1. The hotel's location is great, with bus lines R1 and R2 right outside, which is very convenient.
2. The room I booked was a bit noisy, facing the street, so you could hear cars passing by, but it was still tolerable and acceptable.
3. Breakfast was decent. They said bottled water would be provided, but there wasn't any in the room when I checked in. After calling, it took quite a while for it to be delivered. The next day, after the room was cleaned, there still wasn't any, and I had to ask for it. I'm not sure why.
4. The hotel's private beach is quite nice, and the environment is lovely.

Excellent value for money.
Located in downtown Cancun, with supermarkets and convenience stores downstairs and large shopping malls nearby.
Parking is only 120 Mexican pesos all-inclusive, regardless of the number of days or visits during a single stay. Simply park your car in front of the hotel, and staff will help you park it. To retrieve your car, just wait at the hotel entrance, and staff will bring it to you.
The downside is that the hotel's laundry service signage is unclear, and even after asking the hotel staff, they didn't know where to start, wasting a lot of time and ultimately not being able to do my laundry.

We absolutely loved this hotel. It is now our go to Cancun hotel every time we visit. From the moment we arrived we were given the warmest welcome. The location was perfect for us, just two minutes from the water. The beds are unbelievably comfortable and we loved having fresh water, towels and daily cleaning, plus fresh beach towels every day. It is so worth the money. Alejandro who welcomed us in the lobby was an absolute sweetheart, as were all of the staff. Truly a wonderful stay.
Initially our room was not very nice- damp bed, broken toilet handle, intermittent hot water and generally tired.
However the management did address the issues by moving us to another room. The maids did a lovely job at creating new animals out of the blankets and added flowers on arrival.
Unfortunately the first evening meal was a disaster. One main meal was overcooked and served before starter (which was incorrect) and the 2nd main meal was served incorrectly twice. Finally, the front desk resolved some of the issues but no ‘compensation/ token, for the errors was offered.
The following days were better, the breakfast was good and the staff made an effort to make our stay better.
Although the hotel needs some renovations it was a chill and pleasant stay. Small beach but sunsets were beautiful.

There isn't much to eat around the hotel. However, the rooms actually have kitchens, and there's a large desk in the room, which is very convenient for using a laptop. Many people online said the hotel breakfast was terrible, but I found it to be okay; at least there were plenty of meat dishes and yogurt. In the evening, some snacks and drinks are available on the rooftop, and the view is also nice. There are two rooftop pools, one on each side.
A charming resort right by the beach. My room has the most amazing sunrise view. But do take note, it’s an eco-friendly resort, so there’s no phone, TV or minibar. Every request is done through WhatsApp. Its own restaurant has quite the menu to sate your appetite, though there are tons of eateries outside on the main street. The best place to relax and switch off from the world.

Facilities: The hotel is quite new with good facilities, definitely one of the newest in Cancun.
Hygiene: Pretty good, no insects. The location is a bit far, you need to enter a separate grand island.
Environment: Although it's not beachfront, the lagoon is quite beautiful. You can see the distant ocean from the golf course side. The downside is that you need to take a shuttle to the beach, it's quite a walk. The beach club view is really nice though.
The food at the various restaurants is all decent, and they're not hard to book directly through the app. The lunch buffet is actually very good, with top-quality seafood. The Mexican and Mediterranean restaurants taste good.
The app also shows many daily activities, which are quite fun; you can participate if you're bored.

GGuest UserWe loved our bungalow, as it was well-designed, had a functional kitchen, and many useful gadgets like an iron, a hair dryer, or umbrella for sunny weather. The shared area had a lovely vibe and was perfect for recharging mentally with all the greenery, pool sounds, and chirping birds. We could even squeeze some physical activities into our routine, as the place had a dedicated space for yoga with mats, small dumbbells, and resistance bands. We were lucky to have the whole place to ourselves, although the presence of the security guard was comforting. Our host was friendly and helpful, answering our questions on WhatsApp or providing tips on hustle-free navigation in the Tulum jungles.

The hotel has its own open foods 24hs and there is a lot of fauna ... A family of monkeys, accompanied us for hours in the hotel's room.
The restaurant is very good, we have dinner and breakfast there, all perfect.
CCeleb_prettyyCasa Kaoba is a nice hotel. I stayed here for one night. The location is quite far from everything but it’s very peaceful. The breakfast was good with Mexican and western options. The room and bathroom were spacious. The only thing I had a problem with was the scum on the bathroom shower head. Otherwise, everything else was fine.
GGuest UserWhat a fantastic stay at Casa Teka! Wonderful little boutique hotel! Very nice and caring personnel! To wake up and be able to jump in its private Cenote is priceless. An effort from the management team made us feel like we came to visit friends. The location is a walking distance to most popular restaurants and bars. Special thank you for my birthday surprise. Our experience couldn’t be better. Definitely staying again. Highly recommended.
