JUST SAY NO: It was damp, dated, and smelled like mildew. My cousin and Aunt had to do breathing treatments while there. My sister paid extra to stay on the fourth floor. It looked and felt like someone put a trailer on top of the hotel. Their bathroom was NOT clean. We had no service whatsoever during our stay and had to go get our own toilet paper. They left envelopes in our room to tip the maids which we never saw. Even the lobby had a trash can in the middle of it to catch leaking water coming from the ceiling. Location was good and it had a parking lot...sum total of all positives.

There's a reason this inn doesn't offer refunds, and trust me, we tried to get our money back and leave immediately. I've never written a bad review but I feel the need to warn others about this place because it bears little resemblance to the charming pictures on the website. We found it shabby and dated (many of the walls are sponge-painted) but worst of all, all three of our rooms smelled dank and musty. We primarily wanted to leave because my elderly aunt has COPD and we were fearful for her health. My cousin and I stayed in room 19 on the 4th floor, for which we paid extra, and we decided that the cheap, mismatched furniture and clumsily hung curtains reminded us of a trailer park or a bad mom and pop motel - especially the bathroom, which was a disgrace. It was small and cramped, there was mildew in the bathtub/shower and we had to bend our knees to look in the mirror. There are cheap plastic "laundry hampers" aka garbage cans outside each room for soiled towels as well as one in the lobby to catch water dripping from the ceiling. If we had paid $50 a night, I'd expect all of the above, but for almost $500 a night? No thanks. On a positive note, the location is great, the breakfast was nice and they do have a parking lot.

It was a nice room. The bed was comfy. The room was clean. Front desk was pleasant. Asked for extra towels and they brought it up in a basket. The morning continental breakfast was great! The food was homemade and not the hotel variety of food you get. They locked the doors after 8 pm and you have to use a key to get in. My husband liked that feature. Would stay at this place again.

This Inn was priced better than some nearby and worked for our travel dates. It was clean but it needs help. The decor is worn and the furniture in the main living room downstairs is a mix of things that just don't mesh like a modern ottoman with plastic crystal legs ( think pottery barn teen) over a jute rug of odd proportion over 90's carpet needing rplaced and a few pieces of furniture that don't match all against the walls nit in any cozy seating postion. I sat there one night thinking how easy it would be to scour Facbook marketplace or a thrift shop and pull it together a cheap warm, classy refresh. Our room- 9 has worn furniture, scuffed baseboards, carpet that's way past its functional life a TV that the speaker rattled ( it was old), peeling cheap leather or pleather chairs and just needs a refresh. Kits to cover peeling are like 30.00 or better yet, toss them,The bathroom was fine just needed caulking behind the sink. It is old, I get it. I live in a historic home, sell them and serve on a historical preservation commission in NC. I took a call in the hallway and noticed the rotten window frame I could have poked my fingers through to the outside. They need to take fast action on these frames on the back. They are all in terrible shape. For a business if they just would spend 1500.00 a room installing new carpet, paint the baseboards and refresh curtains etc, they could get it back in the rate easily in no time- like 12 months max. The place is cool and the breakfast was great even though some complain online, we found it perfect. The coffee was very good and the room was CLEAN, just dated and not in a historical way. I am not picking on them to pick, someone needs to revamp it and it will shine. HIre someone and it will pay you back tenfold. Yes, I'd come back and pay more for an updated version of this charming Inn.

Lovely Inn. The staff is just wonderful and patient with kids. The rooms are beautiful and super clean. The beds are amazing! The Inn is in walking distance to a great downtown. There is a lot to do just steps away.

I have no idea how this place gets a high rating it’s the worst place I have stopped in a very very long time. When we arrived we had a very evasive housekeeper greet us . The rugs in the hallway were frayed, the door to our room felt like it was made from plywood, the room was very spacious but so old it felt ancient, there was a cubby hole as you walked in which had been turned into a place for a fridge and tea making facility which was a good use of a very old cupboard but the rest of the furnishings were by no means plush. The bed was comfy but the pillows were shocking, all lumpy. The bathroom wasn’t especially clean in fact the sealant on the floor around the bath was really dirty and cracked tiles around the bath, the towels however were the nicest on our trip very fluffy and thick. The air con was good, not noisy at all. The breakfast was dire, especially for someone with allergies. No gluten free options and nobody to ask. Just fresh fruit and a very cold boiled egg and little bit of ham. Not our idea of a 4.5 star rated hotel on Trip advisor. Not recommend

However it is obvious from the many wonderful reviews and our high ratings on Trip Advisor, and other platforms, that your review is unkind and untrue. The rugs in the hallway are not frayed, the doors to the rooms are very solid and have a door knob lock as well as a dead bolt. The building is an historical icon, built in 1854 as the convent for St. Mary's church where Kennedy was married. The "cubby hole" you speak of is a very large and spacious armoire which are all hand painted and decorated to match the hand painted decor of the rooms. It is unclear as to what you mean by "plush" all of our furnishings are antique items that have been selected to match the artistic decor of each individual room and are very comfortable and charming. We are known for both our hospitality, extreme friendliness of all staff, including our housekeepers, as well as a very clean facility. Also, note that we are a small business that has been short staffed since COVID, like so many other small businesses, and our staff members wear many hats. So the "housekeeper" that you speak so rudely of is actually also a front desk assistant and is absolutely wonderful. Our breakfast room is staffed during the hours breakfast is served so it is untrue that "there was nobody to ask" about your allergies. You could have also told the front desk staff, or asked about accomodations prior to your stay like many others have done. We not only provide gluten free options on the buffet, such as fresh fruit bowl, a variety of yogurts, ham and cheese plate, boiled eggs, cheerios, we are also always happy to provide muffins or other pastries that are gluten free plus gluten free oatmeal if you notify us of your allergies, which you apparently did not.

Lovely quirky hotel, Sharon greeted us with lovely friendliness. Homemade cookies were excellent. Roof terrace delightful. Great location for shops restaurants and sights Many thanks, thoroughly enjoyed our stay

We loved it here. The location is perfect, the staff friendly and helpful. The room was spacious and clean and comfortable. And quiet. The breakfast buffet reminded me of our Latin Quarter hotel in Paris this Spring. We are returning in October, we liked it so much.

It is a relatively old bed & breakfast inn but charming. Continental breakfast was good. Location is very accessible to everywhere in the town. Overall i think it was a pleasant stay but I think it is overpriced for the quality of the rooms, as they are really old and not modern.

We were attending the tennis tournament in Newport and wanted to stay nearby. This B&B has a very good location and they have parking which was great. The check-in was a little bumpy but turned out fine. The room was rather shoddy and a bit sad. Shades we're broken, the bathroom needed updating. For the money they charge, the breakfast could be better. There's a difference between quaint and tired. Still, the staff does the best they can and the location was right.

We stayed on the second floor - there is an elevator which was helpful. The breakfast was underwhelming - disappointing. The location is great but it would be beneficial to look at other options prior to booking.
