As it says in the title, average hotel in dire need of an upgrade.  The staff are lovely, the food is average and the rooms are bland and in need of upgrading.  The bathroom in my room especially (the opening to the shower was only fit for ”skinny” people).  The reception area and bar while dated are very nice but you wouldnt want to spend much time there.   The location of the hotel is good, plenty of places to eat literally on the doorstep and the underground to the centre of Milan is only a short 10/15 min walk away.  All in all, its not the worst hotel I've stayed in but unless you are getting it at a discounted rate then I'd consider others in the area instead.

The service is very good, especially hygienic, and the family room is especially practical

Very clean, the facilities are a bit old, but there are many places to eat around, and a supermarket is very convenient to go out!
