It's not a hotel in the traditional sense, but more like a B&B. There is no room service throughout, and the scenery is great. It faces the sea in front and the golf course in the back. It has a full set of kitchen equipment, so you can cook and do your own laundry. There is a spacious parking space in the underground garage. A large pickup truck is parked, and the surrounding facilities are complete, including high, middle and low-end hotels, but there are no Chinese restaurants nearby. It is a very pleasant vacation experience.

Nice outfitted condo with all the toys you need. Short walk to kid safe beach. Grounds nicely landscaped. Quite pool is simple, but heated. Kids pool is large but needs to be heated. All the kids were cold. This is not acceptable. Couldn’t tell if the ocean or pool was colder. Not good for the kids

Our unit was awesome! We have stayed 7 times at BV and we do love it. Those that complain are rule breakers, they are clear about the rules. They were a little lax this past visit on kids/babies in the quiet pool and the person who said some parents are entitled is correct. There is a whole pool geared to kids and two hot tubs. I think it’s gross when babies are wearing diapers in the quiet pool. Our unit was well stocked we had a mid stay clean which was fantastic as we were there a month. There are several management companies that represent owners and perhaps if you are having a poor experience you should try a different one. I have stayed in several units. Some are not as well equipped as others. The ground are wonderful and well maintained. Some units look a bit more tired than others.

This was our second visit to this location. We loved our stay and the only thing we didn’t particularly enjoy was the loud kids in the quiet pool area. The kids have a lovely pool area where they can play and splash around. The larger pool with a designated lap lane is the “quiet” pool, in which there are super clear rules posted all over, and also included in the house rules. We often like to go here to escape the noise and just soak in the sun. The number of entitled parents that felt these rules didn’t apply to them or their families was appalling. They were throwing balls across the pool, playing loud games and not being respectful of seniors attempting to swim laps peacefully. I didn’t even have to complain as the front desk could hear the noise and other residents would go speak to the staff and complain. My husband and I and our two adult kids sat there in awe of these parents that felt they were above the rules and watched as the poor staff had to continuously come and remind them to keep down and put their toys away, etc. (and be met with attitude). If you want to be loud and you can’t control your kids and feel that you need more than “just” two kids pools and an ocean… go elsewhere. Thank you to the staff at the resort, you are top notch. Thank you for trying to keep this resort in the best shape possible. Your hospitality and hard work does not go unnoticed.

While our individual condo was just fine, the resort as a whole does not welcome children. There are two pool sections - a “family-friendly” one closer to the beach and a “quiet” one closer to the condos. This would be fine, but the family pool is FREEZING (this was not our opinion alone, but the opinion of many other families). The quiet pool, however is a lovely 84 degrees. This meant the quiet pool was always full of kiddos, but that the front desk folks received complaints from the surrounding condos and had to come out and tell kiddos to keep the noise level down. Only, it’s not loud at all! In the two days I’ve been sitting here, kids have been pretty respectful. A few rules: They are not allowed to jump in the pool; play Marco Polo; throw nerf balls; laugh too much; etc. This would all be fine if the other pool was swimmable, but for most people here it was not. I get the desire for quiet, but this feels like something the condo board could easily fix by turning up the heat in the kids’ pool. Other than that, it’s worth noting that there are minimal facilities in the complex (no store or anything). It’s not far to a small shopping center, though.

The condos are very nice. If you want to be in Ko Olina, this is where to be. It is smaller than the other major resorts in the area. There are two buildings, the Beach and the Ocean. This is the Beach and is behind the Ocean. We met many owners while there. They gave us the pluses and minuses of each building. Each condo is privately owned. Hence, no two are exactly alike. They all have their own furniture, etc. I would also state Penthouse is used for floors 10-16 (no 13 floors). Noise travels from balcony to balcony very easily. The condo is as advertised. Note that NO umbrellas are allowed in the lagoons, so don't drag them to the beach. There are rules for the condo for parking, towels on patios, etc. It didn't bother us, but many guests complained about it while we were there. The workout room is well-appointed. I enjoyed the wet and dry saunas in the ladies locker room. Every night there was a singer song writer at the little bar. Usually, we could hear it from the patio. As others had mentioned, no restaurant was on site, but that was a big deal for us. We would love to come back and stay here. The staff at the condo is accommodating as well. We had a check-in issue, but that was our owner's fault, and they tried their best to make it a non-event.

This was the most amazing vacation! Staying at this Villa (B-709) was a dream come true. We had a perfect view of the ocean, the pristine lagoons and the beautiful grounds at the Ko'Olina Beach Villas. We spent so much time on the Lanai and just enjoyed the breathtaking view. The sunsets were spectacular! Meg was our main contact to make the reservations and answered my many questions. Our on-site hostess was Nicole, she greeted us at the front desk of the resort and showed us around the Villa and gave us lots of good information. Some of our favorites: Visiting the ABC Island Market - trust me - the food there is fabulous! We actually enjoyed the Prime Rib dinner on two different occasions. They have lots of yummy options that are very affordable. Some great activities in the area (for all ages) are: Train Ride from the Hawaiian Railway Society - only has train rides on a few days of the week. Of Course - Snorkeling in the Lagoons! We also saw dolphins (from our Lanai) playing in the ocean. We didn't get to take the Catamaran ride out of the Ko' Olina Marina, but it looked like it would be a great activity. Some of our family hiked Diamond Head and Snorkeled in Hanauma Bay - important information - you need reservations for both of these activities. We also visited a number of the beautiful Botanical Gardens and found new places to visit: Lyon Arboretum , Ho'omaluhia, KoKo Crater, Manoa Falls, and now our new favorite place to visit is Tantalus Lookout. (especially at sunset!) We really looked forward to going back to the Villa each evening. The kitchen was well equipped, the beds were comfortable, and it has great air conditioning. The Lanai runs completely across the front of the Villa - from the Master bedroom, to the main living area, then to the guest room. The Villa had two nice sized bedrooms and bathrooms. Nice big dining and living room areas, fabulous kitchen with everything you would need to cook all types of meals. Many spices were available for us to use, plus they also had Tupperware, laundry soap, dish soap, paper towels, etc. The closet in the master bedroom had all sorts of great beach items - chairs, boogie boards, snorkeling gear and even a wagon to take everything to the beach! No doubt that this will be the only Villa we will book for future vacations. Thank you Meg, Nicole and Andre for the most wonderful vacation ever!! The worst vacation place ever! first there were no linens for the pull out couch. Called downstairs and the rudest person answered the phone and told me they were there. I went into the closets with her on the phone telling her everything that was in the closet but no linens. At 10:00 we were sitting on the back deck and received a phone call that we were to loud. There were 4 of us sitting out there no music just talking. The next day I was up early and moved a chair in the kitchen, I was straightening up while waiting for my coffee to brew. I also moved a chair on the balcony when I took my coffee and book, but you aren't allowed to move furniture in the morning as we were chastised for that... Then we rented 4 chairs, an umbrella, and use of a paddle board for 250.00. They didn't tell us we would only be able to use them till 4:00 PM and at 3:30 they started telling us to leave because they needed to clean up! Then we went back upstairs and we were out on the deck and received a phone call at 7:30pm that we were being to loud! the music at the bar was louder then we were! We were again talking on the patio!! Now I understand at 10:00 at night if that is deemed your "quite time" but seriously we could hear the music from the bar on our patio so we didn't need to add our own to it. here was more like the super rude bartenders even though we were tipping them well it was a chore for them to make us drinks or even say thank you!!! We left and asked for a refund because we were going to be there for another 6 days and literally were walking on egg shells. We found a nice house right on the beach where we could play music without disturbing the neighbors. sit by a fire at night and play in the water right out our back deck. But seriously check out the yelp reviews for this place if you don't believe me.

Loved the site. Residence was a very comfortable size. Pools were great only wish the kids pool was a little warmer. Loved the access to the lagoon and also to the Aulani lagoon. Enjoyed the beach bar for snacks.

We just returned from another wonderful week at The Beach Villas booked through Four Lagoons Realty/Cherie Fikani. I cannot say enough positive things about working with Cherie. She is responsive, friendly, and very helpful. The Beach Villas at Ko Olina is a one-of-a-kind property in Ohau. The complete antithesis of Waikiki. The beach/lagoon is what you imagine a beautiful Hawaiian beach should be- quiet, calm, and just lovely. The pools are well-maintained and enjoyable for lounging. So if you are looking for something that is a departure from the crazy (but fun --if you have little ones) atmosphere of the Aulani and the undisputed elegance but expensive Four Seasons, this is where to stay. The units are well appointed and large with full kitchens outfitted with Sub Zero and Wolf appliances, washer/dryer, living rooms, dining room, and full baths for all of the bedrooms. There is a nice gym, and a little "bar" at the poolside and overlooking the cove which is lovely, friendly and perfect for watching a sunset. We have stayed here many times and are partial to unit B802 (sunset view) for its proximity to the pool and the ocean/cove view from the large deck extending the length of the unit. It is my understanding that all of the units are privately owned/managed so be sure to read the reviews of the individual units when booking. We like B802 because it has been well maintained and managed. We know if there is an issue Cherie will address it immediately. We have also stayed in the Ocean Tower on previous visits (also booked through Cherie) with equally pleasant outcomes. Another nice feature is the units come equipped with beach toys, and other things you may need for children. Also, something new...there is now the Royal Hawaiian beach service which rents and sets up an umbrella and lounge chairs on the beach. Nice addition! And since golf is a big attraction here there is a discount for golf at the famed Ko'Olina golf course which is right across the street ( you can walk there) So this resort has something for everyone! We look forward to our next visit!

2nd time renting at beautiful Ko' Olina and can't wait for the third. Pure relaxation. Endless paths to watch the koi fish and the same for the swimming pools, they go on and on. Oceanside has the most beautiful lagoon. Hard to beat this experience. The three-bedroom condo layouts are just excellent! Kitchens are well supplied with everything you will need. We have found both rentals to supply beach towels and plenty of other beach supplies. You and your guests will just love it!

Great and quiet location to stay and away from the hustle and bustle of Honolulu/Waikiki. Great 24/7 service, with nice pool and tiki bar area. Next to protected lagoon. Easy walking distance to fantastic restaurants, golf course, three other protected lagoons, and marina. Only downfall is it is away from other attractions, such as Pearl Harbor. The traffic in Honolulu is horrible. So, any drive will take quite a bit of time.

Property was generally as expected but did not anticipate all the walking. Were told we could not put up our own beach umbrella but were able to bring our own chairs. Separation of family pool from adult pool was nice but really disappointed to see the pool close at 9pm. There was no on-property dining. Reserved parking was a plus. Facility was right next to a public beach access point which our unit overlooked, even though we were sold on a 'beach front' unit. Was also a bit weird that on either side of the Beach Villas, you overlooked abandoned fields of grass and ****s, spanning from the beach villas to the next properties on either side. There was no business office but teh front desk was happy to accommodate the occasional printing request. Our host was not there to greet us even though she insisted on letting her know the exact time we would be arriving, even texting her when we were 5 min away. Then at check out, our host asked that we wash all the towels and dishes before we left. What was that all about. We didnt quite get all done as we had an early flight. As for the unit itself, very disappointing on being sold 'beach front' and got to look at an empty **** field. There were no ceiling fans in the unit in any room which i found strange for such a property. You could see through the windows that many of the other units had fans. Also, I have never seen such a complicated system of light switches. Unit had other problems but i am at my max
