It’s very difficult to articulate the O&O experience, the expression “you need to be there to fully appreciate” definitely applies here, but I’ll give it a go! From initially stepping foot through yes, the gated community to navigating the curated grounds, interactions with all staff members as you call a ‘kalimera’ to each one to when you leave, the ‘One&Only Experience’, as I’ve dubbed it, is truly unique. Some reviews here complain about the exclusivity but one knows this is what the brand manifests in advance. And it’s actually not so inclusive as to be snobby. From the private bungalows with their own gardens and plunge pools to walking the coastline and taking a cool glass of wine on the terrace with the Saronic islands and Peloponnese as your backdrop, the ambiance oozes relaxation and discretion. Greece is famous for its filoxenia and whilst O&O isn’t a Greek brand, it’s certainly adopted the natural friendliness this country is famed for; nothing feels forced or fake with the staff interactions. And as a solo female traveler in a large setting, I didn’t feel unsafe at all. Professionalism reigned ie: Reception did not hand over my bungalow key and state its number out loud, no wait staff asked for my room number out loud and no annoying comments such as ‘Only one?’ when being shown to a table for dining (this a particular sticking point of mine in general and in other establishments when it’s prefaced with ‘only’, as if this is something to be ashamed of!) Now for the basics: - Queen or King sized bed with mattress toppers that provide the best quality sleep - Pillows to sink into - Romantic setting in bungalow with outdoor fireplace - Separate shower and roll top bath and secluded enough to ensure you can soak with magnificent views from the floor to ceiling windows - Walk in closet And of course, their Guerlain spa.

We live across the street from the new Aesthesis and were excited one opened so close to our Athens home (We live in the Athenian Riveriera as it’s being branded -Lol!). I’ve stayed multiple times at the Palmilla and am somewhat familiar with the One & Only experience. Mind you, we knew that things would not yet be up to snuff as it only recently opened and it is the dead of winter. So we decided to try dinner at El Bar, cocktails in the lobby and a stroll around the grounds. From the main gate staff to the bathroom attendant, every one we encountered were lovely and cordial. The food at El Bar was decent enough. The design of the grounds is banal… an attempt at mingling brutalism with Mediterranean touches - through landscaping (!) - with an absurd amount of water features (which can only be mosquito magnets in the summer months). And because we live practically across the street, we are quite familiar with the beach, which is lacking to say the very least. We are so sad that we saw and experienced left us less than enthusiastic. They are charging exhorbitant prices for everything from cocktails to callng a taxi (10€ surcharge if they call a taxi vs ordering an Uber!). Again, all this in the midst of winter, at an entirely desolate hotel. Just because they charge One & Only rates does not mean you will get a One & Only experience. The Four Seasons Astir is also close to us and we go there often - for a staycation, the spa, cocktails, brunches and Matsuhisa. It has a beautiful beach, that reallly makes you feel you have left Athens behind and have arrived at a Greek island. I am not a shill for them, but it really is a quality experience at reasonable prices. underwhelming.

Everything was great, just a tiny notice about housekeeping they have forget to clean the coffee bar inside our room. However we used the request tablets to get new cups and coffee pods and they delivered within less than 20 min. Thank you Four Seasons team,

The location of the hotel is first-class, next to the Greek Police Headquarters, there is no problem with security. The breakfast at the hotel only has Western food. It’s okay to eat two meals. I’m not used to eating too much, but the restaurant for breakfast has a first-class view, and you can see the Acropolis. Athens' luxury stores, women's market, the largest department store, Chinese restaurant, and the Capitol are all within a 10-15 minute walk from the hotel. There is a free heated swimming pool and sauna on the ba*****t floor of the hotel. According to locals, this is the best hotel in Athens.

Beautiful hotel, great location, well appointed room, great staff, delicious food…and the rooftop view!!! Our first trip to Athens…but I’ll be back as long as I can stay at this hotel! But I’ll come back when it’s not so hot!!! But we were able to see everything that we needed to!

When I was younger, I spent two weeks in Greece to visit various places on the Peloponnese peninsula, but up until this year, I had never been to Athens before. I am someone who likes to explore places, and I often do not have day by day plans - but the one thing that is always important for me is a good base, a place to come back to in the late afternoon or evening to relax. I generally am not into nightlife, so I usually spend evenings in my accommodation - so I try to make sure to book a good place. I was tempted to go for a cheaper option, but after the last few years and all the stress, I decided to treat myself. Why earn all that money if I don’t use it right? I spent nine days in the Academias Hotel in Athens. I chose it because the location seemed ideal on a map. Fortunately, the reality also was not a disappointment. I visited the Acropolis a couple of times. It takes about 20-30 minutes to walk there, but I also saw that there are bus connections if you do not like to walk (I LOVE walking, because you also get to see more of the places and can sometimes come across interesting shops, parks, etc.). I could go on about places that are within easy reach, but you’re probably more interested in the hotel itself! The check-in was easy and I felt very welcome. There wasn’t a grumpy staff member in sight (hotel staff in certain places in the UK could learn from that friendliness!). I tried to impress with my few sentences of Greek that I learned, but fortunately, staff in this hotel has no problem with other languages. Not once during my stay did I have an issue with staff. They were all polite and respectful. The big plus for me also was that they did not annoy me. Friendly yes, but they did not make me feel harassed like it can happen in other hotels. While I did obviously check out photos of the hotel in advance before I booked, I was pleasantly surprised by my room (I booked a room with a king-sized bed). Everything was very clean, and there were BOOKS on the shelves. That was really a nice touch, I think. The bathroom was HUGE, and let me tell you: the showers are awesome. You’ll really appreciate a good shower after an active day in Athens, especially in summer! It was lovely! The room was nice and I had lots of space.The writing desk was perfect because I’m a writer and always in need of such a space! There was even a nice little coffee machine. Of course, also the usual stuff like a TV (with Netflix access!), shampoos, all the stuff you’d expect from a high quality hotel. The hotel has a lot to offer in addition to your actual room. There is a gym (I didn’t use that, I didn’t go on holiday to work out) and also a spa if you are into that. Worth a mention is the food as well. There’s a great restaurant with excellent views - and the food is just as excellent, which makes this a wonderful eating experience. Breakfast was also excellent, I really can’t complain. We had two rooms as the Academias. Overall the stay was fine although I think next time we come back to Athens we may look to stay somewhere a little closer to the action. Academias isn’t far but we walked to all the sights (Acropolis, Plaka, etc) and basically it felt like the hotel was just about 7 additional minutes to walk to and from the sights. In the summer heat that 7 minutes felt like a lot. We probably could have taken taxis but preferred to walk. One of our rooms was very noisy. Not sure why but no matter how we tried we could not get the window/door to seal any better and so there was a lot of street noise not to mention a bit of construction. The rooms were beautiful but on the small side. Service was always friendly and the breakfast at the hotel was perfectly done - easy but had everything we needed. There was a nice little pool in the basement which was great for cooling off from the heat. Again, I liked the hotel but for next time I probably would try to get a hotel a little closer to the action and maybe slightly larger as well.

I have made a booking believing it was a free cancellation one. I realized a few days later when the full amount has been debited from my card that booking was actually a non refundable one. I have written to the hotel about the unintentional booking made and asked them to change my reservation to free cancellation one, although there was still 28 days to the check in date they have refused to the so. I did not find it very ethical. İf an reservation offer is a NON REFUNDABLE it should be mentioned clearly not hiding behind some corner of the text. Rooms which are called a Junior suite should look like one. In a five star hotels rooms at the size of a deluxe room should not be called a junior suite giving impression of a large room. Room floor was of a stone which should only be in a summer hotels. City hotels with a stone floor feels way too cold. Seatings in the room way too low. Old folks wont be able to stand once seated in those chairs. Shower water pressure in our room was too weak. Bed was so awkwardly put you can only climb into the bed from foot of the bed since both sides of the bed covered with a wall and window. Other than that room facilities were new and adequate. Web site gives a misperception about the booking terms and a look of the rooms. Stuff was exceptionally friendly and helpful. Well located new and clean hotel and complimentary cookies served in the room ofset some of the above faults.

Central location, beautiful building from the outside, the lobby and common areas are very tastefully renovated, it smells very good, GRECOTEL has done a great job with ”THE DOLLI” and the renovation from the very first impression. However, the hotel seems to have overlooked the installation of soundproof windows, a major shortcoming in 2023/2024, especially considering the room rates. The single-glazed windows let in outside noise from nearby bars/restaurant (with annoying (live rock) music) and street cleaners (at 1:00 am) , severely impacting sleep quality. The initial welcome was exceptional, but the overall experience gradually declined. The Acropolis Suite boasted a stunning view, but was spoiled by an inconvenient layout, with the bed awkwardly positioned (in a corner between the wall and the window, so you had to crawl out) and lacking privacy without closed curtains (the guest/s of the suite next door could see directly into my bed.). The room's design was lacking with poorly placed electrical outlets and no desk to work on. A connecting door to a neighboring suite presented soundproofing issues, allowing noise to be easily heard. In addition, on the 4th floor, where the suite was located, the sound of chairs being moved in the restaurant above and the housekeeping activity in the hallway during the day was quite audible. After moving to another suite due to the bed layout (on Day 2), I found cleanliness to be an issue with several noticeable hair clusters on the floor - It seems the room wasn't even mopped beforehand, which is the only explanation I can think of. The suite facing the street suffered from significant noise disturbance due to inadequate sound proofing, making it difficult to get a good night's sleep. While breakfast and service were excellent, with friendly and attentive staff, these positives were overshadowed by problems with sleep and cleanliness in the second suite. Initially worth a 4 out of 5 rating, these drawbacks lead me in rating the hotel at 2 out of 5. Light sleepers are unlikely to enjoy a restful night here.

This is an amazing hotel with an amazing staff. We were greeted and assisted with everything upon our arrival (check-in, bags, etc.) and everyone was very hospitable. The rooms are comfortable and are always clean. We did not use the rooftop pool, but the views were stunning from there (we could see the Acropolis), where they also have a restaurant and a bar. We ate at the restaurant and hung out at the bar some nights which was nice (good food and drinks), but be prepared to pay top hotel prices. The location of the hotel is convenient - it is right across from Syntagma Square, a popular meeting place for many scheduled activities. We also felt we could easily access surrounding neighborhoods, restaurants, and bars by walking from the hotel. Overall a great place to stay!

Wife and I stayed here for a few nights as the first part of our Greek vacation. The hotel's location is fantastic for walking around Athens and getting to some of the major attractions. The hotel staff were extremely friendly and attentive to our needs. Our room was a bit small, but serviceable and clean. The rooftop deck is nice and has some great views of the Pantheon. There is not much seating around the pool, so plan accordingly. I don't know if it's an every weekend thing, but there was a singer providing beautiful, live music one night around the pool area. Prices at the hotel are expensive, but I guess that is how it goes.

The location is great and some of the staff are too (was made to feel invisible on more than one occasion). if you’re expecting to have that moment of relief when you finally collapse on your bed following a tiring journey, this isn’t the place. I travel a lot and don’t mind paying premium prices but not for a less than ordinary room which this hotel is. I received an upgrade but even this resembled a poorly decorated worn out living room… not worth the money.

The location of the hotel is very convenient, clean and quiet~ The restaurant overlooks the Acropolis with a great view. The breakfast is very advanced! Great service too! I heard that it was our first time to go to Greece, and they helped us upgrade our room, it was very warm~
