Duthus Lodge Guest House

Perfect location with bus, tram, train and eateries within walking distance. Our host David was extremely helpful and offered many tips to assist us exploring Edinburgh. We felt like we were saying goodbye to a friend after our five day stay.

Stayed here for the fringe for 2 nights, wasn’t too bad a location about 10 minutes to Haymarket Station. What I found disappointing was the lack of interaction from staff, we didn’t see anyone the whole time we were there. Rooms were a little dusty and the pillow case had a stain on, but no one around to mention it to. Ideally you want people on site to discuss any issues with. The stay sufficed our needs, a bed, as out all day experiencing the fringe, but wouldn’t stay again. Found it very average, and it has so much potential.

Excellent stay at Duthus Guest house, good location, plenty of bars and restaurants a short walk away , lovely room, nice and clean and a great choice for breakfast, enjoyed our stay, would highly recommend 🤗

Stayed here for one night as a group of four couples. Nothing was too much trouble. Check in was easy and the rooms were ready earlier than expected. Rooms were all slightly different but equally as beautiful. The lounge was all festive with Christmas tree. Great thoughtful touches including the honesty box for treats and easy access drinking water. A great night sleep in a comfy bed followed by a delicious breakfast the following morning. A good selection of continental and cooked breakfast plus various juices and hot drinks too. Location is good as on main bus route between Edinburgh centre and airport. Highly recommend Duthus Lodge and hope to return one day.

Ancient building with good rooms and very comfortable beds. Rooms are also pretty quiet and bright. Staff is super nice. Things that could be improved: lack of a wardrobe, toilet a bit too small and carpet in the rooms. Pay attention fo the external door, if you don’t close it up correctly it could be left open!

We stayed here for 2 nights. The room was clean, the bed was extremely comfy, well stocked drinks and fresh fluffy towels daily. 3 free parking spaces, although we parked on the side road as its free parking at weekends. About a 10/15 minute walk to the Royal Mile. Although nice bars/pubs/resturants closer if required. Lana the owner was lovely, very friendly and welcoming. Helped with organising surprise flowers etc too. The Duthus Lodge Guest House was clean, great location, staff was friendly. Although we didn't have breakfast there, it smelt lovely. We will definitely use again on our next visit to Edinburgh.

We really did not enjoy our stay at the Duthus Lodge. We booked this hotel for its free parking advertised which is harder to come by in Edinburgh. Unfortunately, when we arrived, we discovered there were only 3 spots, and the lot is so tight that if you parked in the left-most spot, you would definitely get stuck until the other cars left. It was also first-come, first-serve, so if you arrive late, you wouldn't have a spot. This is advertised only on their website but not on third-party booking sites, so beware. We decided to return our rental car a whole day early because we were so stressed about getting stuck. The check-in process is contactless due to Covid, which we appreciated. However, there was seemingly no staff presence on site at all, which made us wary. When we finally got into our room, we were extremely disappointed. First, it smelled musty and smoky. Second, there were hairs on the comforter and in the bathroom. The carpet was also covered in crumbs and dirt. Clearly, the room is not cleaned very well. There was a second toilet paper roll stocked in the room, and it was brown on the top from being dirty. The sheets themselves were clean, but with hairs on the comforter, I felt so dirty laying in bed and had a really bad night's sleep. There was also a small bug (rolly polly) in the room, but it was raining so probably came from outside in the wet. Overall, this was a horrible stay and would not recommend at all.

Lovely hotel; 8 /9 minutes walk from Haymarket station (on the same road, so really easy to find). Loads of transport options close by. We had the quadruple room and it was more than big enough for 4 adults. Very clean, nicely decorated, lovely view. Feedback for consideration- could have done with more coffee in the room. There was plenty of decaf but little actual coffee. No hairdryer in the room as stated on the website I booked with. Check in process was really strange. I didn’t feel like the property was adequately secure because of it. Didn’t see any staff at all until we left.

What can I say! Rude and obnoxious staff. Disgusting dirty rooms. And customer service! What customer service! Would never stay here again nor would I recommend to anyone. If your looking for something to ruin your trip, stay here! Absolutely appalling. Would rather stay in a skip than stay here again.
