The environment is beautiful, but well managed, especially he likes to be called direttore

The noisiest house keeping from 6am banging around in the corridors, banging on room doors, slamming doors. Holidays are meant to be relaxing. Please ask your team to be considerate of guests trying to sleep.

This is quite simply the worst hotel I have ever stayed in. We arrived on the Saturday and the first thing to note is that it is nothing like the photos. There is no ‘parkland’, just a few trees. The outdoor seating area is scruffy and the rooms look as if the last time they saw any updates was circa 1993. Despite the 27 degree heat and clear blue sky the pool was closed due to the earlier rain and ‘dangerous’ weather. Rain. 🤷‍♀️ We had an early start on the Sunday so we were delighted to find that the rooms in the main block were treated to a very loud and very shouty DJ and disco until half past midnight. The noise was so bad that objects in our room were vibrating. Added to this were the hordes of children running up and down the corridors screaming at the tops of their voices until 1am. Despite this we had our long day with early start and returned to the hotel around 6pm hot and tired. I took my daughter to the pool which was unlocked and she had a swim. Until a lady came and shouted at us that we had to leave because the pool closes at 6pm. No signs telling us this on the wide open gate so I didn’t really appreciate her rudeness. We wait to see what delights await us this evening but thankfully, we leave tomorrow. I have to sign off now to help my daughter with the broken shower screen. This after my 16 year old son almost fell down the toilet because the toilet seat is broken. Classy place. I’d avoid if I were you. Oh and I’ve just discovered as daughter leaves the shower that the maid has taken all of our towels and not replaced them.

Worst hotel ever! We traveled with EF tours as a large group, everyone in our group was in the same building except me and my grandson. I have never felt so unsafe in a hotel in my life. I do not need the best amenities but I do need to feel safe. Our key to our room was a normal house key, the beds were hard a rocks and the shower was built for small people. When we ran the water in the shower or sink the toilet bubbled and the entire room smelled like poo- the room was dirty. A friend traveling with the group had blood spots on her sheets and when she asked the front desk for fresh sheets she was told no. I got no sleep in this hotel because there were men outside my door all night having a party, you can not call front desk from your room so the only option I had to complain was to go out where they were to walk to the front desk, so I pushed all the furniture i could against the door and prayed for morning to come. If you are traveling and this hotel is on your list of places to stay call EF and demand they change it, have everyone in your group call and complain as well. i felt like I was in a horror movie. And the pictures they show are no where near what it actually is.

This hotel left a lot to be desired. The rooms were minimal at best. We had a room with 3 twin beds. One bed had a missing built in lamp. The shower would back up and pool water at your feet. The beds were more like cots and the mattresses were very hard. The towels were worn and torn. The windows were hard to close once opened. The food in the restaurant reminded me of something you would get from an assisted living facility. It was incredibly disappointing. Also, those serving in the restaurant were not friendly. You must walk if you want anything. The closest shops appear to be about a mile away which isn’t bad in this area. There doesn’t appear to be a lot to do around here that is accessible if you don’t have a car. With traffic you are about an hour from Rome. It is about 14 or so miles but traffic is bad and speed is slow. The saving grace was the other staff was fairly kind. Unless you like inconvenience find somewhere else to stay. The photos are well done but not indicative of reality.

When I entered the room I wasn't expecting anything special, but I found it unbearable. One of the bedspreads had two holes, there was dust everywhere, the TV was very small hanging high and without a remote control. Also the door handle was about to fall off. The food was edible but nothing special. The only strong point of the structure is the fact that it is surrounded by greenery. For the rest everything is enough. Spartan

What can I say, bad is not enough, very uncomfortable beds, hard as in barracks, holes covered with cardboard, television very far away, small and without remote control, two motors of two air conditioners placed on the balcony of the room, noise all night long. The bathroom drain that occasionally throws water and refills, ants in the room, dirty walls, I could hear the phone in the other rooms vibrating, people talking, the walls are thin you can hear everything. Breakfast in line with the rest said before, hotel that needs a major renovation, so it is half a star.

the shower had limescale and the water came out either boiling or ice cold, the toilet seat was broken and the bathroom door didn't close. a bed light did not come on. the main light didn't shed much light and it was all dark, the dull colors were very sad. plus the air conditioning practically doesn't work. There isn't even a window in the bathroom and the only radiator that was there didn't work. the beds were extremely uncomfortable and springy, there was always the sensation of falling. the pillow when it was small and hard couldn't really be used. the hairdryer looks like a vacuum cleaner. the window slats don't even open. the wifi doesn't work, the television is practically non-existent and there is no telephone (the television is hung high so it cannot be used without a remote control), only one chair for three people and what's more it was dirty and hard. the sink faucet in the bathroom was spraying and sometimes splashed everywhere. speaking of the food, it was all mush that tasted like nothing, with old ingredients and everything overcooked, many even felt sick. cutlery, spoons and plates very often arrived dirty and more than a few times I avoided drinking or eating because of this. I highly recommend another hotel even if the price is slightly higher

Clean room but with broken shower, not enough water pressure, while taking a hot shower suddenly ice water comes out. Broken air conditioner and TV. Breakfast, lunch and dinner are scarce and if you are intolerant or allergic to something you can even give up eating because they won't bring anything.

It's nice that it's surrounded by greenery. Ample parking and very large common areas that are kept quite well. The rooms are spacious but very dated in fact there aren't even mosquito nets and opening the bathroom windows slightly was impossible due to the mosquitoes (yes, in January)!! Very good room cleaning. Quite rich breakfast.

I chose this hotel for its convenience as a base point for a stroll in the Castelli Romani area. It is a curious hotel, it has a strong connotation of a religious institute (there is even a small chapel in the park), I was told that it is not currently one but I believe it was one in the past. However, it is in a very quiet and peaceful place, in a large garden with ample parking space, with decent and clean rooms and sufficient breakfast. It also has a restaurant but I didn't eat there. Despite not having much charm, it can be a strategic place at a fairly low price. In summer there is also a swimming pool which however must be booked and paid for separately.

This hotel is in a really strategic position to reach everywhere, but beyond that unfortunately it wasn't much! First of all, the swimming pool you see in the photos is paid for separately, because it is managed by other people, which is not written anywhere and which they will not tell you when you book the hotel!!! And among other things you have to book it, otherwise you risk being left without a bed! Rooms small and clean enough! Unfortunately, the restaurant isn't that great, without a menu that will be dictated to you by the waitress every evening, more at the level of a factory canteen than a three-star hotel! If the child asks for schnitzel, the schnitzel isn't available and a hotel that hosts families should offer the most classic of dishes desired by a child! Really a big shame because the structure outside is wonderful, inside it's not the same!

I stayed at this property for two nights with other family members. 4 rooms in total. Our room was horrendous. I attach photos. Even the shower glass was broken and therefore dangerous. Very low quality breakfast; the second morning we also ate in the company of ants on the table... I also showed the photos at reception hoping that things will change in favor of those customers who will go. At the moment I do not recommend it nor would I go back. One star is more than enough. Furthermore, the structure has a potential that evidently does not want to be exploited. Sin..

I booked to go to zoomarine next, thank goodness just one night, hotel with swimming pool..... thinking I could use it, but that's not the case because it's managed by other people so there's a fee, and on ***** ******, no warning, and what's more you have to book or you end up without even a sunbed in the pool, another thing left unsaid, and we found out too late, so we had serious problems, the restaurant is terrible hospital canteen stuff, with decency immediately afterwards in the bathroom, fortunately, with the unpleasant staff, he thinks to point out that the payment for the swimming pool is written on their website but not on all the search channels, and the rooms are old and dark, dusty and full of dead insects. I definitely won't go back. As per photo July 2022
