My wife and I have stayed at this hotel about half a dozen times in the last 12-15 years in former Marriott days and now under the Elite Selection label. We have always loved its location and found it a good base forlocal and regional visits. We feared standards would fall under the present owners, but, although some economy measures are evident, the accommodation and decor have improved markedly over the last 12 months, and the staff are unbelievably friendly and helpful. We found receptionist Ronnie exceptionally friendly and facilitative, and nothing was too much trouble for housekeeping staff Ellie and Wilailak. The latter endeared herself to our grandchildren by responding to their teasing and joining in their little games. Everywhere was very clean and the food was plentiful. The pool and jacuzzi were a welcome afternoon base after spending the morning at the South Shields marine park and then the extensive funfair across the road. The following morning we went successfully searching for sea glass on Seaham's beaches.

This is the 2nd time we have stayed here. Both times were through Groupon deals. We paid £59 for a room with breakfast and a free gin & tonic each. This is truly amazing value for this modern, friendly, clean and comfortable hotel. I believe all the rooms have a sea view. All the staff are very friendly. The beds are very comfortable. The only downside as far as myself and my partner were concerned was that breakfast was 7am - 9am. We didn’t make it for breakfast as we had over indulged in the hotel bar the previous night! Our fault I guess but I do think 9am is rather early. We will definitely be staying again though.

This hotel is very cost-effective, as reflected in: 1. It is about 5 minutes walk from Sunderland train station and bus station. It is in the city center, and it is only 2 minutes walk to the bridges shopping mall. There are also many restaurants in the surrounding area. 2. Since it is a newly built hotel in 2022, the facilities are very new and modern, and the rooms are relatively clean. As a slightly clean freak, I am quite satisfied, but there are some unknown stains on the pillow, so I put on my own pillow cover. The reason for giving the facilities 4 stars is that the sound insulation effect is too poor. People passing by the door can clearly hear their speeches, but it is relatively quiet to sleep at night. 3. There are really not many choices for breakfast, and everyone feels tired of eating the next day. The price is not cheap, so I personally don't recommend eating buffet breakfast in the hotel. 4. Hotel staff are friendly and helpful. Summary: If you go to Sunderland again in the future, you will definitely consider living here again. Let’s address the title of the review first. There were a couple of little things that a fussy or moaning traveller might have picked up or mentioned, but nothing to reduce the overall impact of a great value stay, so I am not even going to say what they were. This is a great value location with lovely, friendly staff, nice facilities, some of which are being refurbished to be even better over the coming weeks. The place was clean, the bedroom was big and the bed comfortable too. The power shower and the bathroom toiletries were good and the free on-site parking was very convenient. And then came breakfast. Included in a very very compelling and surprisingly low room rate, the breakfast was as good as many I have had in 4 and 5 star hotels and better than most, and all served with a smile. I travel to the area for work on a regular basis and I will definitely be back. Thank you Sea Hotel Team. It was my pleasure to stay at your establishment.

I was booked in here for one night whilst on business in the area and I must admit I was a little underwhelmed by the experience. The hotel is strangely laid out and somewhat soulless, with all the amenities at one end of the building. The bedrooms are spacious and although rather basic and tired, they are adequate for a one night stay. Unfortunately my bed was uncomfortable and in need of a new mattress and I was only able to use the hand-held shower attachment from the bath taps, as the wall mounted fixture didn't work. Talking to colleagues, this didn't seem to be the case in all rooms so maybe I was just unlucky - if I'd been staying longer, I would have asked to change rooms. Food and drink in the restaurant was okay although on the pricey side, but to be fair, the staff were friendly and efficient. I didn't bother with breakfast as it was overpriced at £17 a head and from colleagues' advice, not worth it. Overall, I thought my stay was average for the price paid and I came away feeling rather disappointed with the experience. Would I stay here again if returning to the area for business? Probably not I'm afraid.

It is so peaceful here as I have enjoyed my stay all through. All amenities such as the refrigerator, washing machine, cooker, microwave, ironing board, WiFi for Internet to mention a few are all in good working condition. I am sure I will definitely come back again. It is a good location as it is close to a bus station and the level of maintenance and cleanliness here is very satisfactory. It is also in a well secured environment. Kudos to the management team. Please, keep it up.

Just returned from a few days at the Lemonfield Hotel: our first time there. We were impressed by the personal touch of the owners: nothing was too much trouble. On arrival we we were given an upgrade and a splendid, spacious room with views over the seafront and green. Everywhere was spotlessly clean and the other staff we met were both friendly and helpful. Breakfasts were excellent, with plenty of choice and large portions if required. All in all, one of the best places I've stayed for quite a while!
