one nobody came to clean the rooms meaning the wet towels were still on the floor in the shower cubicle and on day two when the manageress came to clean the room she instantly spotted a tiny mark on the bedsheet and immediately said i would be fined 300 baht ... which is ten or twenty times the actual cost. What a great way to lose customers, I stay in Rawai 4 or 5 times a month and this would have been a regular stay for me.
