INFO ABOUT PETS: Dogs only, must be pre-approved before booking (please provide age, size, breed, etc.) to make sure they're a good fit for our place. There is a $200 pet fee per dog per reservation (applies weekly for bookings of 7 days or longer). Please note no dogs on furniture and dogs cannot be left alone in the house at any time. We have hardwood floors and ask you ensure your dogs have trimmed nails before they arrive that will not scratch them.

We have a charcoal BBQ and wood fire pit you are welcome to use--please note we do not provide charcoal or firewood. The indoor fireplace is decorative only and non-functional.

This is an older house, and while there have been many upgrades and updates, there are a couple areas that show their age--some windows no longer open/open well, some parts of the exterior have worn paint.

Originally built as a Spanish style duplex in 1917, film executive David Bernardi purchased the duplex in 2003 and commissioned artist, designer, architect, and unconventional environmental activist Fritz Haeg to reinvent the structure. Bernardi was inspired by modern work but was looking for "somebody capable of making something new." Haeg was an accomplished artist whose work spanned a range of disciplines and media including gardens, dance, performance, design, installation, and ecology.

The renovation was completed in 2008 (refurbished in 2025) revealing Haeg's indoor/outdoor design integrating the adjoining Hollywood Hills landscape. Each of the three stories are treated with bright and vibrant paint colors that transition downstairs in muted tones creating a calm and grounded atmosphere. Emerging organically from the walls, built-in seating throughout appears as natural rock formations while peering through circle windows into the solarium. The exterior elevation features a rocket-like silhouette with wood siding and a stucco facade which contains mica dust sparkles that glisten when viewed from different angles.

*Property has traffic noise from Glendale Blvd and 5 Freeway that can be heard, especially when windows/doors are open.

*As it's true with most of LA, homelessness is present in the neighborhood. It's important to use your best judgement and lock doors and windows. We recommend keeping back gate locked at all times. Don't leave windows open when not present.

*Sensitive plumbing, both toilets clog on occasion so be mindful.

Pool Heating and Utilities:

*Pool heating can be arranged in advance at an additional fee of $100/day and hired for the whole stay. Depending on time of the year it can take 2 days to heat the water.

*Pool heating, when hired, is limited to a max of 84F.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

Pet Policy:

-One adult dog up to 50lbs allowed. Cats and other animals are not allowed anytime.

-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.

-Please do not let your dog go in the pool to avoid additional charges.

If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

PET ETIQUETTE:

- Control their barking - if you have a loud dog, please never leave it in the home alone.

- Don’t let them treat everything like a fire hydrant (inside and outside the home).

- Play is fun, but silence is golden - be respectful of the neighbors.

- Keep them on leash while outside the home.

- Always pick up after your dog.

- Wash those paws and minimize bringing messes inside the home.

Late Checkout Policy

Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:

• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.

• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.

• More than 2 hours: Full nightly rate.

To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy

Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.

This hotel is in a great location in Downtown LA. From LAX, I took the FlyAway bus ($12.75) and then two subway stops ($1.75, flat fare) to Pershing Square, and it was just across the street. There's a paid outdoor parking lot opposite the hotel (I don't recommend renting a car in LA – traffic can be bad, parking is expensive, and California gas prices are high, around $2/liter. Public transport is only $1.75 per ride, with a $5 daily cap, and a $20 refill on a Tap Card is usually enough to get around LA). Safety-wise, I'd say it's decent. It's in a transitional area between the more dangerous Skid Row and the safer Financial District in DTLA. I'd advise against coming back too late or wandering around at night. If you do come back late, it's best to take an Uber. If you're walking, try not to stare at the homeless, and don't engage if they talk to you. The hotel has a live front desk and security. You need to use your key card to enter after 6 PM and also to use the elevator. It feels very safe during the day, so you can confidently go out and explore. Theft and robbery aren't as prevalent in the US as some might think; you'll see plenty of people playing on their phones while waiting at traffic lights, and people carry their backpacks normally. The hotel rooms, while not huge, have distinctive lighting. There's a tablet by the bed that allows you to activate a 'sleep mode' with one tap, and you can control the lights and TV channels through it, which is very cozy and comfortable. From LAX, I took the FlyAway bus ($12.75) and then two subway stops ($1.75, flat fare) to Pershing Square, and it was just across the street. There's a paid outdoor parking lot opposite the hotel (I don't recommend renting a car in LA – traffic can be bad, parking is expensive, and California gas prices are high, around $2/liter. Public transport is only $1.75 per ride, with a $5 daily cap, and a $20 refill on a Tap Card is usually enough to get around LA). Safety-wise, I'd say it's decent. It's in a transitional area between the more dangerous Skid Row and the safer Financial District in DTLA. I'd advise against coming back too late or wandering around at night. If you do come back late, it's best to take an Uber. If you're walking, try not to stare at the homeless, and don't engage if they talk to you. The hotel has a live front desk and security. You need to use your key card to enter after 6 PM and also to use the elevator. It feels very safe during the day, so you can confidently go out and explore. Theft and robbery aren't as prevalent in the US as some might think; you'll see plenty of people playing on their phones while waiting at traffic lights, and people carry their backpacks normally. The hotel rooms, while not huge, have distinctive lighting. There's a tablet by the bed that allows you to activate a 'sleep mode' with one tap, and you can control the lights and TV channels through it, which is very cozy and comfortable. ❗️There’s no elevator and girls room is on the 3d floor It was great. Beds are solid, not shaking from every movement. Location is great, but take earplugs because it’s too loud outside. There are curtains on each bed. There’s no bathroom in the room, but on the floor. There was soap and shampoo. Hostel provides a towel. Breakfast includes bread, oranges, tea/coffee, butter, jam, instant oats. Common rooms includes billiard. Kitchen is big and lets cook easily. But they should bring more chairs as it’s always not enough during the peak kitchen hours. Unfortunately for me, it was the worst experience because of neighbors. There were acting load like in the midday while it was 1 am / 3am / 7 am. I’ve met a policy in on of the hostels that it must be quite after 11pm. Otherwise, the person must leave. I believe this hostel should also have this policy.

This hotel boasts an excellent location in the Hollywood area. The first floor has a more youthful vibe. 1. The hotel is just a few minutes' walk from the Hollywood Walk of Fame. Exiting from the M floor leads directly to a commercial area with plenty of options for dining, entertainment, and shopping. Nearby attractions are all within 200 meters. The hotel doesn't provide complimentary water, so remember to grab some from the large supermarket nearby. McDonald's is just across the street, and a 7-Eleven is also directly opposite. 2. The views are absolutely stunning! We initially stayed on the 20th floor and had a great view of the Hollywood Hills and the iconic sign. We later upgraded our room, and while we no longer saw the logo, the 270-degree city view was equally spectacular. 3. There's a small cafe on the hotel's first floor where we had breakfast. It was very convenient, clean, and reasonably priced. 4. Getting to the Getty Center by taxi from here takes about 35 minutes, typically without traffic. 5. Hotels in Los Angeles all charge a 'destination fee.' This has to be paid on-site and feels a bit like a 'mandatory expense.' I've seen many people complain about it. The perks offered are pretty lackluster, and I didn't use any of them. However, this isn't specific to this hotel; it's a city-wide charge in LA. 6. Regarding the staff, the bellhops seemed a bit unmotivated, and room cleaning was just average. However, the rest of the staff were quite professional. 7. The hotel pool was undergoing maintenance during our visit. Overall, the location is great, it's quiet despite being central, offers good value for money, and feels safe.

Huge thanks to the housekeeper who cleaned room 225 on June 19th! I forgot my charger and cable, and they actually chased after me to return them 👍👍 The hotel's location is far from the city center, making it ideal for self-driving travelers. There are plenty of parking spaces, though many outdoor spots are quite a distance from the lobby entrance. Hygiene seemed fine, and having two complimentary bottles of water daily is a rarity in the US. The front desk is actually open 24 hours, not just until midnight as stated on Trip.com. As other reviews mentioned, the Wi-Fi is really poor; it constantly disconnects and requires reconnection. The room itself is very spacious and offers excellent value for money.

The room isn't huge, but two suitcases should be manageable. The bed was incredibly small, almost impossible to even turn over in. There's a microwave and a fridge in the room, and a washing machine on the third floor. You'll find a vending machine on the first floor. The room was cleaned daily and kept very tidy. The biggest downside, by far, was the soundproofing – I was woken up several times each night. The air conditioning noise was also an issue. Other than that, everything else was fine, and it's conveniently located near several metro stations.

Ideally located in the city centre, making it very convenient. The hotel’s ground floor is beautifully designed, and for drinks, there is also a rooftop bar (with another bar directly opposite the hotel). The staff are extremely helpful. I really loved my stay.

The area is good, safe, and relatively clean by LA standards. The hotel has its own vibe, which I’m sure many people will enjoy. A nice addition is that the hotel has an Alfred Coffee in the lobby, as well as its own club, which adds to the overall atmosphere and convenience.
